Our algorithm weighs factors including how quickly they sell properties in your area, how close they get to asking price, how many similar properties they've listed in the last six months, and customer reviews.

We use data from trusted, independent sources: HM Land Registry (the official record of every UK property sale) and major property portals. Together these cover 100% of estate agents and transactions across the UK, so you're comparing every agent in your area, not just the ones that signed up with us.

The average estate agent fee in the UK is around 1.43% of the final sale price (including VAT), but fees vary widely, typically between 0.75% and 3%. Most high street agents work on a "no sale, no fee" basis, meaning you only pay if your property actually sells. Online agents usually charge a fixed fee upfront instead, regardless of whether your home sells.
