I have been renting a property for the last three years with Coady Phillips and am so disappointed with the duty of care. I have had an any infestation, black mould everywhere in the flat around all windows and in the bathroom, door handles falling of numerous times, fridge leaking and windows and cupboards that wouldn’t open. Every time I would have to chase a complaint up and it became so stressful I was told that the flat owner was tight and didn’t want to pay out, however the way I see It is that as the my point of contact they should chase this up with the landlord and get this action ASAP. I have a 11 month old daughter and the damp is really bad for her health but all I was given was a humidifier and was told to leave a window open Even though I was freezing I would do this but things still never got better but now that it’s freezing outside I can’t leave the window open with the risk of my daughter Catching a cold I can not do this at the moment and the mould is just worsening. The property needs a fan installed but I guess the landlord doesn’t want to pay out although I have paid his rent on time every month for the last 3 years. My electric has also gone up as I have had to keep this Humidifier on 24/7.

After booking a viewing on a Saturday morning, I traveled an hour across the city for the viewing only to be let down by some arrogant and careless letting agents.
I call the agents when I was at the place after waiting 10mins to be told the agent is stuck in traffic and will get there and call you. When I called them again after waiting another 15mins, they tell me the agent came, waited and left. How ridiculous !!! On asking why didn't they call, they had no answers and the person the phone kept repeating the same. Absolute careleness and arrogance.

Dealt with Phil's & team as a tenant: got a great flat, good service & everything was worry-free. Can't recommend more.

The service Coady Phillips offer me as a landlord is superb. There will always be issues along the line, however the difference with these guys is I get a call to tell me its resolved before I even knew there was an issue! My tenants are also very complimentary about the CP Service. Highly recommend.

As a developer I've worked with many estate agents over many years. I find Coady Phillips to be professional, honest and knowledgeable and as such they are my number 1 choice for selling and renting my properties in south London and kent.

Abysmal customer service. They have failed to respond to any letters we have ever sent them and that's during the last five years. They introduced a contract renewal charge which has increased each year without any notification and have not had the decency to respond to my questions. Even sending things recorded delivery doesn't help they deny any knowledge of receiving it. They are partly the reason we moved out of the flat we were living at and 3 weeks later we are still trying to get our security deposit back with phone calls not being returned forcing us to take it to the ombudsman. Avoid at all costs even if it seems like the ideal property its not worth the hassle of dealing with this company.
