    I had a bad start with Right Now Residential Property Management Team and also the Letting Team was not very responsive and took forever to deal with my queries. Recently I had the pleasure to work with Denim Islam who was the best agent I've dealt with so far. Denim responded very fast, even on a Sunday, and found a new tenant in the same day!     My experience with Ludlow Thompson, specifically with Morgan and Joao, was marked by several challenges. Firstly, there were concerns regarding their approach to tenant right-to-rent situations, which I found to violate industry standards. Morgan exhibited behavior that I would describe as condescending, and during our property viewing, he left the task of presenting the property to the existing tenants. In my specific situation, I initially overlooked providing the share code for my flatmate, due to my lack of knowledge about this requirement at the time. However, it's essential to stress that no agency should discriminate against potential tenants based on the quality of their right-to-rent documentation. The primary focus should always be on whether tenants possess the necessary documentation or not. In contrast, the new agency I later chose to work with efficiently handled both the right-to-rent and referencing checks, which aligned more with industry standards. This raised questions about Ludlow Thompson's practices. Apart from the right-to-rent issue, Ludlow Thompson's communication left much to be desired. There were extended periods of uncertainty with little to no updates about our property. Joao, the branch manager, consistently avoided phone calls, provided vague responses, and lacked direct communication. Furthermore, Ludlow Thompson rarely used email for communication, which was unusual and raised suspicions, possibly because written communication would create a documented record of their actions. Additionally, the agent responsible for referencing, Charlotte, made commitments regarding updates on referencing status but failed to follow through on her commitments. As someone experienced with renting in London and having interacted with various agencies, Ludlow Thompson's practices and communication, especially from Morgan and Joao, stand out as concerning. While my experience may not be indicative of every interaction with them, it's essential to consider these aspects when dealing with the agency. In hindsight, I feel fortunate to have found a more satisfactory rental arrangement elsewhere, potentially avoiding a problematic and frustrating experience.... Read more

    AVOID THESE CLOWNS.... They are not a serious Company but a clown-show. They are not serious about looking after their customers- they are very serious about hoovering up your money, though. And they are in Administration,so beware of starting with them. Our story- we have been with Ernest Brooks from the start of our BTL process with our small, Canary Wharf flat. 3 years with EB and nothing to show for it. They've taken the whole year's management commissions up front but have stopped providing any meaningful service. Our tenant finished his stint last week and left. We are still waiting for a check-out report which was done a week ago.EB wanted the check-out money upfront, which is okay, but once this was paid they went silent. We are unsure where the flat keys are, there is nothing in terms of hand-over documentation, no news about how we will deal with any repairs or with the deposit. We are not millionaires, this venture is purely to bolster our pensions when we can no longer carry on working as NHS doctors (31 years and counting.....) Woeful, woeful Ernest Brooks, highly unprofessional, callous, uncaring. The problem starts right at the very top. Their so-called 'Founder-CEO' called me or contacted me about 20 times (all this while I was away in Cornwall on holiday last month). This was because he wanted me to STAY with his newly renamed Company, Ernest Brooks Ltd. When I refused things became threatening with lousy messages of threat. Is this how a professional agency can work in today's day and age? Beggars belief. I am starting an official complaint with a right of reply . If I do not hear from these clowns I will definitely be starting an Ombudsman (TPOS) complaint process. Again, BEWARE before thinking of appointing this clown-show as your agents. It is YOUR hard-earned money after all, and there is a cost-of-living crisis of gigantic proportions that is hovering over us.n My advice would be- think many times before appointing these clowns and making life harder for yourself. Please take care. LondonDoc. Date of experience: 24 September 2023 Update on Ernest Brook Estate Agent Update on Ernest Brook Estate Agent- I will endeavour to leave entirely factual feedback on our ongoing saga with this Company. If they put things right then I will mention it very clearly in further updates- if they don't then I will review things accordingly. It tanspires that our recent (outgoing) tenant has not cleared their fuel bills. They have left the flat in an unclean condition. They have caused damage to the Smart-blinds integrated system. We stand to lose thousands of pounds. NONE of this has been highlighted in the EB check-out report for which I had to pay £240 upfront. Ernest Brook is NOT engaging with me at the moment as regards trying to recoup my losses through the tenant deposit that they are clinging on to. So it looks like EB will try to hurt a long-standing client (ex-client now !!) by hurting them in the pocket. I have appealed to their better sense and judgement- if they relent and do the right thing then I will update things accordingly. If not, I will continue to document my troubles with EB both here and on Google. I have written to the Administrators (Begby Traynor) but it seems to fall on deaf ears at the moment. More soon....     I have just sold a three bedroom maisonette in the Elephant & Castle area through Foxtons, London Bridge. Jacob Murray was extremely helpful especially in the final stages of the sale. I also want to thank David Ernoult who was also very helpful in the final price negotiations.
