I was a landlord and owned 2 apartments in the Local Crescent, 4 Hulme St, Block B. After three years' of dealing with Urban Bubble I am concerned that they cannot manage large blocks of apartments, landlords or tenants. 1. I had a tenants not paying rent and in breach of their tenancy - UB did not have the skills, experience or know-how to serve a section 8 or 21 - I ended up using my own solicitor. The level of non or poor communication was totally unacceptable - no staff want to be contacted via phone and rarely respond to emails, After months of frustration I ended up contacting Michael Howard the MD of Urban Bubble who admitted they had serious problems and had failed in their role as managing agents. 2. I tried to get some information regarding invoicing of service charges and and requested an amended invoice as the invoices sent were to the incorrect company. i emailed and chased for over 6 months and my requests were ignored and they never correctly invoiced my company - In the end I just gave up. 3. To my great fortune I managed to sell both apartments two months ago - thank god! However, I am owed a small amount of money circa £400 for overpayment of service charges - I have been chasing via the legal team repeatedly to get my money back and have been told 4 times that the monies will be paid back on specific days and it has never been paid back. I have been in business for over 20 years and I have never come across another company like Urban Bubble - shocking comms, limited knowledge and expertise in housing and they will not pay back money that is yours. AVOID THIS COMPANY AT ALL COSTS.... Read more

I have rented a flat in the Georgian Quarter, Liverpool via Urbanbubble with the help of Mohamed Farouk and they he has been extremely helpful since the start; promptly replying to all my messages and helping me through the whole process with the contract, viewings and whatever else was required from both parts. Absolutely terrible service. Would give 0 stars if I could. We have chased multiple times for an inventory at move in and have never received any response. We’ve sent part of the dirty condition at move in in hopes of getting an inventory and having them noted down but no reply. Urban bubble then wanted to deduct the cleans for mattresses, carpets, and dining chairs from our deposit, on top of a £81 maintenance charge for tightening table legs. If anything the maintenance should be under normal wear and tear, and it should be the landlord's responsibility to amend normal wear for furniture. They are now saying the apartment was in great clean condition at move in and citing the inventory report as evidence, but this was still NEVER sent to us and they are unable to provide picture evidence. We have also been billed Feb and March’s rent after moving out in Jan. Have contacted them to cancel this and stop sending us invoices but were not actioned. DO NOT RENT WITH THEM!!!... Read more

Engaging with Urban Bubble has been nothing short of a nightmare. Despite almost two months passing since our tenants moved in, we are still embroiled in a relentless pursuit to reclaim the rent collected at the commencement of the tenancy. Their utter failure to maintain even a semblance of accountability and transparency is appalling. On the positive side, we are relieved that we refrained from using them for full management service or else this would be the state of affairs throughout the period of tenancy. If I could give 0 I would. I moved into my property last February and the service from Urban Bubble has been diabolical ever since. We pay an excessive amount of service charge, way higher than complex’s near by and are not receiving the benefit. Window cleaning - we are contracted to 4 window cleans a year, in 2023 we only received 2. Windows being cleaned 6 months apart is absolutely atrocious, I can barely see through the window. We keep getting push back that they are looking into “more abrasive chemicals” when we have fed back several times that we watched the window cleaners do a quick once over after they hadn’t been cleaned for 6 months, it needed a thorough clean. Baring in mind as a complex they charge us £38,000 per year this service we are not receiving. Lift fob access - they have made the decision to turn on lift fob access even though we have a intercom system where we have to buzz people through twice, we now have to go downstairs and let people in anyway so we are now paying for upkeep for an intercom we cant even use. Management have responded to an email to claim they sent a poll out on WhatsApp about the fob access however me and many other residents never received this so they have presented false information to the landlord which has resorted into this decision. 