The WORST estate agent we've ever dealt with – complete disaster from start to finish
I wouldn’t wish this estate agent on my worst enemy. We had to suffer through a full year of renting through them, and it was hands down the most frustrating, infuriating experience we've ever had with any letting agency.
From day one, they were completely useless. They don’t listen and when they do get back to you (after endless chasing), it’s usually with some vague excuse or half-hearted response that doesn’t actually solve anything.
Then comes the end of tenancy — they carry out their own “inspection” (which felt more like a planned robbery) and make ridiculous deductions from the deposit for things that were either already worn or just completely made up. No transparency, no fairness, just a money grab.
This agency is the definition of unprofessional. They’re rude, slow, and clearly have zero respect for tenants. If you’re thinking of renting or buying through them — don’t. Save yourself the stress, the lost money, and the headache. Absolute joke of a company.
Wish there was a negative star option - even 1 star feels generous.

This is a fake listing. The agency intentionally reject your application to earn one week's rent. They wasted my time and money and are literal frauds. Don't fall for the trap. They took £400 from me and left me with no house or deposit that I saved.

Stay away from these cowboys house was advertised at 715 per month and complimentary wifi (none optional) made it to 795 per month and just to park bumped it up to 845 per month wanted 12 months rent upfront from a 999 credit score who's never missed a payment in there life. Slow at communicating house on the pics was nice and fresh house that was viewed was an absolute dive. Avoid this estate agents at all costs

Awful customer service from the agency. I was asked to pay full deposit and 1 month rent before even passing the checks or getting a contract. I asked to pay only the holding deposit before the process is finished and I was shown the contract on which they refused to do and said if i don't want to pay full amount now I am more than likely to seek for new agency. 5 seconds after that part of conversation was done they told me someone payed the full amount and studio is no longer available.

The process of going through the letting agent was very smooth without any hiccups, and the property was in a good state with only very minor issues.
This has been by far the best estate agent I have been with in Coventry.

Terrible experience with this estate agent. Viewed a property with the tenants still in there. When asked if the property would be like the images I saw online I was told they wouldn’t. So basically catfishing!
Took my deposit gave great references & all the documentation they needed to be told they couldn’t go through with the renting.
Dragged their feet answering my emails & when asked questions they never answered them.
This issue will now go through to the housing ombudsman as they gave conflicting information. Don’t touch these cowboys

BED WITH BED BUGS!
I relocated in my new room on Regent Street in July 24, and on the first evening I saw that the bed had Bed Bugs! Removing the matress, there were clear black spots on the wood, which means that bed bugs had been on that bed for a long time and that the agency never did a proper check or cleaning. I went through a very tiring week, having to disinfect all of my belongings and find another place to stay temporarily.
Later they told me that they sent cleaners to disinfect the room and that the room was ready, but when I entered again I found more bed bugs alive. From the beginning until the end they denied responsibility, even when I provided evidence in the form of photos and videos... Steve ;)
After all this unrest, they agreed on breaking the contract and giving me back the deposit, but no compensation for the trouble they put me through and the cost of the temporary accommodation I had to find. It was a really bad experience! They are unprofessional at least ;)

This is, by far, the best estate agent in Coventry. There is always a human at the end of the phone. Maintenance gets done quickly. The properturs are of a higher standard than some of the other agencies. I can't recommend enough.

Awful. I had the misfortune of renting from this agency for my second year of university during the 2022/2023 academic year. We didn't even live there for the full contract, only seven months. They are Scammers. To make matters worse, they refused to return our deposit amount. This horrible company's lack of integrity and customer care make it a definite no-go for anyone seeking a rental. Please avoid this agency at all costs.

Awful. Was here for my second year of university during the 2019/20 year so didn’t even live there for the full contract but in the 5 months we lived there. My bed broke, we had no hot water, our shower was broken for a month, we had no dining table for about 2 months and that is just the tip of the iceberg. When it came to refunding out deposits they charged us for a burn in the carpet that was there when we moved in luckily we had taken a photo the day we moved in and emailed it, so that was taken off after a lot of back and fourth. They also charged £200 for cleaning fees but we left it spotless, it was cleaner than when we moved in our selves. They are scammers, awful company showed no compassion for our situation when covid hit. Horrible company and doesn’t deserve any custom.

