Landlords and tenants beware! Thought we had found a great team, but the dream turned into a nightmare. As lettings agents for a fully managed service they allowed safety certificates to expire, charged us for imaginary job on storage heaters we don't have! Don't pay rent due to you and don't inform you why not. Tenants have found that their deposits haven't been protected as they haven't been given the certificate information and Karen has said she has no idea what's happened with them. Gary carries out jobs that you are charged for as if a tradesman has done it. No receipts are provided. Karen doesn't follow up complaints about the workmen she engages and leaves you out of pocket. Repairs are left until tenants complain to you, the landlord as the agents ignore them. I could say more, but chance it at your own peril. With regards to your comments below, we have had 5 agents over 25 years. Isn't this Karen's second company since 2014 and Garrys 4th since 2011? If you were happy to discuss issues you would have responded to our calls, messages and emails. Yes our new agents will need all the luck they can get after getting the mess of files you dumped in their office.... Read more

Garry and Karen have done an excellent job, in selling our house in Spital, Wirral. Right from the beginning they have been willing to go the extra mile. Garry initially apprised us of the thorough research he had done on property prices in the local area and coupled with our objectives proposed a good price for our property. The follow up marketing, viewing etc. were second to none. They are very approachable and bring a personal touch in their dealings. Very poor experience in dealing with West Avenue. The agent I dealt with Karen, spoke to me like I was a child and was not worth her time. She was very short, passive aggressive and demeaning. They also lied with regards to a deadline and continued to accept offers beyond the deadline they had given me. So.. I had a viewing with them on Saturday, I was told there was a hard deadline for best and final offers on the property at 3pm that day. I called up at 2:50pm to give them my final offer but could not get through. Worried that I would miss the deadline I continued to call repeatedly, until I eventually got a phone call back at half 3. The agents tone and and choice of language was horrible, spoke to me like I was completely wasting her time and as if she hadn’t given me a hard deadline of 3pm which she herself could not meet. Nevertheless, I placed my offer and was told I would hear back the next day (Sunday) once they had had time to speak to the owner of the property. When I heard back on Sunday I was told, I was the highest bidder, however they were waiting to hear from two other bidders as to whether they would like to increase their offer (24 hours after the hard deadline of 3pm the day before). At this stage I was also asked to send my mortgage in principle and a screen shot of a bank account with the remaining funds (the deposit) for the offer I had made. I then waited until the Monday when I got another phone call from the agent (who again spoke to me like I was less than worth her time) telling me that someone had made a greater offer (Now 48 hours after the hard deadline for bids). She also told me that she did not believe I had the funds to increase my offer (I have no idea where she got this knowledge from as she does not have sight of my personal finances). I would not even consider viewing or purchasing a house with this company again.... Read more

Gary made the whole experience of selling our home easy.He is very informative, respectful and caring. Nothing was too much trouble. At ease with Karen & Garry It's our first time of renting out our house and we were extremely nervous. Karen and Gary between them managed our expectations and there was never any false promises. Everything was completely transparent and they kept to their timeline and contacted us when they said they would. A super reliable team between them. Karen prepped us on what we needed (certificate wise) to comply with legislation on rental properties. They also had a partnered electrician if needed. The viewings took place over the space of a couple of hours across 2 days which didn't disrupt our schedule too much.Then we had a pool of applicants from that. They complete strong reference/finance checks on the applicants and from that we had 3 suitable to choices to pick from. They made what could have been a potentially stressful time a breeze.
