Inexperienced agents who are not interested in helping tenants at all. If you are thinking of renting a property from them please check your contract carefully, be warned as soon as you ask any questions the responses become passive aggressive. They also tried to set my friends move in date before she had even signed the contract so she would have been paying rent for days that she could not even access the property.

Very poor, spent the majority of the time without adequate internet access in the house. There were often pest problems. 1 of the 2 bathrooms stopped working and was never fixed, which resulted in having to share a basement shower between 6, (12 if you include partners). For the majority of the day there was no hot water in this shower. We would constantly have to press dwell to try and get them to fix the property. Plus they tried to withhold two-thirds of my deposit. Would never recommend.

Probably the best housing agents! My last experience in buying a house a few years back with stoneacre was a nightmare and I dreaded it. Google should really do a better job by splitting reviews made from tenants, investors and property sellers for such agencies. Currently they are all mixed and if I were someone looking to rent, I'd go through these very, very carefully to find out what kind of people I'll be dealing with as a potential tenant.
I've had a horrible experience being a tenant into one of Dwell Leeds property. First of all, they don't care at all about the tenants' wellbeing and would often not notify the landlord about complaints made against another tenant. I spent a few years (as I couldn't afford to move) in hell thanks to them not taking any action against a tenant who was constantly abusive, would steal food, make noise all night and just before I moved out, he crossed the last line and assaulted me. Unfortunately, it was just the two of us and the police couldn't do anything. That was the breaking point when I left. My complaints over the years were met with condescension and promises that this is his last chance, while he would stop for a while and continue his appalling behaviour. This is a person who is not mentally fit to share a space with other people. Dwell would lie to new tenants that the house is full of professionals, whereas the tenant in question lives off benefits. Other tenants would just stoically suffer through his behaviour and move out as he was a physically intimidating person. Those who dared complain were met with the same response from Dwell as me, followed by vengeful abusive behaviour from him. Apart from the above, this guy would bring in friends (and women) overnight, blast his TV/audio system, decide to use the vacuum cleaner at 6am in the morning, abuse substances/alcohol (once he was walking naked around the house and knocking on people's doors, likely looking for a fight). This is the kind of behaviour that Dwell and the landlord would consider normal and let their tenants go through.
TL;DR If you care for your mental and physical well-being, under any circumstances DO NOT rent from Dwell Leeds. I can't stress this enough.

Unprofessional and Sneaky. Typical example of an agency whose conduct necessitates new laws and regulations. They advertised a rental property, I made an offer at the asking price via email, WhatsApp and their web form, but they simply ignored it. The next day they increased the rent.
Also, they don't take calls, and ask you to communicate via WhatsApp. So you're just left hanging waiting for them to respond.

They seem very attentive when trying to get you into the property. After that however, communication is terrible.
Maintenance takes forever, they don't give notice for attending the property and they don't answer any calls and email replies take weeks.

I have one thing to thank Dwell for, and that's being forced to make the decision to buy a house, as I could not face another year as a tenant after having lived in a rental property managed by them.
It started out ok - the house seemed pleasant despite the dirty state we took it over when starting our tenancy. Shortly after we realised the boiler was broken (one of three instances throughout the 1 year tenancy), and Dwell were impossible to get a hold of, to organise the repair. It took 1 month to get this done.
In Month 2, huge waterlogs appeared in the bedroom walls. It took 5 months for Dwell to send someone to have a look at this. Nothing was ever done despite the mould it caused and the damage to our possessions in the room, let alone the long term damage this will cause to the building itself.
The fun really began in month 4 of our tenancy, when huge cracks appeared in part of the building - big enough for insects to get through into the house from the outside - and the back door now being impossible to open as part of the building was leaning on the door frame. It's made the house unsafe to live in as there was no escape route in case a fire broke out in the kitchen, as all the windows only opened partially at the top. This was never resolved and ignored for months by Dwell and the landlord.
There were many other issues but I will keep it to these as the main ones. While I do believe the staff at Dwell have good intentions, their lack of communication and acknowledgement of any issues is devastating as a tenant. It's impossible to get a hold of them on the phone and emails seem to only get checked maybe once a week. Contractors have told us they are struggling to get paid by Dwell, which clearly has caused further delays to any repairs.
Definitely do not recommend renting with Dwell.

