Q: Our data says we're a top-performer in this postcode. Why aren't we appearing on vendor's shortlists?

It's understandable to wonder why your agency isn't appearing on a vendor's shortlist despite being a top-performer in a certain postcode. However, it's important to understand that GetAgent’s comparison tool uses a specific algorithm to rank agents, which may differ from your own.

The tool takes data from respected independent sources, such as HM Land Registry, Rightmove, Zoopla and a variety of other locations, to rank agents based on specific metrics. These include how long your listings are on the market before being sold subject to contract (SSTC), how many properties you’ve listed in the local area within the last six months, and the average percentage of asking price achieved per sale within the last two years.

While you may achieve high scores in all of these criteria, it's important to note that the tool targets agents operating within a radius of the vendor's property. So while your agency may be a top-performer in a certain postcode, there may be other agents who are more competitive in the vendor's specific area of interest, and therefore appear higher on the shortlist.

It's also worth mentioning that the vendor's shortlist is not an exhaustive list of all top-performing agents, but rather a selection of the top six performers within the specific radius of the property. So even if your agency is not on the shortlist, it's still possible to be a top-performing agent within the area and appear on other vendor shortlists.

Q: You've sent me a valuation request from a vendor I've already had contact with! What should I do?

If you've had prior contact with a vendor that we've recently referred to you, you may be exempt from our referral fee of 0.25% if you successfully sell the vendor's property.

All we require is evidence of this prior contact from within the last four weeks. You can simply reply to the valuation request email you received, attaching the evidence in the form of a screenshot or PDF file.

It’s worth noting that our valuation request process is automated, and due to logistical limitations, we simply cannot investigate every request individually before sending them. In nearly every case, we are unaware of your any previous contact with the vendor until you provide us with evidence.

We understand that you may have concerns about paying our referral fee for a vendor that you have already had contact with. As soon as we receive the evidence of prior contact, we’ll exempt you from our referral fee if you successfully sell the vendor's property.

Q: I'm paying 0.25% for leads that I'll receive anyway. What's the point in being signed up with GetAgent?

While you may feel confident that you’ll receive valuation requests without the help of GetAgent, it's important to recognise that comparison sites cater to people who are uncertain.
