This agent took on selling my property in central Cambridge, having valued it at about 900K. After 3 months, I accepted an offer about 200K below the asking price, having been assured they'd found a 'cash buyer'. Just before exchange of contracts I had a call from the agent asking that I accept an even lower offer. When I wouldn't, the agent seemed displeased. Deeply unimpressed.
We agreed a purchase on a house that Cooke Curtis had clearly marketed as ‘No Chain’. Several weeks (and £1800 of solicitor’s fees) later Cooke Curtis forwarded to us a semi-literate email from the vendors saying that they could not find another property to purchase so had decided to withdraw from the sale.
It was pretty clear from that message that the house was not chain free at all. Despite this we received no apologetic ‘phone call from Cooke Curtis, just that email.
My mood was not improved when I contacted Cooke Curtis as the person I spoke to asked why I’d ever thought the house was chain free. I had to send them a screenshot of their own advert where ‘chain free’ was shown in bold across the opening photo of the property. This was in addition to us being told at the viewing that the vendors did not need to buy in order to sell.
Basically I got the equivalent of a shrug of the shoulders and a ‘not our fault guv’ response from Cooke Curtis. They blamed the vendors for not being honest with them about their situation. That may or may not be the case but I would have expected a competent estate agent to have done some proper due diligence on the vendors before marketing a property as chain free.
To this day the house still appears on Rightmove as Sold STC - which it very clearly is not - with the ‘No Chain’ strapline against it.... Read more

In the area of rental property management, there are sadly many less than professional agents. Indeed, too many that take advantage of tenants and landlords alike.
Cooke Curtis is a breath of fresh air and light in property management. My recent experience Cooke Curtis as a landlord has been excellent. A lot of maintenance and repairs taken care of swiftly, at reasonable rates and most importantly for me, with great communication and photos of the completed work. And a new tenant secured in a few short weeks.

I would strongly advise against using CC as an agent to sell- initially very positive but once they get the listing you have no idea on what is happening, their communication was abysmal and their customer service was simply non existent.
No feedback from any viewings, rude, unhelpful and absolutely no ideas on how we could try to sell our property.
They also charge a rather high fee which is poor value to the service they deliver.... Read more

Success appears to have gone to their heads at Cooke Curtis. No response whatsoever to invitations for them to look at a property available for sale and similarly no response to enquiries on property they have on their books. I tried to view this house as soon as it came on the market. Saleswoman said no viewings being carried out yet. Meanwhile she let other people view. I said I was moving from Birmingham. I watched the 360 video. I tried 3 times to request a viewing. I was then told 'sorry we aren't doing any more viewings'. I feel the sales woman was prejudiced against fact I am a Brummie and foreign sounding. Disappointing! Ombudsman needs to be informed. Not acceptable behaviour. Is it white people only viewing? These agents are selecting viewers by demographics in my experience.... Read more