I've had experience with a lot of letting agents in Leeds, and Dwell have been great.
The property itself came with a lot of issues that developed whilst living there, but Pru was always really on the ball to help. We even had a lot of phone conversations where she was open and honest with me, and put my mind at ease.
Although no longer living there, I would certainly consider renting with Dwell in the future.

Dwell have managed our HMO properties for around 3 years so we are well placed to leave a review. We've regularly had issues around their service but nothing too terrible, there is no perfect agent.
However over the past year the service has got increasingly poor along with them hiking up costs. I know a couple of other landlords that use them that have also grown frustrated with them.
It ended with me trying to leave them. Ross and Jon were obstructive and rude basically blaming me for the poor service I have received. If I couldn't speak to them on their terms and on the days Jons in the office I was the one that was difficult.
I have finally left but they have taken all of my last months rent from me costing thousands.
Use them at your cost (and it will be at your cost because these know how to pull your pants down)

Difficult to leave a review for, as sometime Dwell were really helpful. We had quick responses to queries and when having issues with the backdoor it was replaced quickly which is great.
But from month three of a twelve month tenancy we had a heavy leak in the roof, meantime the walls surrounding the bed in our loft bedroom has streams of water leaking through and making the room damp and walls mouldy. After 2-3 months of regularly emailing and asking for repairs they sent a roofer out who patched up the small area above the bed. He told us personally that the roof was in poor condition and needed a lot of work.
As the winter months came and the rain and bad weather became more regular, it became a theme to have to place buckets, pots and pans at four or more different areas of the house to catch water coming through the roof, this was leaking into the loft bedroom, landing and bathroom which were spread across the house. It was obvious the roof needed major repairs as on a rainy night we were having to get out of bed throughout the night to empty full buckets of water and save the carpet from getting damp.
In addition to this we constantly emailed and received little to no response asking for the walls, which were brown from the leaks and mould from top to bottom to be repaired (as we were not allowed to paint or perform repairs ourselves due to our contract). This wasn't an aesthetic issue, it was a health risk, six months into the tenancy we had to move into the much smaller spare room as the damage was so bad that it was unsafe to stay in the room.
This rendered the largest bedroom, which we chose this property for unusable for more than half of our contract. To which we were offered no repairs, discount on rent or any help at all with this.
In summary. my experience with Dwell was that they ignore your problems and lack in ability to take responsibility. If they don't like your email content as its negative, they chose to ignore, or falsely promise repairs that are never delivered.
When spending your money you've worked for on a property that doesn't meet living standards this is a bit of a kick in the teeth.
Advice - Respond to tenants when they need your help rather than burying your head in the sand. Most of the issues we had would've been simple fixes but instead you chose to ignore them and they created more expensive, time consuming problems which I am aware took a number of months to fix after us leaving the property (I stayed in the local area after choosing not to extend the tenancy, and was unsurprised to see that they'd decided to do some patch work repairs on the problems they'd dismissed and ignored us regarding for almost nine months).
Be wary when using, I don't think Dwell are a bad business, but their service towards tenants could be extremely poor at times.

Just moved out of a property with this agency and i have to say they are one of the worst to deal with. They never ever fix things or come when they promise you have to call them over 10x for any issue to be resolved, it took them 6months to fix a damp issue at the property and 3 weeks to fix a boiler during winter. I am so thankful i am no longer with them and dont have to deal with them anymore.

