Had a viewing a couple of weeks ago with a viewing representative called Sophie. So rude and arrogant. Gave us no information and left after 10 minutes. I actually wanted to make an offer but they lost the sale due to her extremely poor service. Would never recommend using Granite Lettings!

Had to terminate my tenancy due to personal reasons. According to their policy, I have to keep paying rent for the empty flat until a new tenant is found BY THEM. I could've been fine with it but they sure took a LONG time with it when obvs there was a high demand. They also started to become unresponsive/ reluctant when asked about my deposit back. Also they insist on keeping ALL communications via email to "keep things on record" which I understand but it really just makes things 100times slower and more difficult some times seeing how not everything can be easily explained through text.

Excellent in all aspects from the top down. Having used various different lettings agents over the last 10 years, I can honestly say that Granite Lettings have provided me with the best service out of them all. Every member of the team is professional, helpful, quick to sort problems, and more than happy to offer advice if asked. As an independent agent they really care, so you get a very personalised service, unlike with some of the larger agents. I live abroad and can sleep soundly knowing my property is in good hands, they treat my flat as their own. Thoroughly recomended.

Having just sold my house with Granite, I couldn't recommend them highly enough. The team were excellent from start to finish. The house had been up for sale for eight months with another agent as I had assumed that some local knowledge would be beneficial.
After speaking with a number of other agents we decided to go with Granite. Colin gave us great advice on how to make the property look it's best and the improvement in the pictures and videos from that of the other agent was massive.
Viewings were conducted by Sophie who was excellent and kept us promptly up to date with any feedback.
We had three offers and had a sale agreed within two weeks! The rest of the process was managed really well with Wesley and Colin chasing up the solicitors regularly and keeping us informed of the progress throughout. Thanks for a great service!

They only rent to people who have been with same UK based employer for 3 months and have 4 years credit history within UK. They never tell you this throughout the process unless you ask. They also never answer the office phone. After arranging viewing, no contact number or email of agent was provided. Viewing was at an odd place very hard to access and no way to connect with agent. Due to these reasons I wouldn't recommend them. Also the house was worn out and extremely old with half the appliances not working during viewing.

Unprofessional agents, substandard lettings.
The water heater in the flat I rented with them would break down regularly, this meant that we would often wake up without hot water.
It would take their maintenance team DAYS to come fix it. All of the time we would be without the ability to have a shower.
I found out on one of the regular (eventual) maintenance visits that the water heater was well past its lifespan, and should have been replaced several years ago. However the property management were too cheap to replace it.
I got no apology, no acknowledgment of any issues and then they tried to claim most of my deposit for wear and tear on the cheap furnishings.
I would recommend that people avoid using this company as much as you can. They have been the worse estate agents I have ever dealt with in my years of renting.
Edit for Granite lettings: suspicious is that most of your 5 star reviews sound like ai responses.
The flat was in tobacco factory if your “maintenance team” are also struggling with your system.

Very poor experience over the phone. Never had any issues with any agency, it looks like they only want to rent to people who has more money on paper. The person I spoke to treated me badly. I’ve been even told that they are an agency that do not accept people on low income even with home owner guarantors. I feel it is a massive discrimination as many people nowadays are working as self employed and doing a great business, but they are on a low net profit. I thought in that case a guarantor is a solution , well not with this agency. I have always been welcomed by any agency with my guarantor, with this agency I couldn’t even book a viewing. I would NOT recommend.

"They cant provide online viewings" - crazy even after covid!
Their tagline is "Your stepping stone to the city" but when we spoke to them about needing a digital viewing as we are moving from the other side of the country they couldn't help and wouldn't let us rent without a physical viewing.
I tried explaining how this doesn't help people moving into the city from outside but was met by defensiveness rather than trying to understand customer feedback and requirements. "It's not the agent's fault you can't travel".

For five years I rarely had to worry about the property which was a great relief given that I live abroad now.

In September 2020 I rented a property managed by Granite Lettings and lived there for more than a year. They have been very helpful during this whole process and even let me postpone the move-out date twice. It was my first home in the UK, knew nothing about it, but the team always assisted and helped me. It is true that sometimes maintenance issues may not go as swiftly as tenants wish, which was true in our case as well, but it is almost never the letting agent’s fault, mostly the landlord and the maintenance team’s.
I opt in for zero deposit when moving in, and despite there was some wear&tear they did not request any payment. Further, on the move-in date I complained that the flat was not impeccably clean. When moving out they let me leave it in the same condition, without any problem.
The reason of moving out was because I wanted a pet, Granite tried hard but the landlord didn’t let due to their insurance conditions.
I would like to thank Mr Collins & Ms Kate very much. Would rent again with Granite Lettings.

