Terrible service from both staff and landlord. Was told 6pm the day before we were supposed to move in that we couldn’t due to forms being incomplete. Moved in almost a week late to what still looked like a building site with one room covered in pigeon poo everywhere. Landlord no help at all and threatened to cancel tenancy as I said I didn’t want to sleep on a mattress with poo on it. Staff were no help whatsoever. Reported maintenance issues but nothing done about them. Terrible communication throughout whole process

Don’t even know if I should put one star. Was helpful at first but once my property I had put a hold deposit fell through, I have barely been able to get into contact with anyone with getting my deposit back. It has been nearly two weeks now and everytime I call it just rings through and I can’t seem to speak to anyone. Not organised at all.

As a landlord who has dealt with numerous estate agents around Leeds, I can confidently say that Antoniya stands out from the rest. She is full of energy and clearly loves her job, which is reflected in her outstanding service.
From the initial meeting to the completion of letting my property, Antoniya was just amazing. She made the entire process incredibly easy and, for the first time, even fun and stress-free. Her dedication and enthusiasm made a significant difference.

Antoniya showed me around to a view a flat a few weeks ago, genuine warmth and friendliness !
Followed up and clarified my next steps.
There need to be more people who show actual interest in people-facing jobs, and Antoniya is certainly one who examples this!
No joke, if it wasnt for Antoniya and the ease of how the viewing was handled..I would not have bothered to apply for the flat!
So glad I did in the end!

Had a really disappointing experience today with William H Brown in Headingley. Yesterday, my partner and I rang about a flat that we both absolutely loved the look of , situated in the city centre. The lady that we spoke to yesterday was friendly and helpful and booked us in to view the flat this afternoon at 14:40. She emphasised that this would be provisionally booked as they had not been able to get in touch with the current tenants; which we completely understood. It reached dinner time today and we had not had any form of communication from William H Brown so presumed that our viewing was still to go ahead. My partner rang and a different lady from the one we spoke to yesterday answered. She said that they had not been able to get in touch with the current tenants again; which again we completely understand that this is out of the control of William H Brown. However, the lady proceeded to say that if we did not hear from William H Brown later in the day to presume that the viewing would not be going ahead. The problem we have with this is that firstly a call from William H Brown would have been appreciated to let us know that they were unsure whether the viewing would go ahead earlier in the day as if we would not have called William H Brown ourselves we would have gone to the viewing assuming it was still going ahead. There was no appreciation of William H Brown of how long it would take us to get to the flat we were going to view from our current address; the assumption was just that we lived not far from the city centre. Basically, we have just been sat in limbo waiting to see whether our viewing was still going to go ahead. Luckily, we are both teachers and it is half term otherwise we would not have had the luxury to sit waiting around all day!! Finally, a call to say that they would arrange another viewing would have been appreciated. This has left us feeling not valued and not wanting to view any further flats with William H Brown. Very poor communication and frankly a waste of our time!

We had a really great experience with the team at William H Brown, Headingley. They we're super responsive, friendly, and happy to help with anything that came up - very reassuring as a first time buyer.
We also used their in-house mortgage adviser services with Tom Madden who couldn't have been nicer. He was thorough, friendly and made the whole process really smooth - we exchanged lots of e-mails and calls and it never felt like we we're asking too much of him.

