Following today's experience regarding the viewing of Acacia Mews, I wish to cancel tomorrow's rearranged viewing and request that no further correspondence be made to me regarding this property or any future properties through your agency.<br><br>My husband and I took time out of our day to attend a viewing that had been confirmed. We arrived on time, waited patiently despite the agent arriving late, and then waited further while issues with the burglar alarm were resolved. After all of this, we were informed that the owner was unwilling to allow the viewing to proceed because she claimed she had not been informed, despite the property already being open and the alarm having been switched off.<br><br>What was most disappointing was not simply that the viewing did not take place, but the complete lack of professionalism in how the situation was handled. At no point did we receive a sincere apology for the inconvenience or the considerable amount of our time that had been wasted. Instead, we were simply asked for our next availability, as though the experience had been acceptable.<br><br>Having travelled to the property, rearranged our day, and waited patiently throughout, I found the entire experience extremely disappointing and disrespectful. It has unfortunately left me with little confidence in your agency's level of organisation and customer service.<br><br>I appreciate that unforeseen issues can occur. However, the way they are managed is what reflects the professionalism of an agency, and regrettably, this experience fell far below the standard I would expect.<br><br>*Please remove my details from your mailing list, and do not contact me regarding this or any other properties in the future*<br>Kind regards

We had a very disappointing experience at our scheduled viewing of a property in Acacia Mews, West Drayton.<br>On arrival, the estate agent unlocked the property and the burglar alarm immediately started sounding. It became apparent that there had been a communication issue, as the agent had to call the seller, who apparently was unaware of the 10:00 a.m. viewing. This created an embarrassing and uncomfortable situation, with neighbours coming outside because of the alarm.<br>While mistakes can happen, we were disappointed that there was no sincere apology for the inconvenience. Instead, we were quickly asked to book another appointment, which did not leave us feeling valued as prospective buyers.<br>We were also disappointed that the online photographs did not accurately reflect the property's size. In person, the house appeared much smaller than the listing suggested, giving a misleading impression of the available space. Based on this, we decided not to proceed with the viewing.<br>Buying a home is a significant decision, and buyers expect accurate marketing, good communication, and a professional viewing experience. Unfortunately, this experience fell well below those expectations.

DO NOT ever let these people handle your property. Annie Khan is a manipulative woman who takes advantage of the elderly that leave their rented property in her hands. She will cut rent short randomly to pocket money herself, or will set conditions on your own property. Absolutely disgusting company

Absolutely terrible experience with Hilton Estates Southall.<br><br>It has now been over TWO MONTHS since my tenancy ended, and my £2200 deposit has still not been returned. I vacated the property on time and complied with all terms of the agreement, yet they have failed to fulfil their basic obligation.<br><br>What’s worse is their complete lack of communication. They ignore phone calls and do not respond to emails despite multiple follow-ups. This is not just unprofessional—it is unacceptable.<br><br>My interactions with Taranjeet and Annie have been extremely disappointing. There has been no accountability, no updates, and no effort whatsoever to resolve this issue. At this point, their behaviour feels dishonest and highly questionable.<br><br>I would strongly warn others to avoid this agency. If you value your money and peace of mind, do not trust them—especially when it comes to your deposit.

I had a very disappointing experience with Hilton Estates Southall. After my tenancy ended, I moved out on time and fulfilled all the terms of my contract. However, it has now been over two months and my deposit still has not been returned.<br><br>I have made multiple attempts to contact them via phone and email, but they consistently ignore my calls and do not respond to emails. This lack of communication is extremely unprofessional and frustrating.<br><br>In particular, my dealings with employees Taranjeet and Annie have been very concerning. Despite repeated follow-ups, there has been no transparency or effort to resolve the issue.<br><br>I would strongly advise others to be cautious when dealing with this agency, especially when it comes to deposit handling and communication.

The agreement ended over two months ago, and the property was vacated on time, yet my security deposit has still not been returned.<br><br>Despite multiple follow-ups, I only receive verbal assurances. Emails are never replied to, and there is no clear timeline for the refund. This has been a very disappointing experience.

Horrible customer service to tenants they lie about there properties beware they hide the true facts about the property such as damp issues mould in the property and rat dropping after the tenancy agreement this gets disclosed then the threaten you to stay there or you will lose your deposit out this estate agency is fraud don’t trust them on property renting matters make sure you read the agreement before signing as they say something and draft something else do not trust them

Terrible experience. When entering the store, my mum wasn’t served by the receptionist and was met with dirty looks. When she asked if there was an issue, she brushed it off and continued to be dismissive towards her. Super unprofessional - I’m starting to see the patterns when dealing with real estate agents in Southall, especially as a black individual. Would not recommend.

As landlord, I had to chase them up for weeks for basic things like getting gas inspections done on time (they still didn't). They ignore phone calls, emails and messages. They just take the year's commission upfront and then don't care any more.<br>6 months into the 2nd year, I found out that I should have applied for a selective license 3 months earlier, I asked her and she took 2 weeks to confirm but wanted an extra £700 to make the application. At that point I just sacked her and did the application myself which took less than an hour. Obviously they did not refund the commission that they had taken upfront.

We bought a house on the Southall Road opposite The Hiltons's office. After we had finished doing the work I by chance went in to their office as I needed to print a document. Raj the owner and I got talking and in the end we decided to give them a go with the listing based on my meeting.<br>Raj and his team did a great job and found us a buyer at a fair price. The conveyancing took a little time which was down to the buyer but we got there. I will be working with them again, they are very helpful.

The worst agents you could go to do not recommend them at all they had kept our deposit of £1400 after going after them for over 5 months they had still kept our deposit of £300 as an excuse of fixing a small door handle which they didn't even know was broken we ourselves had told them about it. also made us paint the whole house cause if they would have done it they wanted to keep our full deposit of £1400.<br>Calling them everyday emailing them and sending My daughter even tho she was at work she kept going to them asking them to give us our deposit. Would never recommend them to anyone.

I wish I can give them even zero star.<br>Nothing truth that's there policy.<br>Feel sorry for customers.<br>I can call some of them commission mafia because they don't follow Gov guide lines at all and still think they're something.<br>I wish in this region all estate agents should be audited by Gov independent Body including there all last few years customers and contractors.<br>Big breach of compliance.<br>You can see how big there and there close family property portfolio's are which mostly mad in last 10 to 15 years time.

Hilton estate is a fake . We had a contract of 1yr with this Hilton estate .first it was like ok cooperating n all .But at the end of contract. Hilton assistance get disappeared after signing the documents. We were told that we will get our advances in next month's. Now two month's cross .no 1 from Hilton estate cooperate with us . N they are saying now will not get money back.i like to tell everyone don't trust this Hilton estate they have 2faces .they are cheaters.
