11th Apr 2024 (5 weeks ago)Story time! We paid a reservation fee of £2,000 for a new build property at a really good price, a bit under the property price. After a few weeks, we had our buyer pull out but managed to find another buyer for our property within a week. Apparently, this was not what the developer had wanted and the estate agent sneakily relisted our property again. This company is full of lies and deception. Please save yourself from it! Finding someone in a week was apparently not enough and we were too slow. Turns out.. Another buyer managed to get the property that we wanted at a higher price - £25k more and we only found out after a week of no replies from this estate agency - we were not quick enough apparently. They offered us another property which was not what we wanted. Bearing in mind, we had reserved this property!!! We decided to fight for our reservation fee back as at no point in time did we ever pull out or wanted to back out. We emailed Acorn and they said they would ask the developer for us. A week of emailing from our solicitor to the developer, it turns out the developer never had our £2k deposit and it was in fact always with the estate agent. GET THIS! Acorn was in fact CC’ed in all those emails. Silence from Acorn but they guiltily gave back our reservation fee back. How embarrassing! There were so many red flags, and we literally went through so much to try and exchange. We kept them in the loop but they were very slow in their replies and it seemed like they were sabotaging us. They wanted a fatter share of the sale! They kept on lying to us and the dates that they gave were all untruthful, they kept stating that we were too slow and that the house was already done but this was a lie. We visited the development many times to see and it did not add up. I hope no one ever goes through the experience I went through! AVOID!!! P.s we’ve driven past the development and in hindsight we are so glad that we did not buy the house. The developer messed up on many things.

Thank you particularly to Conner, Alex and Wallace in what was a tricky transaction, I couldn't have done it without them and would heartily recommend. I met with 3 agents and Truepenny's were the obvious choice - they were selling my home, not just a house, great communication, great expectation management and understood both mine and my buyers priorities. Had a buyer in 5 days, all vetted and ready to go. A fantastic experience compared with my buying - thank you again all.

She managed to find what I was looking for in a short time (top floor flats, reasonable service charge and long lease) and really went the extra mile with making the most of our time with multiple viewings with a smile:) Even though my circumstances changed and I no longer need to view flats, I highly recommend Samantha as an agent to find your dream property!

As we were going to be living abroad, it was our priority to find an agent we could trust to keep us fully informed and to make decisions in our absence. The Address did not let us down. The Address have also been our agents for the sale of this property. Even the most straight-forward of sales can become challenging and we would not have wanted to go through this process without their advice, support and professionalism. As both landlord and seller, we would not hesitate to recommend their services and thank them for all they have done for us.
28th Apr 2024 (20 days ago)Found Inner City Estate's performance disappointing. Ms. Lenka from Inner City Estate lacked expertise in property sales. As a representative, she appeared unprepared and directed clients to the website for property information. Despite attempts to offer guidance, her grasp of the subject matter seemed insufficient. Additionally, she often interrupted others when lacking pertinent information herself. It was evident that she was not suited for the role of selling properties, which demands a higher level of proficiency compared to managing rental properties, where her strengths may lie.

Unit 2,Montreal House, Surrey Quays Road Montreal House, Surrey Quays Road, SE16 7AQ(455 reviews)2nd Jan 2024 (20 weeks ago)I have now rented a property from Ludlow and I would recommend to work with them , there is no time wasting they only send you properties that are within your budget and criteria , they were great at speaking to the landlords to ensure everything was ready before moving in , everything was done through them including advice on bills , broadband etc. Kern was helping us and anytime we needed to call was always there to Fox any problems that we were facing such a great lad ! ???????? If we move again I’ll definitely be reaching out to Kern again UPDATED REVIEW… thought they were fantastic until trying to leave the property got completely shafted with hidden costs and loopholes in the contract .. will not use again

They are not the cheapest but the service they provide is of a real premium standard. They are always quick, efficient, and professional in all dealings. They also have good business sense and connections. They generated far more interest on the sale of the property then another agent we had on a multi agent deal. They were communicative, responsive, professional and showed an exceptional knowledge of the local rental market. They understood my requirements, followed them exactly and found a tenant in less than a week of the property going to market, achieving the asking price. Can't recommend them highly enough.
18th Mar 2024 (9 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