42 people on the Facebook forum are against this decision and didn’t receive any comms on the matter. Management - completely dismissive, never helpful. Have to constantly chase for responses. They brought in the rules that dogs were not allowed in communal areas even though we had signed a pet policy agreement with clarion in the leasehold that pets are allowed in the communal spaces but must be kept on a lead. When complained to management their response was “this is open to interpretation and they can implement rules as and when they please”. Again, no complaints were taken on board or listened to we were just told this is how it is. We have asked for a meeting with them several times to talk about the important issues in our complex and no action ever taken. When I spoke to front of house staff they advised they were dealing with a huge amount of complaints about the fob system and had been advised by management to “send the generic email back”. When the contract with Urban Bubble is up I hope clarion/latimer strongly consider using someone else as their service has been completely despicable. They are making crucial decisions for complex’s they spend a few hours a week in when we have to live every single day with these decisions and they simply do not care, as long as they’re getting our money.... I love my building and the concierge team themselves are superstars who will go above and beyond for residents so they enjoy their time in the building and are safe. However, the management of our building since its opening has been exceptionally poor by UrbanBubble. It feels like many of the basics are not met - such as regular window cleaning, weeds around the building, or even ensuring the address is correct on the front doors! More recently, despite basics not being met and opposition from residents, policies being introduced which prevent us from using our intercoms to allow authorised guests into the building. These are based on flawed data, due to no leaseholder consultation, as a direct result of UrbanBubble failing to ensure leaseholders were aware of a poll. What strikes me whenever things like this have happened is UrbanBubble have not done any consultation or leaseholder meetings, and do not listen to complaints by sending generic responses or brushing over problems. They are not thinking from the perspective of leaseholders or residents. I am sorry to say this seems to be going beyond teething issues now and many residents are frustrated. I love my building and the on-site team, but decision making from above and lack of forum to hear about things or discuss in-person as leaseholders has become frustrating whilst we are not listened to.... Try to avoid any property managed by this company. Reasons: 1. Increase management fee 25% last year , I was told by another property owner. 2. If I could leave zero stars I would. Their customer service team simply do not care about your issues you report, completely lack any empathy or any sort of emotional intelligence to be able to effectively handle your call. It feels like they would rather hang up instead of actually trying their best to help. It's an utterly horrible experience every time I call. I have to ask for a manager every time I call to make any sort of progress with whatever issue it is I have. Absolutely miserable customer service - the worst I have ever experienced. It takes several days for them to do anything about any issues you report, no matter how urgent the issue is - and you're lucky if they actually do anything at all. They shun responsibility time and time again, instead of actually maintaining the building properly as they should and taking responsibility. Instead, they try to lay blame on you and put all of the responsbility on you, as if you're the one who should be maintaining the building. It's shocking. There are mould issues all over the the building where I am, inside and outside of the apartments - yet nothing is done to solve the issues and get to the root cause. These mould/damp issues have been ongoing for several years now, yet the problems persist. It's embarrassing - but they clearly take pride in it. Others that live here tell me that they use one or even two dehumidifiers at a time, and they don't even help. It's completely abnormal how quickly the mould appears - yet Urban Bubble seems to think it's completely normal and nothing to do with them. Recently, my door has completely fallen apart due to the water damage and mould issues beneath and within the walkway outside. I was instantly told that this had nothing to do with Urban Bubble and that I was responsible. I've had to plead with them to get somebody to have a look and to replace the door. It's been several days and I keep being told someone will call me about it, but nobody ever does. I'm the one who has to call for an update every time. Half of my front door is missing - yet they simply do not care and are treating it like an inconvenience to them. The previous tenant moved out since the first of last October, that is, more than 3 months ago, and the property management knew that the tenant would move out (according to the contract), but unfortunately the property remained empty and without a tenant for 4 months, which led to the cessation of revenues throughout that period. For no reason...they were supposed to announce the property before the end of the contract and the tenant moved out for a sufficient period, but they did not do that!!! It is very difficult for them to respond to my calls or my questions...I hope that they will develop their services.... Read more
