In our case solicitors made it a real trial but our thanks to Colin like a dog with a bone who got the whole mess sorted. Annafield Estates is a company of a generally high standard let down by their lettings manager. We rented a property with them for two years and paid every penny of rent on time, and while Alfie and Ben were always helpful, Lisa went out of her way to be petty and ridiculous nearing the end of our tenancy.
She insisted when we were moving out that “the carpets hadn’t been hoovered as there were no hoover marks” and tried to scam us out of our deposit leaving us alone only when we made it clear we had photo evidence to back everything up.
When we received the house, it hadn’t been cleaned and the neighbours told us the previous tenant was a drug dealer who had to be forcibly evicted. We looked past a great deal of issues in the property for the first few months including a broken extractor, boiler and heating issues. When moving out, we brought a professional cleaner in to ensure the house was looking its best for the next tenants.
I was happy to give Annafield a good review, however Lisa really gave it her all to make it otherwise. I am attaching a video of the “unhoovered” carpet and screenshots from the report. Her list of demands kept growing to the point where she held us responsible for every speck of faded paint in the house which hadn’t been renovated in years.
She sent us the report after harassing us on the phone and learning that we wouldn’t accept her behaviour. The report was copy pasted from when the last tenant moved out. The oven, carpets and curtains were all not very well cleaned- there was also rubbish and belongings in the out house.
Perhaps Lisa could pay the opticians a visit, so she could tell when a carpet “hasn’t been hoovered”. Although she is senior in the company, her juniors have always shown more professionalism and industry knowledge.
She attempted to illegally “inform” us that our rent had gone up after having been just put up (which her colleagues then had to sort out for us). She constantly muddled up conversations, payment amounts and bank accounts and even messed up our contract dates completely. It makes you wonder if she is suited to this role, or just talked her way into it.
I would advise anyone thinking of renting with them to take pictures and videos of everything because Lisa will be on your back to scam you. Watch out for the initial inventory too if it has her name on it, she’ll have left out lots of details so that she can pin them on you later.

I was purchasing a property in Eaton Socon, using a local estate agent and the mortgage lender refused to lend on it due to miss information.
I desperately need to find something else, so as not to lose my mortgage offer.
James was brilliant he contacted me in person and offered me two property suggestions within St Neots.
Colin showed me around the property I was interested in and we agreed on a price there and then, that was on the (date in Jan).
I worked closely with Colin, he was amazing and assisted me with all the solicitor’s paperwork, even hand delivered then to the solicitor’s office at 8pm for me.
Today I have just exchanged contracts, and I move into my new place on the 29th Feb. This is insane.
I never in a million years expected my purchase to go this fast and it would not have happened if I had not followed Colin help and advice. I even changed my solicitor’s firm on Colin recommendation.
I am very grateful to Annafield Estates, and I would thoroughly recommend Colin Chapman and James Gough to anyone needing an estate agent.

The Annafield Estates team were all super friendly and helpful with any questions or concerns we had, and if it weren’t for a conflict of dates we’d have ended up using their removals service too. If you wish to be promised one thing and then at a later stage made out to be a liar then I would recommend this agency
Inventory leaves items out then have no record of being able to charge tenant
Charges for works carried out without giving you a quote
Bad communication
I initially rented flat out then few months later I had to prove I had a share in the flat , this was after I signed the contracts
I have had dealings with many estate agents/ letting agents over past 45 years and These take the prize of how you would not operate
A big thanks to Alfie who offers zero customer satisfaction and projects a zero impression of the brand
I anticipate a reply as with past conversations they will defend themselves
Obviously everybody has a choice but there are good quality agent’s around

Annafield and the team marketed both mine and my partners properties. We were very pleased with the honest, professional service we experienced, from the start of the process with Joe conducting the valuations, Chloe showing perspective buyers around the properties and Keely always on hand in the office.
The process was not without issues as my first buyer withdrew after 14 weeks. I was impressed by the speed Annafield re-advertised my property and found a new buyer. Subsequently, Colin in sales progression worked hard to enable all relevant parties in the sale be kept up to speed to ensure exchange/completion took place within the time scales.

All in all this was a difficult property to sell, due to no fault of Annafields whatsoever. They stuck with it, never gave up and we’re always there at the end of a ‘phone.
Lauren in the Buckden office has been an absolute rock, a very determined and professional young lady. The sales progress team were also very helpful.and reassuring.

We used Annafield for our move back in May 2023. The removals van was too small and we had to arrange separate collection of the final items that wouldn't fit with my parents as we were moving over 100 miles away. The removals team started off great, however they started arguing in front of us which made the moving day a lot more stressful than it needed to be. To top it off, when we arrived at our storage facility the removal guys hit our TV with a moving trolley, causing it to smash. We were told when booking with Annafield that if there were any issues they'd be resolved, which was also emphasised by our removal team following the accident. Annafield gave us £150 as a 'good will gesture' - Which wasn't enough to cover the cost of a new television. A promising start but in the end I wouldn't recommend or use again.

The staff from Annafield Estates were great every step of the way and would highly recommend using them!
Upon viewing the property we've now purchased through them, we had dealings with Chloe. She was very flexible as we could only view the property after finishing work, Chloe was happy to accommodate this. It was clear that she had done her research on the property and was promptly able to answer any queries we had straight away, some requiring a fair bit of detail. This theme was continued when we returned for a second viewing and then in the negotiation stage. A couple of points worth noting are that Chloe was very personable and took the time to get to know us as buyers, secondly, when compared with other agents that we dealt with in St Neots, Annafield were great for knowledge about the property. Others we dealt with hadn't done as much research.
Once the offer was accepted, our sale was handled by Ren who from start to finish was great. She really helped get things over the line. Without her having a contact within our buyers' solicitors, I don't think the sale would've completed as quickly as it did.
If we are to sell this property at some point in the future, we will definitely be using Annafield Estates.

I was really happy with the service received from Annafield in support of the purchase of my property and really impressed with the way that the office was organised.
Sales was my first point of contact, but once my offer had been accepted, I was moved to a team that focused only on closing the sale, which I thought was quite well thought out. Sometimes when dealing only with the initially person that showed you the property, (from past experience with other estate agents) it can be a little hard to get hold of them as they are out on viewings.

We were looking to buy a house through Annafield Estates which we had to pull out of - this cost us £1500 and a lot of wasted time. If Annafield had been honest with us about the complexity of the chain involved with the purchase, we likely wouldn't have made an offer in the first place, or at least placed a conditional offer. What's worse is that no one would take responsibility for misleading us. There are better local estate agents.

Nobody answers phones or replys to voice messages or enquiries really poor communication that is expected from a estate agent I hope they follow to meet expectations as other estate agents do, and response from them saying I should remove my review as it is damaging for business well I'm afraid Wen you act in such a poor manner people leave a review and not only this I received another email
