Absolutly horrible service. No heating because boilers being replaced. They knew the boliers need replacing last year already and instead of planning corectly and doing it in spring/summer months they started in September. Managing agent is not responsive at all and when spoken on the phone - extreemly rude. Contacted partner and had better response. Now , 11th of November still no heating on and only warmish water. And since 2 or 3 years (I don't rememebr now) we pay 500£ a month in service charges for 2 bedroom flat. No amenitis - just lift. No concierge service, no garage or parking, no gym or garden. After one year of asking I recived paperwork for the payments and recipts so I am going through them. But still can't understand what I am paying for such a high amount.... Read more

I was a bit dubious to use another managing agent to look after my rental property after a very bad previous experience.
But Tracey was incredible from the Graves Son & Pilcher team.
She was amazing in every aspect.
Constantly going above and beyond to ensure both my tenants were happy and that I was kept across all problems and correspondence.
I really could not recommend her enough. Always prompt with communication and remained professional and friendly at all times.
Thank you Tracey and the rest of the GSP team!... Read more

GSP took over the block management of the block of 3 flats in lewes - one of which I own.
Since they have taken over, a simple issue of flickering communal lights has not been sorted - I have been passed pillar to post of different people who reply once and then never again. The issue was reported on 23rd January and still isn’t sorted. It could be sorted within a couple hours max if they sent someone out or replied to emails.
I put in a formal complaint and as part of their complaints procedure, you are promised a response within 15 working days. Today marks 20 working days with no response..
I have also requested 3 times in writing for a copy of the insurance document - needless to say this has been ignored too.
**adding since your reply**. You sent an electrician round twice - one time he said the rain caused it. The second he said pigeon netting caused it. You have just emailed me to close my complaint (without investigation) and to say that the light is meant to be on all the time. (It’s not - it’s never been on all the time in the 3 years I’ve owned the property). Your response also did NOT confirm a follow up visit - another lie.... Read more

Completely mismanaged a downed boiler system for many months over winter. They offer a terrible service in which they will attempt to cause you as much harm as they can in order for you to bend to their insidious will of extorting money from people they think won’t know better or are unaware of their rights. They take pleasure in arguing and playing games, my guess because they’re so pathetic in their own lives it’s the only source of amusement and power they will get close to. Avoid them at all costs.... Read more

Subject: Urgent attention required for stinking smell in corridor
Dear Sir /Madam
I hope this letter finds you well. I am writing to bring to your attention an issue that requires immediate attention and action—a stinking, horrible smell in the corridor leading to my flat. This smell has persisted for an extended period and poses a significant hazard to our health and quality of life.
As a resident in Bedford Tower I have noticed a foul odor emanating from the corridor outside my flat on a daily basis. The smell is undoubtedly nauseating, causing increased discomfort and inconvenience to not only myself but also other residents in the building. It is imperative that this issue is addressed promptly to ensure the well-being and satisfaction of all tenants.
Considering the potential health risks associated with foul odors, such as respiratory issues and allergies, it is crucial that immediate action is taken to identify the source of the odor and rectify the situation. I kindly request your agency to promptly investigate the matter and take appropriate measures to eliminate the unpleasant smell.
I suggest the following steps to resolve the issue efficiently:
1. Conduct a thorough examination of the corridor and surrounding areas to identify the source of the odor.
2. Contact the necessary professionals or specialists in odor elimination to assess and mitigate the problem effectively.
3. Implement regular maintenance and cleaning procedures to prevent the recurrence of the unpleasant smell.
4. Communicate with residents about the actions taken to address the issue and provide updates on the progress made.
I understand that maintaining the overall cleanliness and livability of the building is a priority for your agency. It is my sincere hope that this matter will be treated with the utmost urgency and resolved promptly to create a healthier and more comfortable environment for all residents.
I kindly request that you acknowledge receipt of this letter and keep me informed of the actions being taken to address the issue. I am available at the contact information provided above should you require any additional information or need to discuss this matter further.
Thank you for your attention to this urgent matter. I trust in your professionalism and commitment to ensuring the well-being of all residents within the building.... Read more
