Which regions boast the most expensive home purchases this year?

We all know that there are some beautiful luxury homes all over the UK, valued at millions of pounds - and it’s often easy to see why! But just how expensive were home sales over the last year? We conducted a study to find out.

London flat cost nearly £40 million!

We combed through the latest available government price paid data to identify the most expensive homes sold in each region of England so far in 2023 (Jan to Aug 2023).

Without surprise, London is home to the most expensive property sold in England & Wales this year. Located at 1 Ashburton Place in the W1J postcode area of Westminster, Apartment 802 was sold for a staggering £38.6 million, completing on 30th June 2023.

Co-founder and CEO of GetAgent.co.uk, Colby Short, commented: “London predictably sits top in this respect and it’s unlikely that we’ll ever see the capital toppled when it comes to the sheer value that bricks and mortar changes hands for on a yearly basis.”

The South East also boasted some expensive transactions: completing at the start of the year, a £20.8 million purchase in the Runnymede district of Surrey snatched this region’s top spot.

In the South West, a buyer shelled out £13.5 million for 106 Panorama Road in the sought-after coastal town of Poole in Dorset.

Other regions still boasts lower prices

As expected, Southern regions continue to dominate the luxury market. In fact, the difference between the most expensive purchase in England’s most expensive region (London) and the most expensive purchase in England’s most affordable region (East Midlands) was roughly £36.1 million in 2023!

Colby commented, “Examining the most expensive home sales in each region of England & Wales really highlights the disparity in house prices between one region and another, even at the very top end of the market.”

The North West boasted a highest transaction of £7 million with the purchase of Heybridge Lane in Macclesfield, Cheshire. The priciest purchase in the East of England was a £6.9 million home in Brentwood, Essex; while in the West Midlands a buyer paid £6.2 million for Sherbourne Manor in Warwick.

Leeds held the most expensive home sold in Yorkshire & Humber with Linton Spring House in Wetherby, worth £5.3 million. While Penarth boasted Wales’s priciest purchase with 11 Marine Parade for £3 million.

The North East trails furthest behind with a £2.7 million highest home sold in Newcastle-upon-Tyne, and a £2.5 million home sold in the East Midlands with the purchase of Charwelton Hall in West Northamptonshire.

Though the difference between London and other regions is staggering, it’s still promising to see luxury property being sold in the current property climate. Colby continued: “However, each of these transactions proudly hold the title of most expensive home sold so far in 2023 in their respective regions and this is quite the achievement, even in current market conditions.”
