Right I have to change my review from 5 stars to 1 and to be honest if it would be possible I would give Breckon & Breckon 0 stars. My previous review was based on the renting new property experience. Not surprisingly when the agency wants your money everything is great and easy. Unfortunately after a year at the property and the most pathetic and disappointing check out process I changed my mind and want to warn all potential tenants to AVOID THIS ESTATE AGENCY AT ALL COST.
I have some experience with renting from letting agents and we all know that it's painful and costly experience. I have been renting for over 16 years and have to say Breckon & Breckon managed to top the list of ridiculous and frankly out of order tactics I have ever come across during all 16 years. I have always respected the property I lived in and when leaving always left it in better condition then found it. This time was exactly the same. During tenancy I replaced lot of little items in the house, replaced the silicon around bath, shower, kitchen sink, repainted walls, professional clean the carpets and lots more. Initial the agency was trying to deduc money for the condition of the carpets. When I supplied very detailed photos and description of the condition of the carpets and the rest of the house which was recorded by me the day I picked up the keys the agency realized that they won't be able to unfairly charge and make money for that so they moved to what I can describe as the most pathetic and ridiculous reasoning for the money deduction I have ever come across. They could not find anything wrong so charged me for the chip and dust on blinds, chip on skirting boards and house not cleaned to professional standards. There is no doubt in my mind that if we had taken our £1m+ property to any other Estate Agent, then it would not have sold so quickly at the price finally agreed. Through the contacts of Luke Mazonowicz, although the property was marketed, we were able to receive an offer within just a few days of the house being on the market.
The selling process was not that smooth as there were potential problems with the survey, problems with tenants and solicitors disagreeing over a 'Covid Clause'. Throughout the pressure to complete quickly and yet at the same time evict tenants, come up with extra documents, do searches and agree over completion dates, Luke remained a) contactable b) positive and c) helpful.
Mention should also be made over the brochure produced by Breckon and Breckon. The pictures taken - in particular the kitchen - were superb. Breckon had previously marketed our property in 2016 (a buyer dropped out) so some of the preparatory work had already been done. This gave us confidence.
There were delays, true, but outside of Breckon's control. Even though Luke was not always in the office he always replied to emails and phone messages quickly, informatively and professionally.
One suggestion: it would be helpful if Breckon and Breckon produced a (branded) folder listing useful (though not recommended specifically) contacts for removals, builders, electricians etc etc. We went from houseowners (of 27 years standing) to tenants and so had to clear our enormous house of furniture in a short time. Some advice in terms of finding new accommodation and emptying the existing house would have been a useful add-on. Competitors to Breckon and Breckon Lettings do provide such help.... Read more
