Abby was great at all stages of the purchase from initial viewings, liaising with the vendors/solicitors and generally keeping us updated.
Our life was put at risk renting with this estate agent!!
There were many things that made living in that house difficult. Firstly when we moved in they told us that the roof needed to be fixed so we agreed to have it fixed while we were in the house. The problem was that they fixed it six months later, after there had been an awful lot of rain in the location. This caused mould and damp to develop in the corner of the upstairs and the bedroom which we reported and told them about but received no response. My wife developed a nasty cough but still no response from the estate agent.
Secondly we told them that there was no smoke alarms present in our property when we moved in they did not rectify this until 6 months later.
Thirdly, there were a lot of problems with the house because it was old which we told the estate agent about but still no response. For example the wood around the windows was damp.
Furthermore, when we were moving away and were having viewings on the property, they didn't give us 24 hours notice and they didn't tell us at all about some of them. We know this because we came back from work to find the alarm was no longer set and there were muddy footprints on our bath mat, plus when one of the viewers came when we were in they informed us that their partner was coming back ?at 10:30? the next day, which we had not been told about.
Oh and nearly a month later after leaving the property we still haven't received a penny of our deposit back and no explanation why.
Buying a house is one of the most stressful experiences I have ever had, but to say that both Tori (at that start of the process) and Victoria elevated my stress levels would be an understatement! On the ball all of the time, constantly chasing up solicitors and getting regular updates meant I knew what was going on at every turn. Victoria I cannot thank you enough for your support, guidance and understanding throughout this process and now I have my lovely home! I cannot recommend Manning Stainton enough... oh and thank you for my lovely welcome box too, a lovely thought!
To their credit they took nice photos, wrote a good description and the property was online quickly. However, Estate Agent tasked with selling house had not actually been around house after 3.5 months - had no 'feel' for the house. The viewings were left to other people and feel there was a disconnect between the two. Their contract also ties you in with them for a long period and gives them exclusivity. Think carefully before choosing this agent.
Emma Hart - We cannot thank you enough for assisting us with the purchase of our first home! Thank you for making yourself available for viewings at short notice and perseverance during negotiations. Emma was very approachable, knowledgeable and made us feel at ease during what we thought was going to be an extremely stressful, challenging time of our lives.
From initial consultation to completion of buying house Hayley, Julie, Rebecca and other members of Manning Stainton Beeston Cranch were polite, well organised, dedicated professionals.
Thank you all for your help and patience.
Would strongly recommend to use them especially if you are first time buyer!
These might not be the cheapest estate agents in the area but for me they were well worth every penny! Polite and really well-organised, meaning that both me and my buyer had no unnecessary stress getting everything sorted for my move. We had some issues further up the chain and Manning Stainton were tireless with support, advice and also making calls to try to keep the whole thing moving - would definitely recommend!!