Travelled a long way to the property to only find out that we are not allowed to rent as a couple. What a waste of time and money! On the phone when booking the viewing, they clearly asked how many people will be living and they were happy with the two of us. When arrived to the property, were asked if we are a couple, and the access to the property was denied with world "no, single people only". Thank you, "professionals" for wasting our money and time. Whoever is going to book viewings with Dwell make sure you have a confirmation from them on the viewing and how many people are allowed. And as for Dwell - make sure you advertise correct occupancy and your workers actually know your properties before booking viewing and wasting people's time.

Was made to believe if I left a 5 star review I'd have a higher chance of getting the flat. This company create a bidding war between potential tenants, the flat I wanted was listed at £650 a month, I got a call from Jeremy the next day saying that someone had offered £675 and if I wanted to beat that stake, then when I matched it he called back saying the other potential tenant has now offered £700 a month. Unprofessional, unfair making tenants pay more than the landlord had requested. At the viewing I was told that if I want my application to stand out then I should offer more per month than the asking price. This is scandalous.

Me and my sister was nervous looking for a property that required our needs. Reason we was nervous was we had bad experience with a previous estate agent due to a lack of communication from the estate agent and didn’t feel like we had no one we could go to.
Our first contact with dwell was amazing. From day one we felt welcomed and comfortable chatting to the amazing staff at dwell.
Once we moved into the property which was so fast and effective, we had been given our own property manager called Teresa who was lovely from day one. Due to covid lockdown restrictions we was worried that we would not have any point of contact but Teresa was on call straight away and welcomed me and my sister with open arms.
We have never came across a property manager like Teresa, she’s lovely, helpful and classes you like a second family. Has always sorted out any issues that may have occurred and which I found outstanding was that she gave you advice, e.g life style advice.
I would like to say a big thank you to dwell and shout out to Teresa who has been one of the best property managers we have ever come across.

IF YOU VALUE YOUR HEALTH - STAY AWAY FROM DWELL
Rented a room in a house share through dwell for £575 per month, the high end of the house share market. Problems after problems as soon as I moved in with the 1st of many happening within a couple of days within moving in.
The first problem was the bath leaking into the hallway downstairs leaving damage behind but nothing significant and Dwell responded fast and got a plumber out the next day which was great.
The 2nd problem was when the saniflo failed with human waste coming back up the toilet and filling to the top and even human waste started to come through the bath plug. Please see pictures attached.
The smell was disgusting and I rang and texted the emergency number given which was the "old" emergency number. Managed to get another emergency number following their procedures for an emergency again to no response. It was only through the non emergency protocols I got a response but the property manager didn't seem to take it seriously saying we'll get someone out the next day not even thinking about me having to sleep with windows opening in winter because of smell. They didn't class this an emergency and did very little to help in terms of resolutions.
The next morning the human waste leaked into the downstairs hallway with urine/poo water running down the wall with a puddle and onto the hallway/stairs carpet. Enough was enough, the damage and smell was that terrible I had to stay at a friends for a week. The human waste came through the light fittings, down the walls, into the downstairs room occupied by another tenant. I wasn't able to use my bathroom for days as advised but after complaining it was stated I wouldn't be able to get any part refund of that months rent because they responded in sufficient time. This is where trust was totally lost for Dwell.
The handymen the landlord/dwell used totally did a cowboy job by just trying to paint over it without treating it. Profit over safety but the landlord granted my request to bring in a professional cleaner to deep clean the carpets on the stairs and in my room but things went missing in the bathroom which dwell just laughed about and never took seriously never mind what things had been taken.
Due to the 3rd UK lockdown, I was granted an early release of my tenancy which was good by the landlord and dwell BUT 2 weeks before the end of my tenancy, the saniflo broke again leaving my bath water leaking into the hallways again leaving even more damage such as plaster and wallpaper peeling off the hallway ceiling, puddle again on floor and soaked carpet stairs and leaked into the basement. The landlord personally have to come and fix it because couldn't get a 24 hour short notice plumber.
Final days in my tenancy, cracks started to appear in my room, along the stairs and downstairs probably as a consequence of the damage to the hallway.
Wouldn't use Dwell again as Ross is unprofessional, comes across aggressive when raising issues and doesn't communicate with his colleagues even when something has been agreed prior.