I have rented a property with William H Brown agents Headingly branch. I would never recommended anyone to choose this agency. The agents including the senior letting agents are unprofessional and never helps you on anything as soon you sign the agreement. I have faced many issues during the onboarding and the agents never bother to help. One of the senior letting agent Roxanne behaved rude and never bother to even listen to anything. They never respond to your emails and disconnects the call while talking and never picks up the phone again.
Listing a few issues I faced with them:
1) Wrong contract start dates in the agreement: I was told that they would change the contract start dates after I sign the agreement over email but refused to change it after I signed.
2) key delivery :I was told that the key will be delivered at the property but no one was there to give the keys and I was eveb received any calls or email to hand over the key. The agent never picked up my call or messages and later was told he was on holiday. I had to follow up and go to the agency office to collect my keys few days after my tenancy start date. The senior letting agagagaent was so rude when I went to colect the keys and didn't bother to listen to me.
3) Property delivered uncleaned with dirty toilets: I was promised the house will be cleaned, painted and gardens will be cleaned. But, they haven't even vaccines the property and haven't even flsued the toilet. It was left as it is by the previous tenant and I had to do al the cleaning. The agents never responded to my calls or emails and it's been more than 2 months of me following up.
4) Tenant insurance issue: The agents we're behind me to purchase the house insurance and mentioned it's free for first 45 days. I was chargedthrice withing first 45 days. The insurance company did not recognize the insurance number I received by mail and asked me to reach out to the agwncy from whom I purchased this. As usual the letting agency never responded to my emails and I am still chasing.
Overall I had a terrible experience with the agency and wouldn't recommend it to anyone.

Simply the best. In our recent house sale I dealt with four members of staff at the Headingley branch: Leah Sutcliffe, Jack Pinder, Jessica Winterburn and Jessica Hallas. Leah clearly runs a team dedicated to excellent customer service, focused on prompt action, effective communication and regular support. When Jack viewed our property he was fully prepared with details of local sales of similar properties, and was warm and approachable, and open to any questions we had. Jessica Winterburn provided the administrative support responsively and quickly, and was very clear about the procedures we had to follow. Special mention must be given to Jessica Hallas however. Her regular updates on the progress of the sale - sometimes more often than weekly - supported us greatly, and showed that she undertook the negotiations between all parties with the utmost professionalism. Above all, and the same as with all the members of staff at the branch, she did so with exemplary courtesy and kindness. Thank you, Headingley team.

I'd like to leave a review about this wonderful agency whom have really made a very challenging few months/year for myself, smoother.
Over the last few weeks I've 95% received service/communication from Steven Forster via phone and email and a few times with Reece over the phone (whom has also been incredibly kind, helpful and patient with me and lissed with the landlord and come back with a solution within minutes- thankyou)
After looking for a property for the last 6+ months and really struggling to find something suitable and other agencies prioritising people local to the area (which is understandable)
The moment I spoke with Steven he truly went out of his way to listen to me and help me secure a property. He did so with incredible efficiency and constant communication where he has kept me updated every step of the way and been so very patient with my communication.
Whilst I had viewings with other agencies 4 hours away and the agents cancelled during travelling down due to issues on their part, and very limited properties suitable for my health, it has been incredibly overwhelming.
Then I found William H Brown...
Given my circumstances Steven from William H Brown allowed an online viewing and I was successfully able to secure it that way, which made a huge difference to my health needs.
His customer service, patience and making sure I've received the best care even from the wonderful landlord that he has listed with, has been incredible. I'm very grateful. I highly recommend this agency. I feel very relieved and reassured knowing I'm with an agency that cares about the tenants and the landlord as all 3 of those relationships being mutually respectful and kind are essential when renting. I'm also grateful that they have a landlord who truly cares about their tenant too, this tells me they are a great agency who cares about the wellbeing of tenants/landlord as well as business.
I've never received such wonderful service from an agency.

If I could put zero I would. Awful company and zero support! I sadly couldn’t afford for their management fees as was my late parents property- I still have a mortgage on the property, Roxanne would put any rubbish in the property, sadly they trashed the place and was empty for 3 months to get it to a habitable home. They left debt at the property of which I’ve had to pay- the tenant was on universal credit too that was registered at the address- DO NOT USE THIS COMPANY! There checks are useless

It was an awful experience with this agent. They took from me a year upfront price for letting a house promising to have the contract in a couple of days. Then on the day of promising after I prepare my self moving to the new house they only inform me that the landlord changed his mind. Promising me that the amount will be refunded in 4 working days. Now I am waiting for 2 weeks without any money returned. Even when I call them they said ok we will call you back but nothing of their promising is real unfortunately.

