Recently moved into property, suggested by Bridgforda when another I was interested in was unavailable. So was great to be given similar places I'd be interested in. Moved in month or so ago, with help from Darcy, who was very helpful and understanding. Helped to get lots of checks and processes completed for me and to move in. No problems with this and getting in and ready to go. Only issue, and not worth lowering any review score, is understanding how some of the appliances work in property. Took a while understand boiler and radiators, but Google provided. Rest im able contact and get answers. Great service all round and now I'm in my place, I'm happy!... Read more

Website very deceiving. Price advertised not the same as the actual price. Tried to communicate back but had awful customer communication. Also one of their staff said they would call us back to confirm an appointment for a house but they never called back for the whole day. We went to their office to put down a reservation just to be told that the price had changed. Very traumatic experience for a first time buyer like us. Would not recommend.... Read more

Before you put your property onto rent with Heywoods, be aware that as a landlord your costs will be 10% per month of the rent, a letting fee of £295, £75 for an inventory, £15 to register the deposit (£30 if managed by yourself), £30 to serve a notice, £50 for a tenancy agreement if managed by yourself, £50 for a tenancy renewal, £120 to deal with a deposit dispute plus costs, £225 for a new tenant (which you will pay every 6 months as they only write 6 monthly agreements or £50 to renew the tenancy agreement if the tenant is willing to stay, who by the way is also charged £60 for the same agreement, all these amounts are excluding VAT If you still decide to let your property with them and wonder why it has not let, the tenant fees are, £210.00 for administration, £90 to move in quickly, £60 to renew the tenancy, £60 to be checked out, £60 for Heywoods to check the checkout, £36 for a reference, etc. On the plus side, their shop has had a changing room’s makeover!!! Response to Barbara's concerns regarding Heywoods fees being made public. I have listed your fees below from your terms of business and your website, please feel free to point out if my list is incorrect. If it is not, why is there an issue with anyone seeing your fees. Seemed a bit poor from the start. Took 5 days to get on Line with a bit of pestering. Pictures not the best and did ask several times for repeat pictures but were never done. We needed a quick sale and price was the average after we had 5 agents to view and went with who came up as the quickest seller in our area. Viewings seemed sporadic. Lower than average viewings although it’s apparently best time to sell. Had one very low cheeky offer at the start then another 12 weeks later just before we took it off the market as we had lost the house we wanted. No floor plan on the details. They didn’t offer any advice on what we could do to help sell and the price wasn’t too high in our opinion or there’s. didn’t even sign any paperwork so not that impressed. Sharon was lovely to talk to but forgot easily who you were so nay just be general chit chat she does with everyone and not a personal thing so didn’t fully feel supported at a very emotional time knowing we were desperate to move quickly, would give 6/10... It's a scam, don't hand over the cash (they won't let you pay by card) they will ask you for after showing you the property. Nobody passes the checks, including me and I passed with another agency a week later on a property costing twice the amount.... Read more

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.... Read more

I put my property on the market with this company, within 2 months I had 3 different people managing the sale, not one of them gave updates and required my chasing of them. If you’re looking to sell your property quickly at a price you would like then don’t contact these guys. They will however sell it if you are willing to put it on for at least 20% less than what you would like to receive.... Read more