I was finding it difficult to find a new home in Leeds as I was moving from Buckinghamshire, with limitations of covid19 and distance. I saw a beautiful property which I got with ease thanks to the agent Megan hickey. I called the office to arrange a viewing and from the amazing welcome report was built instantaneously. Megan related to my past struggles with other estate agents companies and I felt she wanted to actually help me as a individual as appose to either a sale or a figure. I would recommend both dwell and Megan to help others find their next new home. It might be a small thing in the eyes of others but I feel I wouldn't be in my new home if it wasn't for Megan. So thank you! You've made what I thought was going to be a truly stressful experience so calming for me and my partner.

I did a viewing with them on a room, the lady who is probably the owner of the agency as well gave me an application form if I decided to rent the room.
When I got back to her. Because my contract at work isn't full time (even though I have other incomes) and I asked for a 3 months contract (which it was the minimum they were asking on the advertisement) the landlord probably decided not to rent me the room (which is ok).
What was not ok, was the agency never getting back to me to let me know if my offer for the room was accepted or denied.

They provided a helpful welcome and they helped with my update of the inventory report. WORST 6 MONTHS OF MY LIFE!!!!
I had a 6 month tenancy with dwell and this has been the poorest experience I have ever had from any estate agents. They lacked professionalism, lied and did not care about the issues such as pest, rats the size of a cat running around the place, toilet blocked and excrement spilling all over. Finally when they called a pest guy out after nearly a year it was originally raised because we had to threaten them to report them to council they did something. Compete nightmare. Bb went down after place infested with flies due to dead rat corpses rotting away in the summer heat. ADVISE TO ANYONE STAY AWAY FROM THEM!!!!

Really great service from Lucy & Teresa. Lucy helped us move in, just as we went into lockdown. As you can imagine this was such a stressful time but she did a fantastic job and was extremely helpful. Teresa did our inspection and was equipped with all relevant ppe. I have 3 properties that are managed by Dwell and one of the properties does have a ‘slightly challenging’ tenant!
Teresa Gray who is part of the Dwell team has been fantastic regarding dealing with this tenant on a number of issues. There has even been one recent incident where Teresa was off work ill and still managed to sort out a potentially difficult issue!
As a landlord who needs peace of mind with my properties I can’t recommenced Dwell and Teresa in particular highly enough.

I am in a fairly unique position as a client of Dwell, as I have used them to both rent and sell my property. On both accounts I was delighted with the service I was provided with. In respect of the rental, they filled my property very quickly and secured a decent rental income.
Selling the property was a nightmare due to poor quality solicitors and mortgage brokers, but none of that was the fault of Dwell. They were helpful at all stages. Thoroughly recommended.

Want to come in your house and video tape everything every few months. Invasive to say the least. Then they make stuff up about you and file it in reports to the landlord.
Worst experience I've had in 10 years of renting in leeds, can't express how much you should avoid this company.
1 star is too much.
They are now evicting me because I've finally put my foot down and said no more inspections. There's only 2 months of the tenancy left but these guys are so petty they feel the need to file for eviction even though I've already told them I'm leaving when the term is up.
I knew something was sketchy when I found their "office" is actually a dodgy little back room in an office complex. These guys rent property? Yet they can't afford their own? ????????
Shambles of an agency. Avoid at all costs.