Would rate 0 stars if I could. Completely disaster in managing landlord. As a renter, I submitted all documents as earlier as I can.
But they always delaying to confirm the date of moving in and sending you the contract only when you arrive to collect the key. It lead you have only 10 minutes to read 100+ pages of contract.

Cant begin to tell you how disappointed we were with the service. Really fell for the charm when Kirsty came round. Since then they left a bedroom out of the pictures and got the description of the house wrong. They didnt follow up interest when people asked to view the property. They didn't pick up the phone or respond to emails. We pulled out with them after 4 weeks. Never seen such awful service before. Megan had such a rude attitude too. I honestly feel I need to let others know about my experience because had I of known then i certainly wouldnt have gone with them. Dont fall for them giving you a high valuation. Ive now gone with another lender who has been much more realistic. Wasted a whole month with William H Brown. Please dont go with them!!

Would rate 0 stars if I could. The respect for clients is non existent and there are no basic reasonable accommodations willingly made for those with disabilities.
There is a serious lack of communication between staff, landlords and tenants which leads to many issues. Staff were consistently hostile over the phone and would occasionally shout. Intimidation was a common tactic in their approach to problem and conflict resolution. They don't have any safe guarding measures for tenants in the event that landlords do not follow legal requirements.
The company they employ to handle repairs is useless and disrespectful. They ignored requests that had been made several times with evidence over the course of a year and had been logged on the system.
This agency is completely unwilling to work with tenants on the most basic things. We were forced to live in a property that violated health and safety requirements for the entire contract despite warnings from the council to the landlords.
I've never been so shocked at the attitude and treatment towards clients as a person who is invested in good customer service.
Don't waste your time unless you're prepared to spend a large amount of time trying to prompt basic services and communication and potentially the council and law enforcement.

This is a pathetic branch and service. I feel harassed after applying for my flat using this branch. No body calls or replies with clear information so that one can get the keys on time once applied. I was made to roam on road on two different occasions with whole my home stuff and family including my infant baby, but they didn't realize their mistake nor made any attempt to expedite the process. I would not recommend to use their services for lettings.

Would give 0 stars if possible. Honestly the worst experience I have ever had with a letting agent in my life. From start to finish horrible. Property was not as described - literally falling apart and left disgusting, not cleaned and not painted and when we complained about this they were basically like tough luck. No information on returning keys or the moving out process, do not vet landlords and never reply to emails. To top it all off we still haven't got our deposit back and we have been chasing for weeks now - it's a cost of living crisis we can't afford this.

If you are a renter please do not use this branch. Below I outline a series of factual events:
- 25.02.22 I viewed an apartment and was told by a member of this team that a fridge freezer that was in the property was the tenants and so myself and my flat mate would need to get one.
- Between then and us moving in (02.04.22) the branch asked us to send over documents THREE times due to how disorganised the team members were. This sending of documents includes the morning we were due to get the keys. Before this date we had tried to call the branch on numerous occasions but they seem incapable of answering the telephone. Please put me to the test on this and try to call them. The response rate is appalling.
- When we eventually got the keys we arrived at the apartment to find that the fridge freezer was still there. We had ordered a new one to be delivered on our move-in date and so had to pay delivery fees despite not needing the new fridge freezer (this is surprisingly the very least of our problems).
- (05.04.22) the letting agency make contact urgently to inform us that we need to let them into the property as they hadn't completed an inventory. Had this been done beforehand, the fridge freezer issue would have been avoided. Myself and my flat mate both have very demanding job roles whereby we cannot answer the phone for long periods of the day and took the sheer amount of missed calls we had regarding this oversight in such a short space of time as an eyeopener when we compared it to the number of our calls made by ourselves that were unasnwered. Please take this as a massive red flag as this is not something you want from a letting agency where any correspondence between yourself and the landlord of the property you are renting has to be done through them. We received an inadequate level of communication throughout our time as renters.
- Despite our frustrations we facilitated the inventory and had to walk around the apartment with the letting agent and differentiate between the furniture that was ours and the furniture that was the landlords.
- Despite details above, our problems were still not over. On the 25th of April (25.04.22) we were informed by the branch that the landlady wanted to sell the flat and that actually had always intended to sell. She was awaiting a document regarding cladding which she needed in order to advertise the property. We had only been living in this property for 3 weeks and had made it very clear to the letting agency that we were seeking a long-term tenancy. We were not informed by anyone at either the lettings branch or the sales branch of the landlady's position. Luckily both myself and my flat made were in a good financial position and so able to make an offer ourselves but had this not been the case we would now be in the process of getting ready to move out of the apartment, paying unexpected moving fees in such a short space of time with no help from the agency. We have complained about this issue and have simply been referred to our breakout clause which we were already aware was apparent. The issue is that the company were not forthcoming with information regarding the landlady's position and that stands true regardless of the breakout clause.
I warn any renter not to use this company. They are only interested in looking after investors by securing tenancies as quickly as possible regardless of the implications this has on renters and this is evident in the reviews you see. We have complained directly to the branch regarding this issue and have received a patronising response that completely de-emphasises our frustrations which we deem to be rational under these circumstances.
Appalling customer service. Use at your own risk.

