12th Mar 2026 (15 days ago)AVOID THIS AGENT. My daughter has just won a case at Nottingham Crown Court in connection with rats in her rented house. She has a 2 year old and the Agent/Landlord/Management company all confirmed in writing it was the tenants responsibility. She paid £204 for an urgent pest controller. Within days we Goggled and found the Landlord/tenant Act 1985, it is actually the landlords responsibility to pay and resolve the matter. This incident was back in July 25, today she won a Crown court judgement and the Landlord ordered to pay her the full fees plus costs. WHY didn’t the Agent/Management company know the Law in relation to this matter in the first place. The stress this has caused to my daughter was immense. If I could award no stars I would. AVOID THIS COMPANY AT ALL COSTS.

She kept us well informed and went out of her way to make sure everything moved forward smoothly. Unfortunately, communication with some other members of the team was less consistent and it could sometimes be difficult to get updates, but Carol’s support and professionalism made a real difference and ensured everything was ultimately resolved.- 17th Mar 2026 (10 days ago)Great experience couldn’t have asked for more. From David coming to value everything went smoothly. Must add Vicki was very professional and a lovely kind lady to have been associated with she kept us up to date all the way through. Rude Staff who never take accountability for their wrongdoings. trying to exploit students by giving them the worst properties for high prices and when problems arise they are unresponsive. Never take accountability renting a house with them is my biggest regret and any student thinking of doing same i strongly suggest you dont.

12th Mar 2026 (15 days ago)My son is currently a tenant in an HMO managed by Nicolas Humphreys, and the experience has been extremely poor. When he moved in, he submitted an inventory with photos highlighting numerous issues. More than 32 weeks later, despite repeated emails and phone calls, most of these issues remain unresolved. We have been told on several occasions that the repairs were completed and that proof would be provided, yet no evidence has ever been shared. There appears to be no accurate record of what work has been done, and no urgency to address the outstanding problems. Given that this is student accommodation, it feels as though the agency relies on young tenants not knowing what standards to expect. They have even attempted to shift blame onto me as guarantor, while asking an uninvolved student in the property to confirm what was outstanding. At present, seven emails remain unanswered without me having to chase for a reply, and multiple requests for a manager to call me back have been ignored. Based on our experience, I would strongly advise avoiding this agency. I last emailed them on 30 January with the full list of outstanding jobs, and there has still been no progress.

Billy was polite & very helpful. Since putting an offer in on the property we viewed he has been so productive and fast with every email I have sent. He now has passed us on to do the next step of the purchase, would recommend Watsons. Thank you Billy.

Great support and happy with my experience!- 10th Mar 2026 (17 days ago)Initially we decided to use Leaders because of the enthusiasm of Lisa, who came out to do the appraisal. Once we had a buyer, the negotiation on price started. We advised Chloe of our minimum selling price, adding 'this is just between us'. Less than five minutes later, she came back to us, sounding pleased with herself and advising that the buyer would meet our minimum selling price. There didn't seem to have been much negotiation in those few short minutes. Maybe we should have made it clear that the minimum was just that; a minimum, not the price we wanted to sell at. Yvonne was our sales progressor and we were not impressed with her lack of contact. A couple of times we gave her information but got no reply to our emails. We were in contact with our solicitor regularly and Yvonne did chase information from the solicitor on one occasion that we had already been given by them. Overall, the sale went through very smoothly and quickly but we think that was more to do with our solicitor being very proactive and our contact and chasing of them. We have sold a number of properties over the years and Leaders sits somewhere in the middle of the agents we have used.