The property in itself was nicely decorated and set up in a modern way. However, I must say for what is charged in rent a term and what you are given- does not reflect. It is clear that the landlord of the property at humber avenue in Coventry, wants to make money. But there are far better private properties student aimed or not- that are much better for their price or even less. I moved here last minute before the term began so did not really have the time to do a lot of research On other private properties in Coventry. You are not given your deposit back - which was quite visible that, that would be the case. Greatly disappointed- which lead to my early release from the tenancy. I don’t recommend.

This is a very rubbish agency who liked scamming their tenants off their deposit. They never reply and take huge amounts of money from your deposit even when all the needful has been done. This all done by the Company director Steve and they never even reply for the maintenance of the property. Today I viewed a room for my son with Alkejd Gega. He is very considerate and professional. This room is very close to supermarket and walking distance to Warwick university. And Aldejd agreed I have a 9-month tenancy if I pay the rent in one go which I agreed. Other room maybe cheaper but the minimum tenancy is 12 months but my son only needs 9 months. So that room works out is more expensive. After a quick and happy conversation we achieved agreement. Next Saturday I will go to this company to sign contract and pay the rent. I highly recommended this company and the rooms. Close to the supermarket(my son never cook so this is important) and walking distance to Warwick university(about 10 minutes). And the price is reasonable(£550 per month including bill) and the tenancy is flexible. After this year if my son still in Warwick for another 3 years he will still live there!

The staff are downright rude and inept, often refusing to help any issues we raised as tenants (such as when we informed them literal raw sewage was pumping into our garden, they took weeks to even respond, & when they did it was on me to make arrangements for the plumber to come out!). Envisage took literal months to respond to pretty serious issues with our house- mould and leaks in the bedrooms, faulty door knobs, broken beds and mattresses- did I mention the sewage? More often than not, these issues were either left unresolved or we had to hound them to do their jobs & stick to the terms of our tenancy agreement. STUDENTS BEWARE x

My friends and I signed an 11 month lease for a 4 bedroom student property. We lived for several months with an actual biohazard in the form of sewage that leaked into our garden. Despite being informed, nothing was done about it. The consequences of this could have bee extremely severe, but they didn't care. They were also late resolving other issues such as broken door knobs that locked us in our rooms. Our calls and emails were often ignored. In addition to this, we exceeded our bills cap by at least £1K over the entire tenancy and were only told within the last two and a half months, despite them attempting to claim we'd been told sooner. They don't care about students at all, they'll ignore your cries for help and be rude whenever you need something from them. Avoid at all costs.

Absolutely poor, had terrible internet and all tenants complained and the people in charge, Nisha and Steve dismissed our concerns, took over 3 months for them to finally install a WiFi pod because the whole house complained with multiple emails. Steve, the director, told me he could terminate my contract if I wasn't happy with their handling of it. Very dodgy and negligent from the top, I would highly recommend that you avoid these guys.
Thank you to Alkejd, made things straightforward and took care of me and tenants I was living with by at least trying to sort out issues others at the office wouldn't.

[EDIT] I am student and I found a private house with 2 girls from envisage. After 4 months I wanted to leave and according to my contract I found someone to replace me. My landlady didn’t let me leave and pay money for paper works(she has many properties and all she interest was our money), so I just went to agency for suggestion what to do. Ken who is manager he KICKED ME OUT of the agency. They never take care of tenants. They all the time stand with landlords. When I conviced my landlady and we started to do paper works, they never reply my emails and calls. When I call them they are asking questions for like what property I am calling for and when I said that, they started to talk’oh hello? hello? I cant hear you? sorry?’ They did this 3 times. When paper works done, they didn’t give any call for me either. Im not sure about his name but Lion the black guy all the time helped me but Alkejd ignored me even he was responsible of the proporty. If you are student, stay away from here because they won’t care of students//// EDIT: As I mentioned above, they did not answer my emails and calls. but after 1 hour after the comment I wrote here, they sent me an e-mail to remove the comment and did not even apologize. yeah professionalism.

