13th Jan 2026 (16 weeks ago)I will give 0 star if it was available. Leaders behaviour towards deposit refund is laced with all kind of negative experience, from untrustworthy to unreliable and then to lies and unethical practices. I have been following up for almost 4 months now for my deposit and it’s met with too many back and forth. I don’t understand why it’s taking so long to refund a deposit after how many months of leaving the property. The worst case scenario is the audacity to archive the Tenancy Deposit portal and update this payment has been made whereas they are yet to make this payment. This is a very poor practice and unfortunately I have lost all trust with Leaders Letting and Estate Agents. I wouldn’t advise anyone to do business with Leaders as they will be frustrated when it comes with customer service satisfaction and their dealings with financial transactions as they have no business integrity or whatsoever. This is still an ongoing issue with Leaders Letting and Estate Agents as they are yet to refund my Deposit.

Six months and multiple requests later, they're still calling and emailing. Don't ever give them your contact details or you'll never hear the last of it.

A truly professional estate agency with real common sense (sadly rare these days). They navigated the entire process smoothly, even when things got challenging, and made what could have been a stressful purchase feel effortless. Prompt replies, honest communication, and no nonsense — just straight shooters. Can’t recommend them highly enough.

21st Apr 2026 (12 days ago)Referencing process is excessive and intrusive even after submitting payslips and bank statements, they still ask for full bank transaction access. Holding deposit is taken immediately (non-refundable), while delays continue. On top of that, responses are often rude and unhelpful.
18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
8th Apr 2026 (25 days ago)I’d like to commend Maison Estates for their prompt and efficient response in resolving maintenance issues at my property. I reported a leaking bathroom hand basin and a broken window lock handle, and received an immediate response from the Property Manager, Absar Sarwar, who assured me that a contractor would be arranged. The contractor arrived the same day and successfully fixed both issues. I am very pleased with the level of service provided by Maison Estates and truly appreciate their professionalism and swift action.
3rd Apr 2026 (30 days ago)Massive thank you to all the residential sales staff at the Rugby H&H branch. They smoothly guided me through the sales process from start to finish, and managed the (unconventional) buyer, defending our position when required. Julie was always swift to reply to communications and gave helpful practical advice when requested. Everyone was polite and professional. Smart, polished, charming without being too smooth for comfort. I would have liked the staff to answer the phone with their name, not just "H&H". I had to ask / guess who I was talking to when I rang in - Julie / Claire / Jayne / etc.
27th Feb 2026 (9 weeks ago)We had a great experience with Move Inn when we were up-sizing. We had a chain of 4 and to make it happen all the solicitors, estate agents and lenders had to put together to exchange on the same day. Also, on completion day key collection, removals etc was hectic. But Move Inn worked on behalf very professionally and make it happen. We'll pleased.
22nd Apr 2026 (11 days ago)I have only good words to say about the team at Bayzos. My experience was so much better than I’ve had previous with other agents. Bayzos appear to have thought about what the customer wants and needs and have done everything they can to make it happen. From the initial contact, valuation and advice on what I could do to add to the appeal of the house - thanks James, to the viewings arranged and managed by Leah - immediate comms and feedback on WhatsApp made me feel completely confident in the process. Then support from Jack and also the constant comms and pushing from sales progression team Karen and Michelle. I’ve probably forgotten someone! Seamless and professional but also personal. Thank you!

Danny and Lillie were extremely helpful during this difficult time and kept me very well informed throughout the whole process. I had used Crabb Curtis in 2018 when I sold my own house and that is why I chose them again.
