Avoid this company! They attempted to take our entire deposit falsely claiming damages that did not exist, as well as fabricating other issues to justify withholding the deposit. We received minimal communication from Waseem during this process which was very stressful and left us in the dark. We were forced to claim our deposit via DPS which was a lengthily process leaving us out of pocket for months. Their failure to submit evidence in response to our claim shows that the claims to our deposit lacked merit and appeared to be an attempt to retain the deposit for a longer period.... Read more

Proper Genies were perfectly good property managers throughout most of our tenancy. However when we moved out they attempted to extort us out of our entire deposit, making false and unsubstantiated claims about damage. We looked after the property well throughout our tenancy and even paid for a fortnightly cleaner as well as a full end of tenancy clean. They refused to provide any evidence of the damage they were claiming, with their own check in/out photos disproving what they claimed. After weeks of trying to negotiate with Proper Genies we were forced to take our case to the Deposit Protection Scheme (DPS) and enter into a process that Proper Genies dragged out for months. They went on to refuse to provide any evidence or costs for work they said would be needed, even when pressed to do so by the tenancy Deposit Protection Scheme (DPS). We eventually did manage to recoup our deposit through the protection scheme but not before months of process and waiting, which made our lives difficult when moving into our new home. Our experience was unprofessional, stressful and a complete waste of time for us and the DPS. I strongly recommend avoiding this company and their services.... Read more

Our experience with Proper Genies was an absolute nightmare. They tried to scam us out of our entire deposit with fabricated claims of damage. Our contact, Waseem, refused to engage in any meaningful negotiations, forcing us to escalate the matter to the Deposit Protection Scheme (DPS). They even tried to make us pay for a damaged pipe that was caused by their own plumber—a clear example of their unethical practices. Despite submitting all the necessary evidence, they didn’t bother responding to the DPS, dragging the process out for over five months before we could finally recover our deposit. Everything about this company is completely unethical. Their unprofessionalism and blatant disregard for fairness made the entire process a nightmare. I strongly recommend avoiding Proper Genies at all costs if you value honesty and reliability.... Read more

Proper Genies is the best and the staff are very prompt, efficient and professional. They are friendly and have listening ears for all. I urgently needed to move out of my previous 1 bedroom apartment to 3 bedroom house because I had a baby who was almost 5months and some weeks and had started crawling but the previous 1 bedroom apartment wasn't safe anymore for him. It wasn't easy to find one until Proper Genies came into the picture. Eventhough the 3 bedroom house I wanted wasn't ready at the time I needed it, they understood my situation and allowed me and my family to move in and whilst we were in there, they solved every issue we found and now we are living happily in the 3 bedroom house ????.
