I was a buyer. I would like to document my experience
I was buying a recently converted commercial property to a residential one
Luckily I was able to get level 3 Building Survey, otherwise I would have been in a serious problem
Nothing was declared from the onset and time/money/ effort were wasted. Business adverised again without declaring those defects! One of which need for asbestos testing
The surveyor advised on costs and legal certification for capping of fireplace which was done some time ago without appropriate certification.
Unfortunately, there are a number of defects that are serious and/or need to be repaired, replaced or investigated urgently. A brief summary is attached here:
Cracking of Chimney stacks which require repair
Cracked units of fireplaces which requires repair
hairline cracks of walls which requires inspection and repair
Front and rear roof tiles chipped and dipped requiring replacing. The roof space had medium moisture levels with signs of condensation. Daylight was visible through the chipped roof tiles which requires repair at the earliest convenience
The property is poorly ventilated as the main source of ventilation is through uncontrolled ventilation.
The property is poorly insulated
Risk to the building: external wall cracks with increased risk of water penetration, DPC close to the ground level with increased risk of damp bridging. Intrusive damp survey and reduction of ground level around DPC is required. There is evidence of rising damp along the rear elevation.
Risks to the grounds: Large trees within the rear garden in proximity with increased risk of structural defects.
Risk to people: defective roof tiles. Artex Ceilings which potentially contain Asbestos which requires testing and inspection at the earliest convenience... Read more