We have had a conversation over the phone with a woman to book a viewing, we got told that we are the first ones to be interested in a five bedroom house in Tile Hill, therefote got told we will have a viewing first out of other people interested. We were informed that we will receive a call next week to discuss days that are available for the viewing, however, no one ever called us. We gave another call to the company the week after, asking what tge delay was. This time we were dealing with a male. As we were explaining our situation, the man said no one had ever registered us as someone who is interested to view the house in the first place. We got a confirmation for the viewing that week saturday, however, we received a call a day before saying that another agent has rented the property. It is clear that no one is communicating in the department properly, and the information reaches the people far later than it should. Dissatisfied

I am a current tenant of one of the properties listed to envisage. And unfortunately i have had problems with them well before moving in to the property, from paperwork, to documents and simple communication. Their staff are extremely excluding Leon who dealt with me with respect. My buddy from abroad also experienced the same. once they had the money in their pockets, they do not care. we have had issues since moving in in September, and yet they have not been solved. they threaten us with ruining our credit history, and more, but but have not resolved any issues with the property till now. i will definitely not recommend them to anybody. They are extremely unprofessional, and at times turn up unannounced.
it took my buddy writing a bad review until they even contacted him, in which they pleaded for him to remove the review, which i will not be doing.

No proper response to calls or emails. Personally had to visit the office many times, no use. On top of this, they keep sending you emails that your rent is due even after making the payments. Envisage Lettings are an unprofessional, incompetent, and often unethical company. It would take a space larger than is fitting for a Google review to comprehensively list all of Envisage's wrongdoings over the course of the past year, but I will describe several that I believe are emblematic of the behaviour this company practices.
If you are planning to rent a property let by Envisage, you should expect to be slapped with an exorbitant administration fee supposedly covering the cost of producing the tenancy contract. In return you will be handed a boilerplate document - probably the same as the last year's tenants' - that may contain gems such as "The Tenant must not use the property for any immoral purpose" (it is fun to consider that such a company could imagine themselves as arbiter of moral truth). When collecting keys for your house upon starting the tenancy, you may be greeted by a rude employee who suggests they had no idea you were coming to collect your keys despite sending multiple emails arranging this meeting earlier that week. While you are expecting four sets of keys, you may be instead given two and a half sets labelled with the wrong house address and told that no one knows where the rest are. Such an encounter is unfortunately the norm when dealing with Envisage.
During your tenancy you may have to wait long periods to get things fixed. For example, when we moved in to our house last year, the kitchen sink was broken: the cold water tap did not work. From the time Envisage were informed of this, it took a period of about a month for this rather essential issue to be remedied. Later on in the year, we were subject to a rare check-up of our heating system. I was told by the engineer who came that the boiler hadn't been checked in about 5 or 6 years despite being a model that ought to have been serviced yearly (a gas-fired warm air heating boiler) In addition to this, Envisage will often provide short notice and a very vague purpose and time frame for such visits, the worst example of this being informed on a Monday that the landlord would be visiting "to carry out essential maintenance on a number of days between Tuesday and Friday". This maintenance, perhaps unsurprisingly, did not happen. In general, Envisage do not care how absurd these actions are, despite how close they are to being actual breach of contract.
There is much else I could say about Envisage and their misconduct but it mostly delivers the same message as the above, in essence. I did not have a single interaction with an Envisage representative which was not needlessly difficult. The fees and rent were extortionate for what was given. The employees are often rude, incompetent, seemingly do not engage in communication with their colleagues, and sometimes just outright lie. It is a shameful fact that such behaviour can go unchecked in our society. If you are a prospective renter, do not be fooled by the dozens of fake five star reviews here on Google and find another lettings agency. If you are a landlord, I urge you to consider the morality of allowing your business to be conducted by such a pitiful excuse for a company. You can do better.

