My building is managed by Strawberry Star. It feels like they only care about how to make money from the tenant but not provided good services. The block entrance door is damaged. No cleaner come to clean the communal area. The window is not cleaned but the cleaning fee is charged, and many many more.... Read more

My friends I’ve hear lots of bad things about this place online on customer service When you hear bad thing do your owner research and clarify what is what but pay attention my friend this place gives bad customer service not worth my time. Move on to better agent in area ok? Extremely happy with the end-to-end services provided by Strawberry Star in London. As an overseas investor, I was looking for an agency that could guide me in making the right investment in the UK property market, find me a suitable tenant, and manage the tenancy as well as the property. Strawberry Star ticked all the boxes for me and I went ahead with my investment in Hoola. I do not have any complaints to date because the staff has been professional throughout the journey, from sales, securing the best rent in the market and to managing my property. The Sales & Lettings staff are cordial, diligent, hands-on and available for any kind of clarification. There is transparency at every level of dealing which makes me feel comfortable. The Asset Management team has been doing its job to the best of the ability. Consequently, my tenants at Hoola are also happy with the services provided by Strawberry Star. With their bespoke sales and lettings services aimed at providing valuable returns, Strawberry Star staff know how to manage the expectations of landlords and investors. I strongly recommend Strawberry Star for their unique services in the market. Unlike other landlords, I did not have to deal with multiple agencies to buy a property, rent it out or manage it efficiently. DO NOT RECOMMENDED SSG. AVOID AT ALL COSTS! Strawberry Star has been failing for years, and although we are paying them £186,000 a year for their 'management' of this development as well as the £600,000+ staff wages and about £20,000 in 'security', those who are making the decisions in the background are clearly not providing a service which in any way validates those costs. We are all clearly being ripped off by SS right now. Both leaseholders and tenants. In terms of the latest situation with COVID-19 at Hoola, Strawberry Star removed ALL concierge staff and security from the buildings, to 'help' limit the spread of the disease. Other developments in the area still provided residents a limited concierge service, but ours had been completely suspended. SS have failed to implement stringent safety measures to protect those living here on this site. There wasn't any member of the concierge team on the premises to collect parcels, creating a vastly inefficient and incompetent parcel delivery service. Parcels were not left by the residents' door, they were lying on the floor in the main entrance, some were even delivered to the wrong buildings. Parcels were also being ripped open and stolen. During the COVID-19 pandemic, SS should have switched their focus on ensuring the safety and well-being of its residents. Hand sanitizer stations have been placed at elevator landings and key areas around the property. Yes, people may be wearing gloves to take out their rubbish, but everything you touch with those gloves then spreads to everything else you touch. Gloves must be removed immediately and discarded in a waste bin after the activity, then hands must be with an alcohol-based hand rub. It prevents people from contaminating services like door handles and elevator buttons. But this simple and cost effective measures wouldn't have made a difference, as unauthorised people were gaining access to the building by simply pushing the door open during the day and night. A homeless man was spotted and sleeping on the sofa inside the East Tower. SS had order their cleaning staff to to move him on. Since they have removed all staff, they could have easily got a member of the concierge team or even better the Building Manager, who seems to do absolutely nothing these days, to approach the homeless man and offer him advice and support. With all the CCTV cameras scattered around the development, quite frankly it is clear that Strawberry Star are not adhering to their responsibilities of managing this development in a reasonable way. Over the past year: - Lit cigarette ends being tossed onto other balconies, affecting the health of neighbours. - Illegal sub-letting of apartments (like Airbnb). - Barbecues being had on balconies ( I wonder who is liable legally, should there be deaths from a fire caused by a BBQ, when there was no action taken by building management?). - Thieves stealing personal possessions belonging to residents bicycles + deliveries. - Thieves leaving stolen property on the development (such as supermarket trolleys) - Vagrancy in the East Tower lobby. - A fire in the bins outside West Tower. - Residents not disposing their rubbish in the manner and randomly dumping it in and around the premises. - The entire area, including the roundabout and DLR footbridge was covered in mainly recycling waste from Hoola. Given it's a global pandemic - I would have expected more to protect the residents. I suggest Strawberry Star to stop looking at their P&L and rubbing their hands together at the government furlough scheme, and mobilise staff to ensure the health, well-being and security that the firm houses in their estate. Word of advice. Don't live here. It's revolting. They simply don't care.... Read more

The concierge and staff are fantastic. The flats are great, but the hidden costs are outrageous. (Canning Town/Tidal Basin Road) The building uses a “District Heating Scheme” for heating and hot water and this is the only option available in the building. The scheme is 2/3 times more expensive the traditional hot water/gas providers. It is labelled as being ‘clean’ and ‘energy efficient’, which is great, but the cost is ridiculous. This extortionate service/provider and cost was not told to us - at any point, until months after we had signed a tenancy agreement. On several occasions the bills were incorrect and had overlapping usages they wanted us to pay for - which we successfully pushed back on. We had to ask for monthly bills instead of a massive bill every X months. Regardless, the cost of this, is way too high and this should be made abundantly clear to anyone. If you google 'district heating', there are other places that are using this scheme as well. Upon leaving the flat at the end of our renewed tenancy, I feel that Strawberry Star forced us to use their recommended deep cleaning company - which is also extremely expensive compared to alternatives. Apparently there is a risk of having double deep cleaning charges from multiple providers, because only Strawberry Star’s favoured deep cleaning meets their high standard of ‘deep clean’. We almost lost over 50% (possibly more) of our deposit money, because they tried charging us for ‘damage’ within the flat. I can assure you that we only had minor wear and tear that is expected in any flat - especially for a brand new flat with white shiny walls. They tried charging us to make everything look brand new again - things like minor marks on walls they tried to charge £200 for fixing. After months of probably hundreds of emails about this, we finally reached a fairly reasonable compromise. So we didn’t lose *as much* as the deposit. Overall, they are really nice flats to live in, and the staff are generally great - especially concierge, but beware of insanely high costs for: hidden heating scheme, deep cleaning and 'damage charges' for things that are expected in any flat after it has been used. These issues can have huge implications for people with financial difficulties/pressure and it is not fair for S.Star to do this.... Read more

Big Credit to Lavinia C!!!! (Royal Victoria Docks) Where to start with, with the property agent of course when it comes to moving to a new flat. It is always a hustle to look around for the good properties in the market. Agency can give the elite options but at the end the agent is the one who could do the best to get it done. A Person who could think what we exactly looking for and can help us. In this case I need to give big credit to Lavinia C, who was completely exceptional in handling my case. The way she interacted from the first call till I receive the key was completely exceptional & understandable by knowing what and when I want. I had few issues with my previous property agent which got sorted mainly because of Lavina C, where she went out of her comfortable zone and make it happened. Without her I wouldn’t be enjoying the flat where I am staying now. Which have completely proved STRAWBERRY STAR is a reputable property agency in the market and recruits the best in the markets and very lucky to have someone like Lavinia C in their team and she proves that she got a good ethics and values, which will be invaluable to have within the team.
