Such a shame that I am having to retract my previous positive review of Wolfs. For years they seemed perfect, but as the romance wore off, we could see the cracks. So we moved to another managing agents. No hard feelings. However, following on from Grenfell, we have desperately needed a substantial amount of information that Wolfs hold in order to help make our building safe. This information was not given as part of the handover process, which was very tedious and strained, but we put this down to Christmas and then covid. Now (11 months on) we are still struggling to get documentation from them which rightfully belongs to us. They are so reluctant to give it to us, that they have even had their solicitors write to us to say that our requests for our property is unreasonable. I don’t think that putting the safety, sanity and economic security of our residents ahead of the inconvenience potentially caused to Wolfs in gathering our documents is unreasonable. It makes me wonder why they are so reluctant. Do they have something to hide?... Read more

Wolfs took over management of our block in December last year. Over this relatively short time they managed to address many issues that previous management company could not/ did not want to address. We have a dedicated manager who is on top of things and provides us weekly updates. I recommend Wolfs to any community that is looking for a good block management company because they are tired doing everything on their own or chasing their property manager(s).... Read more

Wolfs took over managing our block from 1 January 2019. They were proactive on the handover before this date. We are glad to state that Wolfs have so far proved that our selection process was well completed for new managing agents. They have done an amazing job so far in ensuring the property is well looked after and that they are quick to respond to any requests. Our experience so far tells us that Wolfs would do an impeccable task of managing any property block.... Read more

Having experienced three different Birmingham managing agents I can honestly say Wolfs are the best. My contact James is efficient and helpful. He keeps in close contact when necessary and responds to any issues raised efficiently and effectively. They have some good contractors whom they work closely with and any work done is of a high standard. They visit regularly to keep on top of any issues and are approachable and friendly.... Read more

I cannot praise Wolfs enough for the service they have provided over the last two years. I own a property in a block that was previously managed by an alternative block management company, who were focused on "quick fixes", never tackling the problems correctly; they also had discrepancies in the accounts and were generally unpleasant to deal with. I became director of the residents association with a view to move Management Company, I proceeded to meet with the majority of the Management Companies within the Midlands; I liked Wolfs from our first meeting! They came across as professional and knowledgeable, polite and courteous. Wolfs were impressive right from the start, our previous block managers gave us a weeks notice to get all the documents from them and all the contracts swapped across but wolfs didn't have any difficulty in doing this. Over the last two years they have dealt with numerous incidents quickly, efficiently and cost effectively; but they have focused on sorting the long term issues at the property rather than "sticking plaster" solutions. Our block is about to undergo some major works, Wolfs have dealt with a number of contractors, arranged quotations and proposed the best option. Wolf allow us to be as involved as little or as much as we would like, personally I like to be informed of the accounts and where our money is going, so wolfs give me regular updates and we hold an annual meeting to review the accounts. If you are looking for a new Block Management company, I would seriously recommend Wolfs, once you have spoken to them I am sure you will agree!... Read more

Awful letting service. There are some friendly people lower down the chain, however, on the whole they were rude, unprofessional, condescending (very rich from management who can't even draft and AST properly) and unhelpful. We lost much of our deposit and had a bad ending with our landlord due to their insistence that we would not need a plumber to deblock a sink. Resulting damage to kitchen floors led to expensive reparation costs. I have recently had another friend who attempted to let a property through them confirm the same as in the first paragraph. Agent didn't turn up for the viewing I had booked. After waiting 15 minutes in pouring rain I called the office to be told that the property has been taken off the market! They couldn't ring me to advise because apparently their computer systems were down. Hmmm? After this experience I'd be extremely hesitant about buying or renting through this company.... Read more

*** TENANTS BEWARE*** This is THE most horrific letting agents I have ever had the displeasure of dealing with. They only offered £50 of my £700 deposit back due to all manner of 'problems' I had left behind. After 3 years they decided to tell me they had never received my snagging form. I challenged them, but was told they do not have administrative errors and it was obviously because I hadn't sent it. I even showed them an email thanking me for dropping it off to them, but apparently that was not enough. I was also billed to have the flat deep cleaned as I had left it in a poor state. Incorrect!! Much like another review on here, I had paid for the flat to be cleaned as did not want to be charged for anything minor, and had certainly left the place much cleaner than when I found it. Over the 3 years, Wolfs caused nothing but aggravation, distress and were undeniably rude throughout. I took my £50 because I could not be bothered to argue any more. Today I received an email from one of their agents asking to view the property tomorrow for a prospective tenant. "No Administrative Errors" they said!? I haven't lived there for 2 years! I spoke with the manager who was of course, nothing but unhelpful and highly unpleasant. To say I wasn't surprised is an understatement. NEVER USE! In fact, go to any lovely pub in the Harborne area, you will find it's quite the conversation starter. Everybody you meet will be more than happy to share their horror stories.... Read more

I wouldn’t usually write a review but when an agent is good in a market that is populated by many that are bad and some that are best described as cowboys, it feels like an injustice not to. Wolfs were a great estate agent! Fees were very reasonable – especially for renewing contracts. Those contracts too had fair clauses. Moreover, all those we encountered at Wolfs were very friendly and helpful and probably most importantly, were responsive! Neither is something that can be said about many estate agents out there! Certainly not the ones I’ve dealt with in the past. We also got all of our deposit back (having spent 3 days on hands and knees cleaning prior to move out),even so, many estate agents would still try and charge for something. They did not. We were with them for 2 years and I can wholeheartedly say that I would recommend them to those looking to rent in Birmingham (and very likely those looking to buy or sell too).
