Horrrible Agency so unprofessional,they are not helpful ,I’ve been with this agency for more that 7months and every time I need their services or help ,they ignore me ,they don’t send you maintenance people when you request it,also the contract regulations ,notice and agreement are so different like other easier an professional agencies around UK.

Having moved out of the UK a few years ago the time had come to sell my lovely house in London. However, with international travel being complicated due to COVID I had to completely rely on a good estate agent. I consider myself incredibly lucky to have chosen Andrew Lloyd/N17. Despite meeting him only twice in person Pascal Kannas proved to be the most efficient and effective person to handle the sale of my home. As it happened he had to deal with roof repairs, an uprooted tree and a dumped car on my behalf when the storm hit London. I found these problems quite nerve wrecking but Pascal managed to resolve them promptly every time. Despite living abroad I always felt well informed, supported and confident throughout. Having an estate agent like Pascal made this complex process of selling my home under difficult circumstances a truly positive experience.

Very irresponsible agency. They are very deceiving with their adverts. We came across town to view a property and found out that it was on top floor. We explained earlier that its for disabled occupants. Have heard negative things about them from other tenants in our new building. They are best avoided.

Recently moved to this agency. From the onset the process of marketing the property to finding tenants, the administration and the tenants moving in was a seamless transition. Have used other agencies in the past who have been very unprofessional and inattentive to landlords. Gina and her team have gone above and beyond their role in assisting us. Would definitely recommend using their services.

Excellent service overall .....well run service. I live in South London and they rent out properties for me based in South London. I get excellent tenants...no problems with references. I have been using them for over 10 years and even use the mortgage team based upstairs. They find me quality mortgages for no fees.

LANDLORDS BEWARE!! This organisation is incompetent on so many levels when letting out your property to a tenant. Will lie when presented with proof of their incompetence! Incapable of providing a service in line with the housing act! Happy for you to break the law leaving you at odds with the courts! Very unprofessional!! When presented with the facts about their mismanagement of your property, they will lie to you to cover things up. The owner Gina is not capable of running this letting agency due to her negligence and her lack of understanding of the law. Find another letting agent!!

Avoid at all costs, Landlords beware! Your tenants are treated horribly by these people.
Arranging contractors and fixing major issues, such as leaks and mould take ages, with the issue always being blamed on tenants and fixtures and fittings always being cheap, the contracts are never exchanged properly and tone of the voice is rude and demanding. Maybe sometimes their intentions are good but results not so much. Hence, no faith in the quality fo their work from tenants.
Definitely fail on effecitve communication and the tone of correspondence. The works are not thought out effectively either. Removed radiators from corridors - increased condensation. Started works on the floor - left exposed nails on the floor; Fixed the leak form the skylight - it doesn't operate anymore.
The agency is unresponsive, oftentimes rude, does not follow any rules set out by Safeagent and DPS, which they are part of and never follow due process, such as inventories, check-ins and releasing deposit on time. My flatmate's deposit is still outstanding even though he moved out months ago. I moved out as well, and my requests for refunding the deposit were ignored until I underlined the illegality of them holding it. If Natasha doesn't work them anymore and that's why she ignores all the emails, then this should be communicated through her out of office, or alternatively, she should just reply to people?!
The agency is lucky to have amazing tenants remaining at my previous place, who cherish the property and wait for replies with patience. If Andrew Lloyd was ARLA certified, I would have reported them long time ago.

Made my life miserable. They were all nice at first, even though a bit long to warm up. When everything is working fine in the property, they are nice, however when something happens, they are all gone and will even try to put some blame on your rather than understanding the real issues. Also, when a leak reappeared and went through the ceiling via the lights (extremely dangerous), it took them over 3 weeks to come over and fix this. Same with the heating system. Nothing offered in the meantime. They will always be on the side of the landlords, AT ALL COST.
Everything they do is with ta profit in mind (understandable for a business), however quick and cheap repairs are not sustainable and cost more in the end. My advise to the management: retire or get some training in order to finally open your eyes on the real issues here.

They answered to my email after 2 months ..They are liar's .. the funny thing is when I asked to have my cooker repaired the manager answer was .. ( I can't replace it because is just half broken use just half ) even one star is too much

Worst agency I ever dealt with. They never reply to emails from tenants
or agree to fix anything and their practises border on sketchy. Also getting my deposit back was a complete nightmare, they tried charging me for made up damages etc. Any other agency is better.

We were recently dealt with quite unprofessionally by the lettings team. We were led to believed that we had secured the property and we stopped our search. 2 weeks into the negotiation we were told landlord has opted to let out the property privately which meant we had to go back to the drawing board and start searching again. While these things happen, the team should be clear from the beginning and not use interest from renters as a means to manipulate the scenario especially if they have agreed to offer the asking price!

Absolutely unprofessional and unethical agency. Forced their tenants to move out in one day. Refused to answer emails for weeks and when they did, replied in a rude manner with ultimatums.

Yes, it is indeed illegal. Please give me a number at which I can contact someone higher up in your offices.
Today your associate Natasha - an absolutely vile and pompous woman, had the gall to call and say that we would have to pay for an extra day because they did not have anyone to come and take back possession of the keys. Can you believe that? This after being given one day to leave and being threatened. You are a disgrace to the world of real estate and we will make sure the world knows.

They'll make up any excuse under the sun to keep your deposit even if they promise to pay it back. Rented from them for 3/4 years and owed nothing outstanding. Had loads of issues like floods and a fire from surrounding properties, had stock damaged etc and was never compensated for any of it. Luckily I have a lot of evidence and will be starting a small court claim against them to recover losses and deposit in full. I've dealt with many agencies etc and they're all smiles and promises but no substance to it all. I'd avoid them.

I had been renting with Andrew Lloyd for over a year but because of a disagreement over a mattress that needed replacing when moving out but Natasha withheld my deposit for months. Good practice for letting agents is to return the undisputed amount within 10 days of a tenant vacating a property, but she withheld it for three months and I was forced to raise a dispute. Prior to raising the dispute she emailed me saying that if I didn’t agree to deductions they would seek full recovery for all damages caused to the property, for which she listed a whole lot of things like removal of furniture and a deep clean. Mind you I was renting a room in a shared flat. Eventually her manager got in touch saying she had no idea why she hasn’t released the deposit and did so within 15 minutes. It’s letting agents like these who give agencies a bad name. They’re clearly in a position of power which they abuse. There was no reason to withhold someone’s deposit like that, especially as moving is so expensive. Threatening tenants to accept deductions or face loosing their whole deposit is just a horrible thing to do. So knowing what I do know now I would never rent from them again.

I can't believe some of the reviews I am reading. I have been using Andrew Lloyd Estates for letting my flats for many years now and I've always had an incredible service, so are we talking about the same firm?
Trust me, I would be the first to complain if there was a problem but the whole team are always hands on responding to all my queries. Thank you everyone for a great service and keep up the great work your doing.

Use this agency if you're into agents who show up 30min late, can't keep track of appointments, don't acknowledge the woman who scheduled everything & openly treat her as a bystander, and can't be bothered to tidy up the apartment for viewing.

They were the property managers of the house I lived in for 4 years. Could have been more responsive at times but generally a friendly and helpful bunch and quick to deal with issues with the house. Could use some upgrades on document signing/transfer etc but I’m sure they’ll get there soon.

Don't rent from this agency
The do not fix issues for weeks if you have anything broken in your flat
Things like clogged drains...... Wait a week to not get a call back and then hunt them down to still keep waiting ....
You have to pay rent reliably but they don't hold up their end and fix the flat reliably.... Unfair no?
Rude and all hating their job apparently...
