Fantastic is all I can say,from start to finish the rental procedure was easy and well explained,staff very helpful especially Louise,would recommend.
We will not ever go with or ask them to value a house ever again. The guy that showed us round was very arrogant, thinking he new everything. Would not like him to show potential buyers around a property as would put them off. Not impressed.
Declan and Laura of Heywoods have a sure touch with lettings. They have knowledge, experience and judgement, and give sympathetic consideration both to the tenant and the landlord. Heywoods are much the best lettings agents in the Newcastle-Under-Lyme area.
Before you put your property onto rent with Heywoods, be aware that as a landlord your costs will be 10% per month of the rent, a letting fee of £295, £75 for an inventory, £15 to register the deposit (£30 if managed by yourself), £30 to serve a notice, £50 for a tenancy agreement if managed by yourself, £50 for a tenancy renewal, £120 to deal with a deposit dispute plus costs, £225 for a new tenant (which you will pay every 6 months as they only write 6 monthly agreements or £50 to renew the tenancy agreement if the tenant is willing to stay, who by the way is also charged £60 for the same agreement, all these amounts are excluding VAT If you still decide to let your property with them and wonder why it has not let, the tenant fees are, £210.00 for administration, £90 to move in quickly, £60 to renew the tenancy, £60 to be checked out, £60 for Heywoods to check the checkout, £36 for a reference, etc. On the plus side, their shop has had a changing room’s makeover!!!

We recently used Bob Gutteridge for both the sale of our current home and purchase of our new home.
They were fast in all areas. We had a valuation the day after my initial call and Steve was great. He gave us a fair and calculated valuation and guided us in the correct way to market our home. He took some amazing photographs and both RightMove and Bob Gutteridge's sites were updated a day after agreeing to use them as our estate agent.
Purchasing through Bob Gutteridge was a similar process too and Gill who managed our sale and purchase was clear and very accommodating to our questions and willing to help with any issues met.
Our sale and purchase took near enough 8 weeks to complete, which from watching others in similar situations, is very quick.
I would definitely recommend the use of Bob Gutteridge for the sale or purchase in the Stoke on Trent area! Steve and his team are definitely one of the best around the local areas.

As a no chain cash buyer I wanted to view a property that this estate agents had for sale in cheshire, however I had to wait 2 weeks to be able to get a viewing because they "dont do viewings outside of 9-5", what kind of estate agent doesnt do out of office hours viewings? I'm waiting to view this property I'm desperately interested in but cant go and view it. Come on guys this is the 21st century, not everyone is sitting on their arse all day, some of us work hard long hours. Now i see why the properties with this agenct are on the market for so long....
