My husband and I tried to rent a property through this agency. Initially, the person who helped us and was in charge of carrying out our entire process was very friendly and attentive. Suddenly our agent informed us that the property we were interested in no longer had its initial value and whether there would be any problems for us. As the added value was not much, we informed them that everything was fine. They sent a reference check link and we filled it in with all the necessary information and were honest and loyal to everything they told us, including that my husband had VAT, which was something that helped us a lot in our financial adjustment process. Shortly after we completed the entire process of filling out the information, my husband contacted our agent and asked if there would be any problem, as he had to inform about IVA, which until then we didn't know if this would affect the process. The agent asked why we didn't inform her sooner. So we said, “It wasn't reported because they just weren't asked about it in the interview.” - But we were sincere when reporting all this information in the verification link. And even so, they continued the process to rent the property, they even requested full payment of the deposit and we did so. Not only did we agree to pay the extra rent, but we also made some good offers. This entire process, which should have lasted days, lasted 1 month and in the end they rejected it. OK, it's okay. Despite the delay, we understand the entire situation regarding IVA.
My husband requested a refund which would take up to 7 days, it has been two weeks.
We later learned that by not having informed about IVA, the agency would have the right to keep part of the deposit, something that for us is not certain if all this information was passed on in the check and reference link.
Since my husband and I are already so tired of this whole situation, we decided to let it go, we just wanted to get the rest of our deposit back.
My husband called because we need a refund of the deposit to put on another property.
And spoke to the manager who asked for 24 hours.
It's been 48 hours and nothing.
We kept calling today, 10/18/24, and they said it would be in the account at 5pm, but it is now 8pm.
I don't know what else we should do to resolve this situation. ????... Read more

And when I concluded the contract with them,even though I left the house clean, they charged me from the deposit for cleaning. We had a really poor experience with Humphrey & Co. As a household we felt that Darren the manager and Aneta our estate agent consistently let us down throughout our tenancy.
We arrived to find the property in poor condition; there was rubbish littered across the front garden/door, evidence of black mould and damp present throughout, one of the bedrooms was listed on the floor plan as much larger than the small reality, a poor quality ‘clean’ had been done as the place was handed over to us dirty and unkempt.
During the tenancy, the Humphrey & Co team consistently ignored our messages and reports, taking a large chunk of the tenancy to action anything we reported when we initially moved in.
We experienced Aneta to be quite rude, disorganised and at times gas lighting, as she suggested we had caused pre-existing damage to the property ourselves.
Humphrey & Co seemed to constantly have the back of the landlord, wanting to keep her on side for their business, without ever really considering our health during the tenancy as we were breathing in the black mould present throughout the property.
When they finally did something to address the mould, they hired contractors that were inappropriate with my partner, causing her to feel unsafe and uncomfortable while she was home alone. Although I reported this to Humphrey and Co, no action was taken. The work done was shoddy, and the mould continued to return.
It was a really horrible experience. There were times where rather than addressing our issues Darren and Aneta would offer us to end our tenancy. It felt like they knew that due to the housing crisis in London, they could easily get other tenants in to the property. Therefore, they only cared about receiving rent.
We never felt that Darren and Aneta or Humphrey and Co valued us as tenants or were particularly interested in listening to us or improving things during our stay.
Sadly our experience of Humphrey and Co was a particularly sinister group of cowboy London estate agents that only care about money and keeping the landlords sweet.
To make things worse, they tried to charge us for an extortionate deep clean at the end of the tenancy. Despite us working hard to leave the place in excellent condition, especially considering how we received it.
Fortunately, after a lengthy process with mydeposits, our deposit protector supported us that this was not a fair request from Humphrey & Co and we got our full deposit back. Humphrey & Co probably do this with all tenants banking on them not raising a dispute with their deposit protector.
I know it’s hard with the housing crisis but I really recommend you avoid this lot as best you can. Having rented with several different estate agents in London, this was by far the worst experience the four of us have ever had. They simply do not care about you. And if you have significant issues in your property, your life will be a misery.... Read more

HORRIBLE! TERRIBLE SERVICE!
Don't know where the good reviews are coming from but this is a horrible agency. I am a tenant and I was forced to live in an apartment with rats for a year to which they did not respond to.
They are just a bunch of lairs who hide flaws in the property and then claim that the tenant has broken something. They are not even giving me the required documents to raise a dispute for a fair judgement of the deposit. They will just try to fool you.
The landlord was also frustrated with their services so not sure which party they are providing a good service to.
There were actual hole in the property through which the rats came in. And I had to remove 5 dead rats in the first week of moving in. I spend hundreds to get the rat issue resolved and the agency did not even visit once to resolve it. For a YEAR I kept calling and notifying them.
No matter how good the property looks. Do not do business with them.... Read more
