I have been a Landlord with Cloud9 for almost 10 years (since they started) and they have also sold 3 of my properties. Having used many of the other agents in Coventry before I can confidently say Cloud9 are the best I have ever used and here is why:
- Their internal CRM/letting systems are superb. This means they stay on top of all my gas safety check dates/EPCs etc. They stay on top of all the important dates and not only inform me of when things are coming up but pro-active organise the necessary inspections and just ask me to approve things.
- Automated rental statements sent to me every month (with any agreed maintenance costs deducted so I don't need to worry about paying additional contractor invoices).
- They will always send a courtesy email if tenant is paying rent by cash and the rental payment will be delayed by a few days, or if for any reason the rent is late from the tenant then they email me in advance and let me know they are chasing. Happens rarely but it's good to know how proactive they are.
- Maintenance - They have an excellent internal maintenance team. This means I as a Landlord am charged extremely reasonable pricing for any maintenance work required (and yes I have compared their prices to other contractors, they are always the best and the lowest).
In addition to this, they send me WhatsApp videos and photos of the maintenance issue and then send me videos and photos once the fix has happened. I have so much trust in this team and really appreciate them going above and beyond to look after my properties, tenants, while also getting my costs down.
- Very responsive - If I call to ask for an update on a property sale or something and the individual I need to speak to is busy, Cloud9 take a message and I ALWAYS receive a call back or at the very least an email update.
- Sales and letting commissions are very reasonable. Especially for the service they offer.
- Everyone on the team is super friendly, respectful, professional and helpful.
I have so much trust in Cloud9 and their integrity. I am so grateful for everything they do to take away any stresses of letting/selling properties for Landlords. I don't live close to the Coventry area, so having a team I can trust is crucial.
I do not go anywhere else for my property rentals or sales in the Coventry area (as mentioned before, I have worked with most other agents in the Coventry area and there is a reason I ONLY use Cloud9 now). Hugely recommend these guys.... Rosie, Sanj, Majek, Jonathan, Dillon, everyone else, thank you so much for all you do. I really appreciate you.

Oh, really? I just saw this.
So how come I won the dispute when an adjudicator came in? I received over £700 end of tenancy charges from cloud 9, but the adjudicator only awarded a reasonable £70.
If you really cares about your rating than be fair in your dealing with people. Instead of defending with lies and insult at least be professional.
(I know people that experience the same, if you can charge me over £700 for an unfurnished apartment and in the great state I left it. I can confirm it is just your normal routine to charge an unreasonable amount as end of tenancy charges. But most people do not know their right and what is regarded as damages and normal wear and tears, what is the tenant/landlord responsibilities and so they just pay the amount).
How come you never had issues during all the routine inspections during my tenancy, but came up with over £700 end of tenancy charges?"
It's a shame you have no politeness, and formal etiquette in responding to honest criticism.
I wish I could add end-of-tenancy inventory here to show how I left the property spotless.