Recently used Granite Lettings to secure a rental property in Manchester City Centre.
Their professional and friendly team guided us through several viewings until we found a property that was right for us.
Checkin went incredibly smoothly and much much quicker than previous checkins that I’ve had with other agents. Everything within the FTTA was fully explained in easy to understand terms.
Renting is always difficult and as expected on move in day you find the odd niggle or fault. Granite have been great arranging for any maintenance teams to attend quickly addressing concerns and issues. Or contacting the landlord on our behalf to put things right.
Communication via email has always been quick and friendly, replying to queries and concerns within 3 working days.
It’s really hard finding a letting agent that wants to work with you as a tenant to do the best by the landlord and ensure that the property you’re renting is being kept in the best condition. I’m pleased to say that with Granite Lettings on our side it’s been the most stress free experience and I’m very happy to be letting via them for the foreseeable future! Proof that not all letting agents are bad!

Granite Lettings is biased to the landlord all the way, do not rent through this agent. Worst experience compared to all other agents - rented on/off for 20 years. Overpaid rent, never repaid to date despite assurances - emailed GL, contacted owner directly who moved back in as soon as we left. Evicted, charged a fee to bad reference and attempted to make us homeless.
Wesley Hopwood reported us to the police for "harassment" for my google review. He contacted my professional body, to try and disprove my legal qualifications! The police told Wesley Hopwood, a review was a civil matter, not criminal!
Complete breakdown in relationship between Granite Lettings and ourselves after first week, only communicated via email thereafter, owner refused to get involved.
As two professionals, a Consultant and Barrister, didn't realise estate agents are unqualified and UNREGULATED by the Government. It is optional for agents to be part of a redress scheme funded by agents which brings into question their independence. In any other profession this pair would have long been shut down/struck off by now.
Our complaint to The Property Ombudsman was made at the start of our tenancy, should've lodged at the end as new issues were not considered. PO stated that they cannot perform the role of a court/Judge and could not find against the agent under their rules even if they wanted to. Wesley Hopwood responded with a 14,000 word dissertation.Shame he couldn't invest that time in doing what he's paid to do - looking after tenants. Nightmare tenancy throughout.
Provided false spare key to garage so owner could access and empty at her convenience.
Property not cleaned adequately confirmed by an independent company. Agent makes a profit from the landlord by organising the cleaning but organises a quick half baked job then expects tenant to leave the property in a better state than it was given. Will use this as an excuse to deduct monies from your deposit.
No inventory ever signed off because Wesley and Collin refused to attend the property to agree it despite repeated requests. Kept insisting inventory to be returned within 24 hours of us signing the contract - on a Sunday at their offices 4O mile round trip though contract stated 48 hours. Yet their offices are closed on Sunday and have no physical postbox as covered with metal shutters!
No instruction manuals for central heating/water provided - had to repeatedly request, claimed had left in a folder in the kitchen. Illegally no deposit information provided, had no clue which scheme our deposit was under for a while nor did we receive any accompanying information.
Misled to believe emails checked throughout the night in case of emergencies.. Within 24 hours of moving in, found furnishings agreed on inventory had been removed and items left we did not require despite paying a higher rent for fully furnished. No vacuum cleaner or tv provided in the kitchen amongst other pre agreed items. Took 10 days of negotiations to remove unwanted items.
Unable to conduct property checks in a reasonable manner. Used bullying tactics claiming they could enter with 24 hrs notice. Clueless about landlord and tenant law. Hopwood couldn't even pitch up to a property inspection, eventually sent Colin Currie who simply didn't bother showing up at the agreed date/time under the guise he didn't have confirmation if every single room was accessible. Finally attended, tried to take pictures of every room in the property. This pair will try every trick under the sun so be warned.
Tenancy terminated due to owner's early return from HK despite being told she would be abroad for 2 years; tactic used to lure tenants.

Very disappointed with Granite after what was a positive beginning. They were unresponsive on our deposit until the last day allowed by DPS and then attempted to charge us for cleaning and a broken fridge handle which wasnt present when we started. We left the property in great condition and responded directly to their charges as we were shocked that they would have the audacity to suggest it needed professional cleaning but they refused to engage and just sent it to DPS. Luckily the DPS were reasonable and saw that they were attempting to use very deceptive photographs as 'evidence' that there were cleanliness issues and gave us the vast majority of the disputed amount back. The missing fridge handle was even missing in the evidence they submitted to the DPS as proof of original condition, which just goes to show they didnt care and were just chancing it to get whatever they could. The staff were friendly in person but the manner in which they conducted themselves in every other instance makes Granite one to avoid.

