Over the last 10 years we have moved many times, and never had as good of an experience as with 1let. Our previous agency was a direct Edinburgh competitor and the do not compare to 1let in professionalism, responsiveness, and kindness.

From initial contact, 1Let staff have been helpful and responsive. Tina made viewing the property in tricky circumstances a positive experience taking any requests we made seriously. I must say renting a house with 1LET was as smooth as it could be. Kim R was my property manager and from day 1 she has helped me to have as much information clearly as she can for the house. You do not expect the best of everything during COVID but i did not feel even for a second that there was any difficulty renting the property. I had letted a house from 1LET in the recent past and i should say 1LET is one of the best property business in Edinburgh. Everything was smooth from the start and their customer service is great, I had no problems with moving in or any of the issues in the property. At last - a letting agent that looks after the landlord as well as the tenant. After years of putting up with a letting agent who did little to look after our interests, 1Let are a breath of fresh air. 
From the outset they were responsive, professional, knowledgeable and fair. They understood the rental market value without over promising, and soon found us quality tenants. They are on top of all the statutory requirements and make sure that any maintenance is addressed promptly using  tradesmen who  are known to 1let  and who do not overcharge. They are also happy for the landlord to nominate their own tradesmen. Their home insurance is competitive too. 
Most importantly, they communicate - even during lockdown when they implemented a new lease in what must be record time.
The end result? Happy landlord, happy tenants.

From start to finish, my experience with 1LET was amazing. At the viewing, Alan was extremely helpful. I just moved to the UK and had a lot of questions. Even though most were generic questions and not about the property, Alan answered with a lot of patience and knowledge. 
After that, the process has been nothing but smooth. Alan was helping me with any questions or concerns I had. On my first day, I couldn't figure out how to get my heating to work. We were tenants with this agency for 1 year. All maintenance was sorted really quickly - within a couple of days. They were really fair when we moved out, no problems with the deposit or anything like that. I think letting agencies like this are rare!

We have had a great experience so far with 1Let, who have been very professional and communicative in their dealings with us. While other letting agencies seem to be working solely for the landlord and on maximising their income, 1Let seem to balance their obligations to the landlords and the tenants very well. Overall, they are a very professional companies, with dedicated employees. We also loved our moving-in gift!

Excellent service and very prompt, we had tenants move in very quickly and all handled expertly by 1Let.  I needed entry to the flat to remove an item and I did not have the key so I called 1 Let and Ken came down from the office to delivery the key.  Amazing!!! The communication and customer service from this agency is first class, I highly recommend them.

The process of renting through 1LET was a positive experience.It was well organised and I was kept informed throughout . Staff were always friendly and available to talk to . When I took over the flat  I was met at the property by a representative which resulted in a detailed report of the property and it cleanliness.  The only downside was the flat was not ( in my opinion ) cleaned to a good standard by the previous tenant. However I would happily recommend 1LET and I now have an allocated member of staff I can direct any questions to throughout my tenancy .

I have rented my flat out for over 10 years with a couple of agents but recently moved to 1Let.  I realised immediately that I was going to receive a higher level of service than ever before from a team that were truly interested in their client's interests.  I have been dealing with Ken Bell who has been great in giving advice on how to optimise the flat for the market but it is clear he is part of a team with like-minded dedication.  Ken advised I undertake some remedial work to the flat and arranged great tradesmen to do the work.  The result is a near doubling of the rent.  Remarkable but true!  And even though didn't  Ken earn any fees during the refurbishment phase he and his team remained responsive and no problem was too small.  This was important to me as I live overseas and need boots on the ground to sort out some issues.  Their umbrella landlord insurance policy was also good value compared to my current insurer and I have made the switch.  To top it off, Ken found new tenants within days of the property hitting the market.  Ken and 1Let have helped me immensely and I wouldn't hesitate to recommend them over any other agent I have used previously.

They are a friendly and courteous firm to deal with and are very easy to get in touch with. They also seem to have great contacts with tradesmen as/when things need fixed.

1 Let are a great company to do business with. We have had a really good working relationship with them for a number of years and wouldn't hesitate to recommend them. They are a very organised and efficient company which makes dealing with them very straightforward. Their staff are friendly and very helpful and always deal with any queries quickly and accurately.