I have been with Envisage for close to two years now and have nothing but good things to say about them. As a house we have always had clear and prompt communication from them as part of any ongoing maintenance work or contractual updates required.
The maintenance team at Envisage are one of the best I have had the pleasure of calling out. The "fixme" email system allows you to rattle off a quick email when you have time and know that it will be followed up promptly. Though I don't know many of the members of the team I would like to thank Ken for always putting up with my phone calls at all hours. We have had water leaks at 2 am and boiler issues that kept the whole house at a toasty 30 °C, yet within a few hours of a call or email being placed we have always had a reply (for less serious issues) or an engineer on site (for the more important fixes).
Having transitioned between both a professional and student tax code over the past two years my council tax returns have gotten a bit jumbled and I would like to thank Julie for handling my almost bi-annual phone calls about the issue.
Last, but by no means least, I would also like to personally thank Louise for being not only a fantastically professional and swift administrator but a fantastic person to talk to. Having signed contracts with envisage twice I can honestly say that without Louise's tireless efforts to both chase down our lazy student backsides and make the process incredibly simple and fast, we would have probably missed some vital step somewhere and been in a whole world of issues. Always willing to have a pleasant chat around the nitty gritty work bits, she is a genuine delight to call and is sincere in her desire to see everyone under her auspices is happy and comfortable in their properties.
Overall a great letting agent, with good systems in place and friendly, honest staff that aren't pushy, allowing you to live your life yet always being there should you need them.

This is my first few weeks living in the property rented through envisage and so far, so good. Pete was very quick to show me the house I was interested in and guide me throughout the process. All the other members of the Envisage team that have been in touch with me, namely Rita, Julie and Kacey, have been very helpful and made me feel that they were acting in my best interest not only by mediating the deal with landlords but also by means of contract terms. The admin fee is a bit expensive but as an international student, I felt more confident in renting a house via an agency. I have recently completed the purchase of two properties through Envisage. I found their staff to be extremely helpful and went the “extra mile” to ensure that the purchases went through on time.
Pete conducted the initial viewings; I found Pete to be extremely friendly, polite and not pushy at all. Pete answered all of my questions when we conducted the viewings, and if he did not know the answer he pointed me in the right direction.
Rita managed the negotiations on purchase price, and I was left feeling confident that she had acting in my best interest in ensuring that my offer was accepted, at a price I was happy with.
During the purchases, Rita acted professional and promptly to my questions and got involved with Solicitors and taking queries from my mortgage broker when she did not need to – I am confident that without the help of Rita driving the purchases of the properties we would not have completed as quickly and efficiently as we did.

My friend and I rented an apartment from them. Heaters were not working for over 3 months. Every time we called, we were told they'll come fix it within 48 hours. After over a month of calling and sending emails, they said you have to send an email to another department.
We ended Up with no heating for 3 and a half months (September to mid-december).
After quitting the property, I had to wait for 9 weeks to get my deposit. No explanation.
Very bad experience. Would NOT recommend.

Literally theives that don't care about your house at all.
House was in terrible state when move in this year September, lock is loosen and there are rubbish unattended in the back garden. And when we request for repairments, they will try to push the responsibility to you, as they will avoid any trouble like little c*** they are.
You go into the office and they'll pretend they put down information, but I suspect they just put it in the bin after you left, as whenever I call them later and they'll say it's not on their system, despite we got people that can prove we went there (and apparently that's just us trying to make up for our "lies" according to Ken)
Like seriously, this company can just collapse and shut down and no one will be sad about it and it will make everyone happier as there will be less "fraud" company trying to rip off students

I rented a house from them, found them a complete rip off company, top to bottom unprofessional and rude staff after selling you the contract.
They retined my deposit even I checked out better than I found.
They ll try to offer short term tenancy contract and then ll never renew the contract for two reasons:
1 To rip off existing tenant by retaining deposit money.
2 to re rent the house and charge them with tenancy silly admin and processing fee.
They also give details to companies for their own unpaid bill.

My son & his friend hire 2 bed room apartment from this estate agent company. Key was given from people working there. Place was in awful condition. We have to clean the place through out . Place was left uncleaned for months . Lots of rubbish was left in the storage cupboard. Reported about broken toilet seat. Nothing is done. These people are only interested in collecting money .

