My experience with Ludlow Thompson, specifically with Morgan and Joao, was marked by several challenges. Firstly, there were concerns regarding their approach to tenant right-to-rent situations, which I found to violate industry standards. Morgan exhibited behavior that I would describe as condescending, and during our property viewing, he left the task of presenting the property to the existing tenants.
In my specific situation, I initially overlooked providing the share code for my flatmate, due to my lack of knowledge about this requirement at the time. However, it's essential to stress that no agency should discriminate against potential tenants based on the quality of their right-to-rent documentation. The primary focus should always be on whether tenants possess the necessary documentation or not.
In contrast, the new agency I later chose to work with efficiently handled both the right-to-rent and referencing checks, which aligned more with industry standards. This raised questions about Ludlow Thompson's practices.
Apart from the right-to-rent issue, Ludlow Thompson's communication left much to be desired. There were extended periods of uncertainty with little to no updates about our property. Joao, the branch manager, consistently avoided phone calls, provided vague responses, and lacked direct communication. Furthermore, Ludlow Thompson rarely used email for communication, which was unusual and raised suspicions, possibly because written communication would create a documented record of their actions. Additionally, the agent responsible for referencing, Charlotte, made commitments regarding updates on referencing status but failed to follow through on her commitments.
As someone experienced with renting in London and having interacted with various agencies, Ludlow Thompson's practices and communication, especially from Morgan and Joao, stand out as concerning. While my experience may not be indicative of every interaction with them, it's essential to consider these aspects when dealing with the agency.