I previously tried to review this outfit elsewhere. It appears that 1LET injected a sum into a well-known "independent" review website for property agents to exclude those reviews that are damaging to the company's made-up reputation and instead complement the agent's page with hundreds of fake ones.

As a potential tenant, I can't say my experience has been anywhere near "easy and painless". Quite the opposite, it was tedious and frustrating.

The only positive thing about this agency is the superficial politeness of the staff members. Beyond that, everything else was utterly unsatisfactory.

When I first inquired about the upper Victorian villa conversion near Cameron Toll, I was asked to leave contact details for the manager to call me back 'soon' and arrange a viewing. Only 4 weeks after the initial call the agent eventually contacted me to find out if I was available the next day.

Despite the ridiculously short notice and flu, I made it to the viewing where I met the agent, explained my financial situation, which by the way complied with the earning requirements, and my intentions of becoming a long-term tenant. Out of curiosity, I asked him why the flat was re-advertised less than 6 months after it was put on market. He said it was the original plan agreed by the landlord. A strange decision considering the property is offered unfurnished.

Same day, I submitted the application form and within two days emailed the required documents (ID, recent utility bill, bank statements of the last 3 months and a letter confirming the employment status). The administration trainee responded and asked to also provide payslips of the last two months. According to information on the website, tenants are required to provide only TWO employment references and not 3. Instead of arguing, I asked the company I work for to generate predated payslips, which I emailed to Julia who got back to say that the application had been passed on to the landlord and that she 'will be in touch shortly with the outcome'. 

I waited 5 working days before dialing the office number. Julia apologised for delay and asked me to go into details about the nature of my job and how long I wish to rent the flat for. I had to retell the information previously given to the managing agent on the day of viewing because Craig, apparently, went on holiday without caring to pass the information on to his colleagues or landlords.

A few days after, I received a call from a different manager who informed about the landlords' decision not to proceed with my application. I thanked him for the call and hung up thinking to myself: strange, this property has been put on market THREE times in the past 1.5 years and each time the picky landlords fail to select a committed tenant for their flat. Fishy. 

I then sent a quick email asking to delete from their system all the docs that I've submitted. No confirmation received.

This wasn't the first letting agent that I've dealt with. In my experience, no decent business ever asks for bank statements or payslips, nor have I ever been required to provide any documents BEFORE landlords' approval of the application. Only THEN the tenant is required to supply supporting documentation. This seems to be the only sensible code of practice expected from those working in a private rented sector. What can happen with the hundreds of documents submitted by various applicants is very disconcerting.

My thoughts are: either the property itself, which curiously enough is still on market, was a spoof and the whole purpose of arranging viewings was to enable the agency to collect sensitive personal data from desperate flat-hunters, or this company acts in the way it does to lure landlords into thinking what a great job is being done on their behalf, and consequently justify the fees. 

Thanks to the quickness and efficiency of 1LET, I wasted much of my time and missed the chance to secure other flats; having given my current landlord a notice to vacate by the end of the month, I find myself in a situation of having nowhere else to move to.

Nothing was too much trouble for Ken, our letting agent.  He was always ready to give us lots of advice and help.  I would highly recommend this company.

After more than 1 year renting with this agency I have to say that I am really disappointed!
I have wasps in my bathroom and I risk to get a sting everytime I go to the toilet, they are not willing to repair the hole from where the wasps get in. Totally unacceptable, looking forward to change agency!!

1Let have been amazing throughout the process of letting our much-loved first flat. They offered honest advice, helped us find good tradespeople to undertake the little that needed doing and even sourced additional quotes as they deemed the first cost for electrics a little high. They managed the letting and vetting process fantastically well and we are delighted with our tenants. Initially I had a parcel delivered to the old flat in error and the new tenants were happy for me to come and collect it and even invited me in to look around. A really lovely young couple.

I am an overseas landlord based in Hong Kong and I met Ken by chance. He is very professional and provides a service which goes beyond your average letting agent. I have been offered many life and money saving advice from Ken regarding the location, pricing and miscellaneous matters for a profitable buy-to-let.

An excellent estate agent. Our property manager is very considerate and informed, and made our move-in process smooth. The agent also arranged half price fibre-optic wifi for us, perfect for students. 1let also deal with property issues very quickly, and have had contractors out to make amends in our property in a day's notice. We particularly like that they use an impartial third-party to carry out the inventory.