Awful experience. Rented Sept '16- June '17 and had the worst time.
Severe mould appeared in every room and when I rang up in an emergency as water was dripping through my ceiling BY MY LIGHT, I was asked to send an email in with the issue. When they came round to inspect the property, I was constantly told that they couldn't do anything without the landlord approving it, and that our landlord was being very difficult. As an agency, it is their issue to deal with this, not continually fob me off when I complained about these issues, none of which got resolved or even ATTEMPTED to resolve. To add insult to the injury, Envisage then took half of my deposit away with no explanation. By this point, the house was covered in mould on almost all walls, wallpaper was peeling off the walls and ceiling in my room from the water and when the agents came to collect the keys and complete the inventory, they told me the house, considering the condition, was the cleanest out of all the properties they'd seen so far! Yet Envisage are ignoring all my emails and phone calls asking them to provide a breakdown as to why half my deposit has been taken.
An absolutely ridiculous company and incredibly unprofessional. DO NOT RENT WITH

When obtaining a property let from this company, ensure that you take photos of the property before you move in and photos when you leave and check out. Also take a photo of the check out tenancy report. Keep everything and also keep emails that you send to the company. This will save you a lot of hassle later on when some unscrupulous landlord tries to charge you for something that was not there when you left the place. If you are unfortunate to get charged, email your evidence to My Deposits
( the scheme that protects your deposits) they will deal with the issue and assist you to get your money back- we certainly did!

Don't do it; we all regret choosing them.
When I moved in on September, I didn't even have a key provided for me, for at least a week. They even had to test their spare keys to find mine. This bad start only got worse with a plethora of house faults from moving in: bathroom lights not working, broken locks, broken tiles, and even some broken beds. They claim no responsibility to help you there, so enjoy the comfort of broken facilities whilst knowing you'll being charged for everything at the end of the year. Unfortunately for them, we have photographic evidence that shows all these faults from the start. Seriously, they were awful. The ceiling was leaking water from the upstairs bathroom into the lounge and they never believed us until we sent video proof and explained how it can cause damaged, so they were forced to revamp the bathroom (weeks later). The incompotent staff even got my email address wrong and never replied to my emails. They also fail to show up on time (or at all) during house viewings too. They just barge through when they want (even on different days after notice).
Advice: Seriously, find somewhere else. However, if you are unfortunately stuck with Envisage, then document and picture everything from day 1 to use as evidence because they will try to con you over as much money as possible. For our property, they repaint the rooms every year so expect an automatic [£45] charge out of your deposit. They even charge for 'outstanding utility bills' on a bill-included house!
I'm a student who's just graduated and Envisage have absolutely been the wost lettings experience I had whilst in Coventry. Admin fees and rent is priced ridiculously extortionate compared to others. Honestly, this is just the tip of the iceberg on complaints; Envisage will be lucky if all the 7 other residents don't all complain... nevermind when our guarantors get involved (and they will). This review is just the start.

This appears to be a fair company. After 12 months in a student accommodation the full security deposit was returned. The students obviously left the accommodation in a very good state, and not dirty, but sometimes you hear about landlords and agents who will not give all the deposit back to students, even if the accommodation is left in a good state. This company will treat you fairly in my experience. If you don't get your deposit back here, it is probably likely you have departed with more repairs than can be put down to normal wear and tear or it needs a deep-clean as you have left it in a disgusting state.

My friend and I have secured a great flat with envisage, where we were showed around by a nice/informative agent. We were told all about the property with time to look around, and advice about how to secure the property, it was a fast and efficient process.
£300 (per person) the admin fees are a little steep, but Louise Findlay at the office was lovely and very helpful, and all the paperwork and payments were processed quick and efficiently. We look forward to renting this lovely flat with envisage for the next year, thanks everyone!

Envisage have been helpful from start to finish. I received market appraisals from several Coventry estate agents. Envisage offered me the best rate of all the agents. However this was not the deciding factor in choosing them to sell my house. The reason I choose Envisage was because they were the most prepared for the valuation, the most friendly and offered the best advise. Pete came to value the house and was very helpful and honest. Kabir has dealt with the sale and been brilliant, he kept me informed and helped me to get the best price possible. I accepted an offer just over a week after the property went on the market. Huge thanks to all at Envisage. I highly recommend.