From moving in and moving out i have had the worst experience. I was told the day before i was good to go to move in . I even explained i had a van man so needed everything to be set.
Only to come move in and i had to wait all day with a 10 month old baby in an empty house while they contacted the relevant party's that needed to sign the tenancy agreement. I called numerous times and they kept saying 1 hour it'll be done ,meanwhile the van men waited 5 hours with my items in their van and ended up paying over £400 for the the extra 5 hours they'd waited. Money i did not have and had to borrow from family and friends . They didn't have the courtesy to drive to the property to hand me the keys even though they knew i had a baby and would have been easier than me getting a taxi to headingley and back to cross gates area.
Even after placing a complaint they pretty much said it was my fault for having a van man on the day.But as a single parent i explained i was trying to ensure a smooth move in as moving isn't easy in general let alone with a baby. But they had no empathy and that was shown from the reply i recieved that didn't even start with an apology but went jumped to its not our fault.
I can only share my experience but unfortunately i wish I'd never dealt with them i know have anxiety and stress caused from my experience. And daren't think about moving anytime soon due to the fear of experiencing what i went through again.
From other reviews they seem to have done something right i wish that was the case for me.

I had an extremely stressful time trying to sell my flat, with lots of people making mistakes along the way and extended waiting times due to Covid-19 delays, Amy Kirk at the William H Brown Headingley branch was an absolute lifesaver. She went above and beyond her job role to deliver a brilliant service and she was chasing people she didn’t have to for the whole 9 months of the process to ensure everything was moving as quickly as possible. I wish I could give less than one star!! Absolutely vile customer service, refused to do anything that would mean talking to the landlord. And over 6 weeks later I'm still waiting about my deposit. They refused to give me advice on that aswell, so i have had to go through the TDS!. Unbelievabley unprofessional and not one member of staff was poIite sent various emails and lost count of how many times I have called. Was told before I moved in it would be thoroughly cleaned (it wasnt) and was told would have no contact with the landlord as it is supposed to be through them. I had to continuously go through the landlord for any repairs (there were a lot) and when it came handing my keys in I was spoken to that appallingly I had a panic attack in the estate agents.. tried to put complaints in numerous times and just been fobbed off. More importantly now I need my deposit back, I have bills to pay and have been reliant on this for weeks. Again all proof is in emails and hopefully I will hear something soon with auch needed apology!!
Don't use this estate agents if you want everything stress free and basic manners!!