Granite was recommended to us by a friend and so far we have been impressed with their service. Their commision rate is very competitive,, they are quick to reply to any questions we have had and any issues are dealt with promptly. It is still early days for us but, so far, very good! Worst estate agency I've worked with. Bad communicators. They tried to charge me hundreds of pounds for defects that were all present in thier initial itinerary. As the itinerary was virtual I couldnt access it, had to wait for them to give me access whilst I was under time restraints to dispute thier claims. Basically they tried to put me under pressure to get money they didnt deserve. Be very careful and take your own itinerary.

Excellent speedy service from Colin and Wes. Within 10 days, they managed to rent my apartment out at my asking price and under extraordinarily difficult lockdown circumstances and in accordance with accompanying procedures in place. Pretty dire agency. Fortunately we didn’t have to deal to much with them, but don’t expect any customer service when you do.
Our washing machine broke and took a full 4 weeks to get a replacement. All correspondence was done via email, as they either refused to take calls or on another occasion was told the person I was after was ‘in the toilet!’. They just lack any basic customer care, and was treated very much like another number and an inconvenience to them.
Getting the deposit back also took a full 2 months. Wouldn’t use unless you have to.

We have been tenants with Granite for just under a year now and have found the company and staff to be very helpful. In particular, our boiler stopped working a couple of weeks before Christmas and the team were extremely helpful and got engineers out to us very quickly, sometimes twice in one day, which was much appreciated. My carpet cleaning company, Doctor Carpet Ltd, has been regularly employed by Granite to clean the carpets at their rental properties since 2011. In the 9 years we have spent working for them, we have found them to be nothing short of brilliant in every way a service can be - at communication, troubleshooting and at dealing with all matters urgently and efficiently. To top it off, they are genuinely lovely people to work for. The team run a trustworthy company, and I highly recommend them.

Extremely slow to respond in critical situations, we've been locked into our parking gate at several occasions and received feedback that they couldn't help us to get a new remote control to open the gate (in eventually our neighbour gave us a spare one - never got help from them getting a proper new one). And there are multiple other examples of bad support whilst our rent was definitely not cheap for Manchester definitions.
Off the back of that we've waiting approx 30 days for feedback on our deposit after leaving the apartment in immaculate state, and are now trying to hold back a massive chunk of our deposit for things that were already there when we moved in - it's an absolute scam.
We've moved out over 2 months ago and are still waiting for our money - there is no movement whatsoever. Very bad experience, I won't recommend going with then if you've got the option.

I use a different email when I signed up. Don't claim we haven't communicated, thx! They cancelled viewing with 50-mins notice. I've met other agencies that have properties taken off market just before viewing. Yet, some would let me know hours beforehand, and some would tell me the fact, but would still be happy to view if I wanted, given notice being too short.

We renting our last apartment for 5 years from Granite Lettings. Superb service throughout. Whenever we had any issue, they were quickly resolved and never had to chase for anything. Exactly how all letting agents should be. We moved out last month and wish we could have taken Granite Lettings as our letting agent with us.
We've now with another Manchester based (unnamed) company. They have already been dreadful in the first 2 months...

We used Wes and the team at Granite to sell our house in Sale. First class service from a professional business.
We had approached a few other agents to look to sell but none matched Granite with their local knowledge, speed of response and service to make sure that when it went to the market it presented in the best possible light.
Even better news was that they managed to get above asking price (way above our expectations and above the market indicators from the web) within just 3 days of putting it on the market.

