19th Sep 2026 (5 days ago)We appointed Sam Daniels at Knight Frank Bath to sell our house after meeting several local agents, and he proved to be an excellent choice.<br><br>From the outset, Sam was exceptionally well prepared. He had researched the local market in detail, explained his recommended pricing clearly, and set out a convincing and realistic sales strategy — including what was worth doing to prepare the house and, just as importantly, what was not necessary. His local knowledge was excellent, but what impressed me most was the quality of his judgement: thoughtful, straightforward and commercially astute without ever feeling pushy.<br><br>Throughout the sale, Sam was consistently responsive, reliable and easy to deal with. He communicated promptly, explained developments clearly and handled potentially awkward situations calmly and intelligently. When there was competing interest, and later an unexpected fall-through, he reacted quickly and kept the process moving.<br><br>One of the factors that influenced us when choosing Knight Frank was Sam’s explanation of how the team works and his very strong record of progressing agreed sales through to completion. Having now experienced the process, I can see why. He remained actively involved after the offer was accepted, communicated effectively with the conveyancers and helped navigate the transaction through to completion.<br><br>The house sold quickly at the asking price, but beyond the outcome itself, I particularly valued Sam’s professionalism, honesty, tact and sound judgement throughout. I always felt that he was acting in our interests and that we could rely on what he said. I would recommend Sam and Knight Frank in Bath very highly.
2nd May 2023 (3 years ago)Very pleasant, friendly and well presented and punctual agents but lacked experience which I felt contributed to poor marketing and incorrect information being passed on to prospective buyers. Communication could also have been better.

From setting a good valuation, marketing the property, managing viewings, negotiating the offers and facilitating the process they have all been very professional and friendly throughout. They visited my house once a week in my absence (the only agent to offer to do so), collected and located documents requested by solicitors from my house, and took a video which proved really helpful to me emotionally and practically.<br>Noel in addition offered advice and guidance on my son's flat purchase.<br>Matt dealt with viewings and was my main contact - always good humoured and informed. Louise in the office was consistently available, responsive, informed and - importantly - empathic.<br>I can't recommend them highly enough.

While I can't speak to their experience, it does seem as though their is a common thread between them...... From our experience, as renters (a family, not students..), the entire team have been nothing short of fantastic. We've never had a single issue with communication, action, support. From the minute we started dealing with the team, to today. They are always friendly, helpful, responsive, flexible, trusting, supportive. We cannot fault them and strongly believe many of the other reviews don't offer a fair reflection of their service. I'd encourage anyone to just speak with the Liane Hanks team yourself.. and realise they are great.
