21st Oct 2024 (11 days ago)I recently sold a property through SWF and, although the process took longer than anticipated due to the buyer delaying, the team remained positive and encouraging throughout. From the outset, David was very courteous and helpful when he valued the property, and then Michelle and Jane inspired confidence and were a pleasure to deal with as they navigated the sale.

I asked for my windows to be repaired after 3 years of suffering with freezing temperatures and when they finally sent someone out (Yes it literally took them three years) they gave me a section 21 as they convinced the Landlord it was easier to turf me out than to actually fix the windows after they finally did an assessment. When questioned about the section 21, they said that it was Belvoir have put up a 'to let' sign. So they obviously lied. The property was absolutely disgusting when I moved in, it hadn't been cleaned and had only been painted. The front door was hanging off, the floor was poorly tiled so kept sticking to mine and my cats feet. Infested with flour beetles and silverfish. Was consistently gaslit by Penny and Alex claiming it was all the Landlord, when in reality it was Belvoir sending out the cheapest cowboys. I had their section 21 assessed by Citizens Advice and found it wasn't actually a legal one due to a number of missing documents they never legally supplied to me and that if taken to court it would be thrown out but I have opted to move due to how much I hate this property and it's 'Management'. Quick to take your money and demand rent increases, but will never help you or do the repairs needed. AVOID AVOID. Unprofessional. The worst agents I have ever dealt with. (As you can see from the photos, these are an example of some of the shoddy conditions they said the flat was perfectly fine to let for. Please take note of the front door that had a gaping whole in it and their cowboy builder filled it with expanding foam, the door barely locked and I had to get the council out to force Belvoir to fix it due to it not meeting safety regulations.)

8th Jun 2023 (1 year ago)Used Taylors as they are the biggest in the area and also they valued the property higher than other agents. I was sceptical about the high price but Liam was confident we would get near it - how right he was . Excellent process and communication so far
13th Aug 2024 (11 weeks ago)***AVOID Cowboy Estate Agents, AVOID*** The agent Jamie came around 10 mins late (no excuse for being late!), and then told us the fees are fixed at 1%, which we find hard to believe, and was a blantant lie. Then after an instruction, didn’t bother to follow up with any communication. If you didn’t want the business, because it’s small fish compared to luxury properties you are selling in Harborne, then just say that and not mess us around. Also like to constantly harass you with unsolicited phone calls when you are not interest, so be warned if they get your phone number. Wouldn’t recommend anyone to go with these dishonest wheeler dealer salesmen.

She understood my situation and she did everything she could possibly do in order to solve my problems. Very fast, professional and knowledgeable. I’ll highly recommend royal estates to anyone. Specially Ana.

When we wanted to make changes, such as altering the photographs or changing the price, these were actioned promptly and efficiently. All the staff are friendly and helpful. Their staff are in the same mould. There was always a friendly voice at the end of the phone to deal with our queries. After several difficult experiences with renting through estate agents, this one was easy and positive from start to finish. No difficult viewings, no application delays, no property fixes that were left for months (or as we have experienced never done at all) and no faffing around with the deposit return at the end of tenancy. From start to finish a brilliant experience. I would not hesitate to recommend Leighton Paul as a letting agent to anyone; what a wonderful team. Thank you for everything and all of your help getting us into the property so quickly and out so fluidly when we were waiting for contract dates, if only all letting agents were like this one!!! 5 stars, fantastic.

Every time we manage to speak to someone on the phone, we’re promised a call back that never happens. No one responds via email, and the whole process has been painfully slow from start to finish.