I movee into an apartment managed by Granite in 2015. Upon moving in it was clear it had not been professionally cleaned as promised. Dirty laundry, magazines and empty bottles were left on the floor, the fire alarms had been removed by the previous tenants. One of the windows had been superglued locked. The boiler didn’t work properly. Most of the lightbulbs had been removed or were broken. And worst of all THERE WAS A BEETLE INFESTATION. We documented everything and spent several months having repairmen, pest control companies and various engineers visit to get the property to a safe and liveable standard.
During the three years of living there, we had very few issues, but when something did come up, it would take Granite a long time to contact the landlord and authorise any repairs.
We moved out this year, and left the property in a much better condition than when we had moved in. We took photos evidencing that it had been cleaned and tidied in readiness for the new tenants.
Granite wrote to us stating the landlord wanted to claim £64.30 for THREE lightbulbs to be replaced. Two of which were in working order when we left, and one of them was never functional during our stay as the fitting was outdated and needed replacing. The landlord had been aware of this initially but never bothered to fix it. He also wanted to claim £120 to have the apartment cleaned, despite it never been cleaned when we moved in.
We called Granite Lettings to complain about the unreasonable deposit deductions, and the staff member was very rude and condescending. He seemed to have forgotten his place, and forgotten his role was to look after the tenants, not just the landlord. They sent photographs evidencing “cleaning issues”. One photo was a single hair left in a drawer. One photo was what looked like two crumbs on a chair. There were photos of items which needed to be “removed” by cleaners which included some handwash by the bathroom sink, and several mirrors and a picture - which WERE THERE when we moved in. Clearly the landlord forgot he owned these items. One photo even stated the toilet needed cleaning because we had left toilet cleaning gel in the bowl!!
It was such a nightmare, and we felt like the letting agency had gone out of their way to look for any tiny flaw in order to justify the landlord wanting to keep a large proportion of our deposit.
In the end, we disputed everything via the DPS website, and except for a £60 “check out fee” which we had agreed to in our initial contract, we were rewarded the rest of the £750 deposit back in full.
Granite Lettings were uncaring and unprofessional throughout.

I am so glad I chose Granite Lettings to manage my property. I had had a different lettings agent for 18 months but the relationship broke down and I was left needing a tenant and lettings agent, while relocating to Dundee, and dealing with one relatives dimentia diagnosis and another’s death and estate needing sorted.
Wesley was extremely pleasant polite and personable from the moment we met, and he and Colin were not only helpful, but also very patient, as I tried to cope with the circumstances in various locations in Scotland, while liaising with them with the Manchester flat. They have never been less than prompt when I needed an answer, and always kept me informed (the one bad review I’ve seen a barrister (why the capital letter b in her rant.) writing ‘your’ and not the correct ‘you’re’?!? is certainly by an angry person, but her description of Wesley and Colin bears no relation to the people I have met, and who are managing my property, and liaising with me, in an exemplary manner.

From the start of our contract they were a breath of fresh air. Willing to negotiate, willing to listen, and willing to treat us as people, not as a sale like other agents we've dealt with. Colin was great during negotiations, and Demi was a fantastic follow-up.
Came home to a leak in our flat one evening, and Demi was brilliant. She was straight on the case and really proactive, willing to spend her evening helping us out. Next day she followed up multiple times, and was round at the flat to make sure we were managing OK.
Although it's a rubbish situation, Demi was super helpful and really understanding, which hasn't been our experience with previous estate and letting agents. Appreciate all the extra effort - it hasn't gone unnoticed!

The team at Granite Lettings have been absolutely amazing during the purchase of our first home. From the first viewing at the property to the exchange of contracts, Colin has consistent, helpful, patient and always there at the end of the phone to answer our queries. The agency have been wonderful at liaising sensitively between us as buyers and the vendors to ensure a smooth purchase, and they have offered advice and reassurance during the queries that naturally arise during the house-buying process.
My experience of a variety of estate agents has been tainted by unreliable, rude and greedy service while we have been renting and viewing properties to buy. But Granite Lettings are undoubtedly the best estate agents we have ever encountered. Colin has gone above and beyond to make sure everything went smoothly with the sale. One example was when we got the property surveyed, Colin went to the flat to have a look at a number of small issues that the HomeBuyers report had raised and then liaised between ourselves and the vendors to get these issues resolved. He didn't have to do that but he takes a proactive role in ensuring his customers are happy. Horrible, Please read other negative comments about this agent and never ever work with them.
When I entered the property it was quite messy. The previous tenant did not clean the house properly. Toilets were full of mould, kitchen hub was dirty, fridge was in annoying situation, and the carpet was marked. I complained to agency the day after, but they told me I can leave the house in the condition I get. At the end of my contract I leave the house even in better condition I get. But they keep my deposit to cleaning a house in which I gave it in unclean condition. The problem is that they never use our deposit for cleaning purposes and the scenario happens for the next tenant.
During my stay in their property they never involved with something that is important for your home. Just take their agency fee and leave you alone. It is awful working with them.

This is our third year that Granite Lettings have managed our city centre apartment. In this time, they have found Tenants, dealt with any unexpected repairs, communicated with Tenants discussing any aspect of their tenancy including renewal and rental cost negotiation.
In short, we have had to do nothing. Colin, Wes and the team do it all for us. We would not consider doing this ourselves after experiencing trouble free renting and complete peace of mind from Granite. We highly recommend this professional organisation.

