The agent has given us the wrong address. A few numbers down the same road, but still wrong. He denied to give us his mobile phone when we made the booking, saying that we can call the office in case something happens, which he knew it would be closed at the time of the viewing. We were literally 5 minutes late. The agent has gone, without even letting us know that he's leaving.

Great if you are a landlord, not so great as a tenant. As part of our tenancy agreement deal, Pedder had negotiated with the landlord to get several issues at the property fixed (a £2250-a-month-house in very poor condition), however once the contract was signed, Pedder didn't follow up on "Part of our deal is...." for they follow through on the agreed issues, none of which were resolved during our 1-year tenancy. Pedder supports an insurance-based Tenancy Deposit Schemes where the gained interest of the held deposit (which they look after on behalf of the landlord) does not go to the tenant but to the landlord. Great if you are a landlord, not so good if you are the person who officially owns the money and who should be the rightful recipient of the deposit. Pedder had asked us that the check out company they use preferred for us not to be present at the time of the check-out inventory being done. Although this goes against good practice e.g. the Homelet website states "Your landlord is obliged to give you the opportunity to be present at the checkout stage of your tenancy, and it’s strongly recommended that you do attend.", we trusted Pedder and that they acted in good faith. What we have found was a highly biased check-out report. A check-out report with lots of close-up shots and details (as opposed to wide-angle shots with little to no details in the check-in report). Needless to say that the detailed check-out report of a property in very poor condition had the intention to take away some money of our deposit, just enough for it not to be worth fighting for it, even if we were greatly tempted as we felt betrayed and ripped off. We are disappointed by Pedder's service to tenants. After being homeowners ourselves, we could clearly feel the difference to being tenants. Pedder seems to solely represent the interest of the landlord. Especially with properties being located in secondary school catchment areas, people are expected to put up with undignifying living conditions. Nothing excuses for people to having to put up with rotting window frames and drafty windows, black mould on bathroom ceilings where the paint flakes off, soiled carpets, dirty walls (and even less so in a 65 square meter property at £2250. Pedder is clearly an estate agent who silently looks on instead of proactively representing the interests of both sides, not only those of the landlord. In our case they have only made empty promises. Pedder, as an agency, is most happy when they have to manage a property as little as possible, or in our case not manage it at all.

Pedder - Sydenham

Experience was pretty poor from both the Sydenham office (initially renting and referencing via them) and then the management via the Crystal Palace branch. Customer service is just awful, they say they will do things that they do not do, and they tell you things that simply aren't true. A few examples: Alexander from the Sydenham branch told us that the noisy tenants above us were moving out which was just a lie. He also said that when the washing machine in the property went wrong that it was actually gifted to us so we would need to pay to replace it. We were never told this originally nor was it in our contract, so he simply lied. We were very grateful to be out of the property!!

Pedder - West Norwood

I was very disappointed with the service of Pedder when selling my home. I was sold on the idea of using an agent with multiple local branches and "it would be marketed by all branches" but in reality it was just handled by the West Norwood branch. As market leaders, I expected them to be a lot more proactive - but they didn't appear to ever make any effort to actually sell the property. They didn't once provide a proactive update, they offered little/no feedback on viewings when I chased for it and did very little to deserve a fee. I tried calling one day to pretend to be a buyer and they weren't even aware of the property and had to scramble around to find details on it. They had about 10 properties on their books at the time for sale, which says it all about either lack of training or interest from the staff. Expected a lot better. Ended up doing the work myself and selling through an online agent based on this service from an allegedly top agent.