I am a student currently going through the application and letting process with Envisage lettings, and I can say thus far they have been nothing but helpful in regards to consideration of timing payments with student loans availability and even being available to answer and questions at anytime with the attempts to achieve all requests and queries in a timely manor. Not to forget that they listened to the request of the type of property we have been looking for and gave a good variety of options which allowed us to narrow it to a property. I'm a satisfied customer so far !

Extremely helpful and friendly staff. Went out of their way to show me around more than once to show me and my friends around the house.
The process was dealt with in a highly professional manner, and they did everything they could to make sure all of our needs were met. Louise has been brilliant in helping finalise the details for the house, I couldn't have asked for a better estate agent!
I would highly recommend them for any students looking to find a student property.

Recently rented a two person flat with a friend and we have generally been happy with the service provided by Envisage. Louise Findlay in particular has been amazing throughout the process always replying quickly to emails and has generally been very friendly and helpful.
The only real negative we have encountered was with the handing over of keys as there seemed to be a lack of communication between the landlord and the estate agent over cleaning the apartment. (It was not professionally cleaned as stated in the agreement)

Such a lovely and stress free experience, I was showed around several properties by Manny who then booked us in to view a few other properties that matched our budget and recommendations. He was very friendly, full of energy and was full of information about the house.. I would recommend Envisage to other students :)

Envisage have been brilliant throughout the whole process of finding a house for our second year at university. Louise Findlay in particular has been especially helpful and made each step of the process really easy. The only thing I feel envisage could improve on is ensuring the people showing clients around the properties know there stuff, because the residents knew a lot more than the estate agent who was showing us around, even simple questions regarding available parking.

Letting agency from hell.
From the day we moved in we've had an absolute nightmare from the toilet literally flooding the bathroom from day 1, no heating or hot water for a week and the meter in debt, 4 weeks to get a washing machine replaced, bedroom ceiling leaking (which hasn't still been seen to 5 weeks later) and countless other things including mould covering every wall. The competence of the staff is literally non-existent, every time there's a problem they say "we will pass it onto maintenance" and a week later we get the "oh sorry we forgot" or "can you email them instead"? Nothing has gone smoothly with this letting agency and NOTHING will get done unless you chase things up every day or go into the office. All of my housemates have letted properties in Coventry area before and they have ALL been a dream compared to Envisage. Just save yourself the hassle and find somewhere else. 0/5.

The whole process was dealt with in a very quick and professional manor from viewing to completion. Peter the estate agent who showed me around my property was very helpful and knowledgeable about not only the costs and maintenance of running the property but also the general area and amenities such as transport links motorway access bus routes shops Dr's surgery.
Peter was also kind enough to give me a lift to the office to complete my application once I arrived at the office I was given a seat and made to feel welcome. Peter introduced me to Lauren who was very helpful she talked me through all aspects of the tenancy agreement pointing out all literature I needed to be aware of and explaining in detail any queries I had regarding the application. After only a matter of 20 minutes or so I felt very confident and comfortable in paying and signing all the required forms and deposits .
All had been explained to me in full and I left feeling more than happy with the experience from start to finish.
I would highly recommend using Envisage lettings Coventry I found them to be a very professional company with knowledgeable and easy to talk to staff members.

I had been warned about Envisage but thought I'd look at some of their properties with an open mind. I arranged a viewing 3 weeks prior to the date that I wanted to view the properties as I was travelling a good distance and wanted to ensure that I would see the properties I requested.
I was told the day I was due to travel (I had also booked a day off work) that they couldn't contact the tenants and all viewings had been cancelled, I decide to give Envisage a second chance and rearranged the viewing 2 weeks later.
I contacted Envisage throughout the week to confirm my viewings, each time I was told that I would receive an email confirming my viewing times at 6pm the day before. Why they couldn't confirm viewing times before then I have no idea! I contacted Envisage in the morning I was due to travel and was told a location about where to meet.
I travelled 2 hours to get to the first property only to then receive a phone call saying that they had cancelled 4 out of 5 of my viewings. I decided against using this Lettings Agent and didn't even see a single property! Absolutely awful customer service, avoid at all costs!