With one or two notable exceptions I was disappointed with the professional standards of this agency. I would urge caution where the letting agency is not managing the property but is involved on behalf of the landlord. Essentially in these cases they could not care less about the tenant. As guarantor I felt that I was being asked to pay for making good some ware and tear issues that were present in the flat prior to start of tenancy. I came to an amicable settlement with the landlord (who was a very reasonable chap ) but my dealings with Granite left a bitter taste! My advice is to photograph any deficiency at all as evidence prior to signing. One of the directors came over as "too clever by half" and in that sense most unprofessionall

We'd had a bad experience in London and were apprehensive when we moved back to Manchester, but Colin was friendly, professional and very efficient, which took all of the stress out of the letting/moving process. Even after we moved in he was able to help us when we had some very noisy neighbours and we really appreciated his support throughout (and our landlord was amazing too!). We moved into the property at the start of September and so far Granite have been great. Couple of minor issues with the property but they were very quick to arrange repair/replacement where necessary.
We primarily dealt with a Lady called April, who was both incredibly helpful and informative on the whole process and passed over some great advice. Me and my partner have rented in manchester for a couple of years now, and so far, Granite have been incredibly professional and so much better than those we rented with previously.
I have no concerns at all that there will be any issues with deposits as they use the deposit scheme, and also provide and incredibly detailed folder, which contains photographs and a detailed appraisal of almost everything in the property. If they do miss anything, they are very quick to advise that you yourself document the damage or problem at the time of moving in.
All in all, refreshingly friendly and professional. We would definitely recommend letting with Granite.

What a breath of fresh air. After using multiple letting agents in the city for the past few years, you start to think maybe they are all the same... rude, never answer emails, get the simplest of questions wrong, be unable to understand the gregorian calendar or tell the time (yes, I'm looking at you Julie Twist, Bridgfords & Thornley Groves). So, to have a letting agent like Granite Lettings actually reply to your emails the same day, ensure all issues/questions with the property are dealt with promptly and actually do what they promise they will do, is amazing. Well done Colin & Wes and the guys at Granite. If only all letting agents would follow your example.

The director of this company shouldn't be allowed to use a stapler, never mind be involved with something as important as your home.
My experience was such that I complained to the Property Ombudsman. After filling in a few forms the Ombudsman found that:
- They come in to your house when not invited to show other people around.
- They don't have any understanding of the Tenancy Agreement and the tenants rights.
- They don't run the business professionally or keep details of correspondence.
For very little effort I received both a moral victory and £25.00 damages. I am happy to provide a copy of the Ombudsman's report if you contact me directly and provide free advice on making a complaint.
I urge the growing army of renters not to stand for the current status quo. The truth is that anyone can set up a letting agency, you don't have to have any training and there isn't an ethical code as for many other professions. But that doesn't mean that you have to take their bs and get screwed.
If you've had a bad experience complain to the Ombudsman. It's easy. At best you will get an apology and some cash and at wost you'll give the letting agent some unwanted paperwork - disrupt their kerching for a few minutes. If you don't complain you only serve to encourage their greed.

When my husband was relocated for work, we decided to rent out our first home. We needed to find tenants fairly quickly. Colin and Wes were extremely responsive and we've had issue-free tenants in the property for a number of years now. Granite Lettings manage the property for us, which is great as we are not local, and it's much more convenient for our tenants. Regular checks are made on the property and Granite Lettings facilitate communications between the tenants and us very effectively. Very recently, we decided to put the property up for sale on the market and we did not hesitate is asking Granite to manage this for us. Once again, they've been very thorough and responsive to our requests, and have offered a great deal of advice on attracting the right buyer for the property. We have recommended them to several friends and have no negative experience of working with them.

The Director Colin Currie was not only rude but he sub letted my apartment before the end of my lease WITHOUT my prior approval. Basically what happened was a long standing chain of emails until I got my deposit back. This letting agent was rude and unprofessional. Till this day, I find it weird why he did what he did especially when majority of the rentals in Manchester are made up of international students.

We have rented a flat in the Green Quarter for just over a year through Granite. The service has been really professional and friendly. Any queries were dealt with quickly and thoroughly and communication was excellent. The property was immacualte when we took it over (unlike others we have rented!) and all the admin stuff was dealt with quickly and efficiently at check in and check out. If you're going to rent in Manchester I'd recommend Granite based on our experience. I felt I wanted to comment on this as it contrasts so much with some of the dodgy/incompetent letting agents we have dealt with in the past.
