5th Jan 2026 (7 mo. ago)I would recommend everyone to avoid this ‘letting agency’. At the end of my tenancy, the communication was extremely poor, they did not inform the landlord of key information and threatened me with deductions from my deposit. It took over a month to receive any information about the deposit (despite chasing) and when I finally received a response, the deductions were laughable. A £200 cleaning fee despite the property being in a better state than when I moved in. A charge for late return of keys despite no incoming tenants and the extra days being agreed by the landlord. I questioned this and asked for evidence of cleaning invoices etc; I never got a response. I had to open a dispute with the DPS to get my money back, funnily enough they managed to respond to that. Overall a terrible and hugely stressful experience which I did not appreciate when moving house.- 4th Jul 2026 (5 weeks ago)We have recently sold our property with William H Brown. It has been a very positive experience - from the initial valuation to dropping off the keys on the day of completion. No question or query was ever too much for the team. Oli's valuation was significantly higher than other estate agent's in the area and we secured our full asking price within 3 weeks! If we had decided to sell with someone else, we would have sold for 20% less! We couldn't recommend William H Brown Morley enough. Thank you Oli, Paige, Amy, Chris and everyone else ??????

It's been three weeks since I moved out, and I still haven't received an exit email or any update about my deposit.<br>During my 18-month tenancy, I reported multiple issues with the property at least five times, but they were never resolved. My concerns were consistently ignored, and communication has been extremely poor throughout.<br>I would not recommend this estate agent based on my experience.

They had great knowledge of the house and the area and were able to provide the buyers with lots of useful information about the house when they came for the viewing. 23rd Jul 2026 (17 days ago)Our experience with Zenko was unfortunately very disappointing.<br><br>Whilst there were some positive aspects to the tenancy, the way our end-of-tenancy was handled left us extremely frustrated. We moved into a property that already had a number of issues, including areas requiring further cleaning, ageing décor and old furniture. We raised concerns at the very start of the tenancy, including requesting that the second bedroom be repainted and that the wardrobes be replaced, and even offered to pay a higher rent if these improvements were carried out before we moved in. Those requests were ultimately declined after we had already agreed to proceed with the tenancy at the higher rent and moved in.<br><br>After we handed in our notice, the landlord obtained quotations for redecoration and cleaning and pursued a significant end-of-tenancy claim against us. We disputed the charges through Reposit’s independent adjudication process and, after reviewing the evidence from both parties, the independent adjudicator rejected around 70% of the their claim, including substantially reducing the redecoration claim and rejecting other parts of the claim entirely.<br><br>What made this particularly frustrating was seeing the property re-listed shortly afterwards having been fully refurbished, repainted and fitted with brand new furniture, including the wardrobes we had specifically asked to have replaced before moving in - reinforcing the fact our requests were justified.<br><br>Throughout our tenancy we paid our rent on time, looked after the property and tried to resolve issues respectfully rather than constantly complaining about the condition of the flat. The dispute process caused a considerable amount of unnecessary stress, and we felt the outcome demonstrated that many of the original deductions should never have been pursued in the first place.<br><br>I hope future tenants have a better experience than we did. My biggest piece of advice would be to photograph and document absolutely everything when you move in, no matter how minor it may seem, and to raise any concerns in writing from day one. Otherwise, Zenko will use this against you when you move out. During the dispute, the check-in inventory was given significant weight, and the level of detail expected at check-out was far greater than what was documented at check-in. Having your own comprehensive evidence from the outset is therefore invaluable and could make a significant difference if you ever find yourself in a similar situation.<br><br>Update: Following my review, Jonathan (Director) investigated my complaint thoroughly, acknowledged several failings in the way our tenancy and end-of-tenancy were handled, apologised, and explained the steps the agency will take to improve its processes. While this doesn’t change our experience, I appreciate the professional and transparent way our complaint was ultimately dealt with.
17th Jul 2026 (23 days ago)Unfortunately i feel obligated to write this review to warn future potential renters about the issues i faced with Dwell at the end of my tenancy. I rented a flat through Dwell for just over a year. Nothing was raised with me at check-out, and the check-out report their own inspector completed recorded every section of the property, including cleanliness and the mattress, as unchanged from the check-in inventory, with no deductions noted.<br><br>Despite that, I was later billed for cleaning and a mattress nearly two months after leaving. When I declined, I was told I'd agreed to pay on a phone call I have no record of. I disputed the charges through Reposit, submitted both inspection reports, and an independent adjudicator found in my favour, I owed nothing.<br><br>My advice to anyone renting through Dwell: keep your check-in inventory and check-out report, and read them carefully. My calls were always promptly answered in a polite, professional manner; when it came to viewing properties, Belvoir made that process easy and straightforward. I am highly satisfied with the property I eventually chose with Belvoir. Everything about their business proposition has been clear; along with being friendly, helpful and professional. 26th Jul 2026 (14 days ago)Hello everyone,<br><br>I want to share my experience with this company—if you can even call it an agency.<br><br>At first, they kept calling me. I ignored them several times, but eventually they convinced me to sign a one-year contract as a landlord so they could manage my property and find tenants. Since it was my first time renting out a property, there were a lot of things I didn’t know, and unfortunately I overlooked some important details in the contract.<br><br>They found tenants, but they rented the house out by individual rooms, which is not very convenient. Later, the person who had passed the referencing checks moved out and left someone else living there instead. As far as I understand, this is a breach of the tenancy agreement.<br><br>The tenants often pay late, but even when they do pay and send me proof of payment, the agency still delays transferring the rent to me. They ignore my calls and don’t respond to my messages.<br><br>I even went to their office, where I was told that someone would call me back within five minutes. They did call and promised to sort everything out immediately, but another week has passed and I still haven’t been paid. Now they’re telling me they will send me an email explaining what they are going to do, while they continue holding my money.<br><br>This has been happening every single month. I still have five months left on my contract with them, and I honestly don’t know how this will end. I have a feeling they’re going to cost me even more money.<br><br>At least it has been a valuable lesson, and my advice is simple: avoid this agency and choose a professional one that keeps its promises and does its job properly.<br><br>Hart Estate has been completely unprofessional in my experience, and I would strongly advise anyone considering them to stay away from them.. !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!I am updating my previous review because the situation has become even worse.<br><br>I still have not received the money I am owed. For June, I only received half of the payment, and for July I have received nothing at all. Nobody seems willing to take responsibility. Every time I contact the agency, I am ignored or one person blames another. I have been told that my case has been passed to the director, but nothing has changed.<br><br>This is not the first time this has happened. Around three months ago, my payment was also delayed for about a month. The director only contacted me after I said I was considering legal action. I was given an apology and promised that I would receive the money soon, but it is disappointing that it takes that much pressure before anyone responds.<br><br>I have sent multiple emails and have received no reply. I feel completely ignored.<br><br>I even offered to let the agency keep their 6% management fee for the remaining six months of our contract if they would simply end our agreement, but they refused.<br><br>At this point, I am considering asking my tenants to pay me directly instead of paying through the agency until this matter is resolved. My tenants have also expressed that they are unhappy with the service they have received.<br><br>I hope this issue is resolved as soon as possible, but based on my experience I cannot recommend this agency.