Dealt with Louise who was extremely helpful and understanding of our situation with regards to arranging student accommodation for the following academic year. Having had 2 tenants pull out at the last moment, we were kindly given extra time to find 2 new tenants to replace the previous ones (at her expense).
Now have begun the final stages for finalising our accommodation for next year which has been going very swiftly, especially with regards to the promptness of email correspondence, would definitely recommend.

They have all been more than helpful within the office, and have sent someone out straight away if there has been a problem.
I would recommend them as an estate agent, and I would probably use them again in the future.

Urge all students to stay away from this agency. Incredibly unprofessional people and the owner does not even use his real name! We was left with no heating throughout the winter period and forced to pay off debt from previous tenants! The staff there are known throughout coventry as highly aggressive, every individual I've known who've rented with envisage have had horrible experiences. Please save your money and put it elsewhere with competent people. What made it even worst was that our landlord tried to even block our numbers and took us for absolute idiots when it came to bills!

I don't even know where to start on how dissaponited I am with their service.
Condescending and patronising staff even from the begining of the process. That is what you get for £175 per person!
We signed the contract, sent all the money (£2600) and 3 hours before moving in the house they let us know that we cannot move in anymore. They caused so much stress and distress that we decided to take them to court.
I URGE YOU NOT TO USE THEM IN ANY MATTER!!!!

This is Zhiyi Hong. Google doesn't allow me to reply the agency's reply. I told the staff that I signed the document for my roommate with his permission!!! They didn't believe me. So I called my roommate come immediately. Once my roommate arrived, he explained he gave me the right to sign for him. I have kept the evidence and reserve the right to sue you for defamation. I never admitted that I signed the document without his permission. What I said to your staff was my roommate gave me the right to sign for him!!! Also, why you don't explain about the £10? With a guilty conscience? I think you have lost all sense of shame. I don't want to argue with you here as it is meaningless. Give back my money or I will make a complaint to ASA!! I will never leave my money to you, even 1p!!

Very ridiculous experience of renting a property from this agency!!! The manage is rude. When I asked the deposit back, my roommate gave my the right to sign the document for him. They didn't believe me and insisted to see him. When my roommate came, they said would give full amount of the deposit back as the agreement with landlady, however, they still took £10 from the deposit without any notice!!! No honesty! No manner! Do not trust this agency!!!

They held my deposits for half a year after I moved out. During the year, they had been telling me to wait whenever I email and phone them. All the responds were 'please wait for another week'. So disappointed. Moreover, the staffs are all so rude and racist. Please do not trust this company!\
The funny business owner (Steve Shergill), claims that we had a BBQ inside the house and holding our deposits forever, how funny is that haha! He provides absolutely no evidences for the claim and refuses to comummicate with clients. However, we do not really care about the deposits money but the way you making money out of international students like us just makes me sick. Your company's reviews from your clients represents how bad your company is, i don't even need to argue with you anymore. Good luck with your business in the future Steve!

Very unpleasant first student housing experience. They're lazy and sort nothing, been waiting 6 weeks to get back door fixed, won't open and is a fire exit. Also lived second mouth of tenancy with no heating in winter, was not reimbursed any money that we paid for this essential even though we didn't have it.

I had been warned about this agency before but as I really liked the house I thought it would be ok. I was wrong and I am no longer interested in the house or any of the properties that Envisage Sales and Lettings manage.
I felt like I was being rushed into securing the property as they were trying to get my friends and I to pay the agency fee (£160) as soon as possible, even though we had not seen the contract yet. The agency also told us to pay in cash which I think is very usual as it is normally a bank transfer; so that everything is on record. The reason being 'because there is no card machine'.
I asked my Dad to call the agency as I felt as if I wasn't being taken seriously as I am a student and l do not have much experience in this field. In response to my Dad calling, the agent then called me saying that my Dad was 'rude' and that he wasn't feeling up to renting the house to us anymore. I personally felt like this was very inconsiderate and unprofessional.
The agency has commented on my review saying it is 'untrue' and that they will seek legal advice for slander but this is my experience and my opinion of what happened and I just want to shed some light onto this situation.
