Extremely painful to deal with. Had to resort to almost daily correspondence and chasing on responses to get help - especially in circumstances where where we lived in a brand new refurbished flat (we were the first ones to live in it) and paid more than +£500 p.w. We had a number of issues with our flat (mostly shower and heating related) and when our shower wasn't working, one of their property managers actually told me to knock on my neighbour's door (who I had never met) and use their shower. They were uncoordinated with other properties in the building - even though they managed the flat below ours, when our shower started leaking into theirs, it took them over a month and sending different engineers to both flats until they realized they coordinate between the two. The icing on the cake was taking over 6 weeks to come to a conclusion on how much of our deposit could have been deducted. Highway robbery if you ask me. Since it took so long and we were so sick of spending all our time dealing with B&R, we just accepted the deductions. There were egregious deductions for many items that are viewed as wear and tear or related to issues that we identified to them during our tenancy. ... Read more

One hell of an experience!!!! I have lived in one of the flats managed by B&R for 16 months. The rent was very expensive as the location of the flat was very central (Fitzrovia - London), but paying a high rent doesn't guarantee you a good management service nor a flat in good conditions. We had problems from the very first day to the last. Some of them were major problems like not having hot water nor heating for months. At the beginning of the tenancy we were dealing with Klara, she didn't seem to care and the list of outstanding issues (leaking washing machine, stains on the walls, broken windows...) became very long. They changed our flat management to Caroline, and she wasn't even aware of the list of outstanding problems. Caroline seemed to care but was just slow and inefficient. Our boiler broke (never worked properly), so we didn't have hot water and heating for over 2 months in the middle of the winter. We had to live in the flat while major works were taken place in it, with different contractors coming in on a weekly basis, broken tiles, an inoperative shower ... Our management wouldn't reply to her emails and calls in days, so we had to find out via linkedin her managers names and emails and escalate the issue. Overall, they have nice flats and good locations in the paper, but you life can be hell trying to deal with them. Find out if that flat you like is also managed by another company before making business with them. ... Read more
