Been let down time and time again ! Reported several faults several times only for them to send incompetent tradesmen who only stick a plaster over the it rather than fix the problem properly!!! Avoid if this factor is you can because they'll let you down again and again ????????
Hi again,I have upgraded to 3 star's as I was in recently in to report faults again and they were very efficient this time, IB construction LTD and js floors and son where out the following week and rapidly fixed the faults I had so al credit to these guys as they did an excellent job and I would highly recommend them to anyone ???????? Now I'm waiting for the plumber to come and fix the other problems I have,I'll upgrade the star ratings if this is done in a timely fashion like the tradesmen did who were in my flat on Tuesday ! ????????... I have a disability, and use the care & repair service. The handypersons who work there are extremely helpful and kind and have assisted me on two occasions as I struggle with DIY tasks so it is a lifeline service for me. Home Owner, Factor Southside Housing Who Chose the Commual Buildings Insurance Company
Have a crack going down my Kitchen window frame. Phoned Insurance company, they want to know if Rainwater coming through sandstone. If that is the case Southside Housing have to fix. Have telephoned them 3 times and emailed their so called Customer Services with details of damage and informing them that the Buildings Insurance Company they took out Buildings Insurance are insisting I find out if Rainwater coming through Sandstone is causing damage. Sent photographs of damage. Informed I work 3 days a week at flat, gave mobile no and Landline number. Stated I need a qualified member of staff to assess if Rainwater coming through Sandstone, as if this is the case upto Southside Housing to fix. Not bothered their backside sent someone out from Maintenance. Now taking legal action through Toryglen Law Service who are sending Letter of Complaint. So.
much stress caused by them. As far as they are concerned I'm a homeowner THEY TOOK OUT COMMUNAL BUILDINGS INSURANCE WITH THIS COMPANY NOT ME.

Firstly, please ignore the average rating of 3.3 stars. That is because some reviewers have entered in error. Any meaningful review is 1 star.
Our absolutely shambolic journey with Southside Housing Association (SHA) began in December 2021. We had a leak into our bedroom - a ground floor flat. This was brought to the attention of SHA immediately, 27/12/21. They promised that someone would come out.
Fast-forward to February 2022, and following numerous phone-calls and several (unreplied) emails, they sent out a maintenance officer to survey the damage. They mistakenly sent a second maintenance officer approximately 30 minutes after the previous staff member attended. This poor communication was to remain a theme of SHA's service.
There then remained zero reparative action or communication over the summer, despite more phone calls to SHA. On many phone calls, the staff member to whom I was speaking to confessed that there seemed to be little record of the matter being raised, or of the visits by the repair officers. Again, lack of decent record keeping remained a theme.
Fortunately, during the summer, we enjoyed reduced water ingress, as rainfall was obviously less.
However by winter 2022, the water ingress returned. And it worsened significantly. Again, multiple phone calls to repairs coordinators but unfortunately no actual reparative action took place.
Then, over the Christmas holidays, we experienced ongoing, worsening water ingress to our bedroom. This time, water marks began to appear on our ceiling, and spread over 72 hours. Eventually, our ceiling burst, causing a torrent of water from our ceiling onto our carpet. This resulted in a metre long crack through our ceiling, destruction of our carpet and window blinds.
You're probably asking, why didn't you seek repairs when this was happening? Oh, we did. SHA were closed for 2 weeks over the Christmas holidays, with zero emergency cover. So we were directed to City Building (CB), whom SHA use as their go-to builders. Daily phone calls (multiple) and we were told that there was "nothing they could do" as the water ingress worsened. However, once the ceiling cracked they were able to send out someone (who was admittedly very helpful).
During this time we submitted a formal complaint, laid out very simply with numbered bullet points of answers which we were looking for. The water ingress to our bedroom had been raised 12 months ago. It had not been adequately resolved. There was significant damage (> £7000) to our bedroom. This was on the 28th December 2022 that we raised the complaint.
Once SHA returned from their Christmas holidays (5th January 2023) we chased up our complaint and were assured that we would receive a response by 1st February, in-keeping with their policy of 20 working days. This, again, required multiple phone calls and emails, to get an acknowledgement of our complaint.
On the 1st February we were looking forward to getting our response - but were told that the complaints co-ordinator (who themself set the 1st Feb deadline) was on annual leave! And amazingly they then called to notify us that they required an extension by two weeks - and would provide an update each Friday. Furthermore a depute director stated that they would be "personally involved" in ensuring satisfactory resolution to this complaint.
Today is Friday 17/2/23. The second self-imposed deadline is today. Amazingly, the complaints co-ordinator (who set the deadline) is on annual leave again!
The issue is simple: SHA were notified of water ingress to our property in December 2021 with multiple further reminders throughout 2022. Clearly this was going to worsen without adequate resolution. Damage to property was foreseeable and preventable. Moreover, by not taking the necessary action in a timely manner, the potential for greater damage to properties was increased.
We are massively inconvenienced by the inaction of SHA. There is a significant financial loss (when we did everything we could) and our bedroom has been unliveable since our ceiling cracked in December.... Read more

The worst factors ever. They don’t come out to fix things when you email or call. We are still waiting on simple light repairs in the garage and that was first reported 6 months ago. The flickering lights are dangerous for epilepsy sufferers and one light is out completely which is a serious accident waiting to happen as there are stairs. They say they will get back to you about things and don’t. They charge huge amounts per month and many of these charges have been inaccurately shared among the flats in both blocks. The amount of stress they have put us under has been enough to make people consider moving out.... Read more

My flat use to be factors by this company but we punted them as they were rotten. They currently factor the flat next to me and should maintain a bit of ground, no more than 20m2, and have allowed this to become a commonly used and abused dumping ground. This company NEVER follow up on work, are useless over the telephone, expect people to do half their work for them, allow areas to become dangerous to children and other bystanders and basically do nothing and expect to get paid for it. They do nothing. They just want your rent. The staff are very unfriendly and unprofessional. If something in your flat need a repair and something is wrong they just say we will send someone but they don't. One day I phoned them to change the direct debit time but after nearly one months later I realised they didn't do that and the houseing tried to take money in my bank account so I contacted they again and finally I had to cancel my direct debit. Today my partner contacted them several times by phone and email for some problems in the roof. The water is dropping from the roop. We called them many times today. Nobody came for fixing that. This problem appeared last week and that time just a man came and told us the tank source in the laft is broken and went and never come back for fixing that. So this company is one of the worst companies I have ever seen.
In addition during the lockdown all my friends who are living other areas said their housing had come as usual for cleaning the stairs but in our flat nobody came for cleaning during the 6 months,I called the south side housing association but they said because of lockdown we are closed and we can not do cleaning whereas the other housing association did regular cleaning as usual. Would not recommend them as a factor. Especially now that City Building are their default contractor. On one occasion we were charged £80 for banister railing repair. This was done with a bit of plastic netting. Looked shocking and could have been done for 20p. Emails generally go unanswered unless it’s about money.... Read more