(6 months later)
This agency are dodgy as hell.
so i moved, partly because the house was a dump in a naff area, but mostly because of dwell's persistent harassment.
we settled things despite some dubious claims on the deposit. (£108 check out fee..... they keep that one quiet but it's in the small print of your contact, you have to pay these guys for the privilege of leaving them?)
we agreed in the end that to settle things amicably, my deposit would be taken in full to cover all maintenance costs, and the outstanding rent, and that no further costs would be pursued. fair deal.... right?
wrong....
here's where things get interesting, 6 months later I receive a call from a debt collector, acting on behalf of let alliance. they say they're chasing substantial rent arrears from a property rented to me by dwell. and that it is the cover the cost of a guaranteed rent insurance claim made by the landlord. how can that be when the rent was paid? well I rang dwell to find out....
the responce I got is "we cannot assist in this matter you need to speak to the insurer"
from what I can tell, dwell have taken my deposit. not used it for what was agreed and then made a claim on their insurance for the rent value. which the insurance company is now chasing me for. effectively bypassing the deposit protection scheme my bond was held in.
dwell are now ignoring my correspondence, refusing to provide receipts for my rental payments and generally just digging themselves a hole.
luckily, I have everything that was agreed in writing and the backing of DPS, if you're thinking of, or already are renting with this agency watch out, and get everything in writing.

I have been using Dwell for several years now to manage several HMOs and a flat. They have always been very good at finding tenants and keeping voids to a minimum. Living near Brighton, its almost impossible to manage a buy to let business all the way in Leeds, therefore it was important to find professional agent to manage it for me.
I was fortunate to find such an agent in dwell-leeds, they really do keep you at ease and do all the work professionally. The number of times an issue was resolved appropriately i lost count, but not only appropriately they give you the correct advice you need to hear and the freedom to make the choices you want.

I have been using Dwell to manage my HMOs in Leeds for just over a year now and can honestly say they are an excellent Lettings and Management firm.
I decided to choose Dwell initially, as I was looking for a totally hands-free service. I needed an honest and reliable team that would work on my behalf and in my best interest, but it was also important to me that they were readily available whenever I needed to speak to them.
After searching far and wide, I was convinced that Dwell were the best in the market and that's exactly what they have delivered!
Highly highly recommended!
P.s I love the quarterly reports. Just knowing that someone is going round to the property to check on it is very reassuring!

We cannot recommend Dwell highly enough. We were first time sellers so the process and experience was completely new to us. Dwell made the process very simple, clearly explaining what they would recommend and why. We followed their advice all the way through, and within the first 'open day' we had 4 firm offers, one of which we quickly accepted. We sailed through the next few months with no hitches, being kept updated by the Dwell team along the way. We even had comments from friends as to how easy our sale process was! BEWARE of the Deposit Protection Scheme and how Dwell Leeds operate this system. One month after leaving my son has still not received any deposit back. They want to return £189 from £725. They have submitted photos showing sub standard cleaning, one of which is dust from inside a electric meter cupboard, crumbs on the sofa which weren't there when he left , probably from their workmen!!! Its nothing short of extortion, they are trying to return a house to a better standard than when he moved into it. Also be aware of the check out fee, that's daylight robbery but in the small print of their contract. Oh and that's before I get started on the DAMP and MOULD in the property which has caused asthma.

I dwell upon the moment i traveled 3 hours to view a house for nobody to show up...
Once getting to the property at the suggested time and place given the day before via a phone call after having a viewing booked for over a week. (last minute) After turning up and waiting in front of the house for an hour and a half there was still no show from anyone or any contact to confirm what was happening.
I continued to ring a number of contacts given and it seems as if they all linked to the same phone anyway, After both me and my partner leaving countless messages they finally got back to me 4 days later suggesting i was in the incorrect place. (the place they told me to go/advertised)
I think it is disgusting that you couldn't admit that you was in the wrong and tried to blame a customer. I also find it a disgrace that you would apply such efforts in the days leading to the viewing but on the day not having a single response.
Luckily we found that this was an issue that a number of people have had spoken to , I would suggest you run your company properly and realize that the customer comes first. It's just sad to see you loose out due to terrible organisation.
