I have been dealing with Krishanth Kandiah and Monty Mistry on the tenant find service.
Please see below issues I have encountered.
The lettings team failed to provide me with the last 3 bank statements and payslips of the tenant and even the ID before the tenant moved in. The move in date with the tenant was rushed and I signed the contract quickly. At this stage I had received only one last bank statement and a reference report where the income was not even verified. I assumed the lettings team would have asked for the last 3 bank statements and payslips as standard procedures when vetting a tenant so I didn’t rush to get this information and immediately put my trust in to them assuming they have done their job. Shortly after the tenant moved in, I then asked for the last 3 bank statements and payslips and ID of the tenant and they informed me they only have last payslip and last bank statement and a driving licence and birth certificate. I only received the last payslip after the tenant moved in and that’s only because I asked. How is that enough screening? What have I paid for when they haven’t even done the basic checks that estate agents do when vetting. How do I even know this tenant is able to pay for the rent monthly? It’s one tenant living in a three-bedroom house. As you know rent guarantee do not even allow a claim without these documents. Why are the lettings team not taking reasonable care of their customers and rushing the process?
I had to ask for the tenants ID to be sent to me. I had to ask for the inventory report too. Why do I need to chase for these things? I am as a landlord entitled to these documents and it just seems the team are lazy. I should’ve received everything when I received a contract.
Krishant informed me that the tenant will take the property as it is (without a washing machine in the house). A week later the tenant asks me to buy him a washing machine and a grass cutting machine. These things should’ve been sorted prior to an inventory taking place and now I’ve had to go through the hassle of sorting all this out and need a new inventory report.
I asked Monty in advance to update the inventory report and it still has not been done. I’ve been chasing and still haven’t had a response back. Also he asked me to go take pictures of the new washing machine and grass cutter. Why was I told to do this? I paid for this service. I had no plans of doing an inventory report myself.
I’ve had the emotional stress of chasing for documents that I am entitled to and then not even having them back.... Read more
