AVOID AT ALL COSTS!!!
The worst service I have ever receieved! Charge you so many fees for absolutely no service. The managing director Andrew is extremely rude, aggressive, sexist and patronising.
The list of problems is endless. Severe lack of communication, would not fix problems in the property (e.g. lived with a broken tap for over two months, until we eventually moved out) m, after 48 days we have still not received our deposit back and have been lied to about the status of it multiple times with none of the lies adding up. When we finally threatened legal action they simply hung up the phone on us.
Cannot express enough how dreadful they are and must be avoided. It should be illegal to operate the way they do!

Would of put ZERO STARS but had to put 1. AVOID ANDREW TURTILL AT ALL COSTS. Abode Clapham Ltd now rebranded as Red & Pepper Lettings, still Andrew Turtill under company house details. AVOID! Took ages to get anything sorted (if ever) when tenants, when moved out he purposely avoided all calls / emails / voicemails and had go direct to landlord to get deposit back. Terrible estate agent. Do not use.

Having rented many student properties over my university career, I can safely say that Abode were the best by an absolute mile. They are reasonable and understanding on issues surrounding general wear and tear, and do not try to rip you off your deposit like the vast majority of letting agents of student properties do. Graham Hunt in particular is a very nice man, who was in charge of the maintenance of our property. He was more than happy to pop out and sort out any issues we had , without any callout charge, which again is quite common with other agencies.