Excellence Deserves Recognition
I was extremely, extremely lucky to find Tony Taylor (Manager) in the Leeds office when I was forced to sell my property by a very awkward lender due to an imminent end of term date and their refusal to extend.
I had originally intended to list my property in January 21 but Tony completely changed my thinking and we moved it forward to September 20 which proved to be the best advice I ever received and I am SO glad that I listened to the expert and his advice.
No sooner had he listed my property he sold it successfully at the asking price and the sale proceeded effortlessly with my using their in-house solicitors who were absolutely fantastic. Their communication was superb.
The level of professionalism from Tony and the entire team was incredible and I cannot recommend Tony highly enough.

I’ve just rented one of my other houses by the WH Brown Leeds17 branch. Roxanne Watts, the Lettings Manager replies swiftly and her staff are so jolly and helpful, like Jess and Molly in-fact each one are experienced with advice.
I’m looking to move to another area out of Leeds and have found that staff in Wakefield branch like Lucy and Heather in Pontefract branch have been spot on and attentive to my criteria looking for the right house and in this crazy pandemic time looking for a home so we can also benefit from the stamp duty holiday.

I would recommend them as a well established agents who were knowledgeable, helpful and professional.
They brought a high numbers of potential buyers through the door and the exact profile of buyer they predicted bought!
Communication was excellent as there is a computerised system that email/texts when a viewing is arranged and they are quick to respond to emails and take calls.

From my first meeting with Anthony to the final completion of the sale, I can only award 5 stars for the way the sale was completed,
with a special mention to Amy, who kept me informed at all stages and went out of her way to deal with queries as they came in.
Yes using any estate agent is not cheap, but I would recommend
W. H. Brown, they run a very personnel but professional ship,
and as they say you get what you pay for.

Rented from these for a while and i'm lucky my family got out alive! There was a crack in the ceiling I pointed this out to the agent they said it would be ok. A month or 2 later all the plaster came down from the ceiling. I called up and said there's a huge hole in my ceiling. After several calls and several weeks they finally came out to look at it and assess the safety (Me and my children had been living in the house and more could've come down thankfully not). They looked at it and said "oh yes it is a big hole we thought you were exaggerating" At some point the house became so dangerous kitchen cupboards hanging off the wall ready to fall on someones head and the glass wardrobe door came down on my 5 year old sons head as he walked past it one day I had to take him to hospital for glass to be removed from his feet! I would ask them to repair things and I got nowhere I ended up begging which was pretty degrading. " years after the ceiling came down it had still yet to be repaired I handed my notice in and they refused to accept every time I tried (probably because they knew the house would need a considerable amount of work done before anyone would let it). In the end I walked in the office and just put my keys down on the agents desk and walked away. I had the carpets and property professionally cleaned to a high standard because I needed the bond back and they claimed it was filthy and I owed them 2 months rent because they never accepted my notice. I had to just walk away in the end thankfully my family was still alive

All I wanted was some help with viewing a new property on Swarcliffe Avenue to rent. Tom at the office was rude, abrupt and made me feel like he really couldnt be bothered to help. You would have thought he would have wanted the deal.
To be allowed to view the property I have to give details which I understand phone number, address etc. However, why on earth do they HAVE to take details on my preferred travel methods to work amongst other random details to allow me to view a property? Does this make a difference to whether I will be allowed to rent the property?
What a shocking experience and there is no way on earth I would advise anyone to use William H Brown in headingly and if you are unfortunate enough to get Tom on the phone hang up immediately!

We moved from Mexico to the UK with our pet cat, however, we didn't expect it would be so difficult to find a landlord that would agree to accept pets, especially since we have found the UK to be so pet friendly in other aspects.
After much search and being turned down by many other agencies that would straight say "No" when we mentioned the cat without even trying to negotiate with landlords, we talked to Roxanne at William H Brown Headingley, who was very helpful in finding a landlord and negotiated with him to let us keep our pet in the apartment.

Mine was booked but then I discover on the day itself that they put the wrong date on the diary which is for the next week. Nathan and his team made this process seamless and effortless and having experienced previously how long winded it can be, it was a pleasant surprise when everything was signed and done within 10 days. At the first place, it was easy process to sign the contract and pay three months rent in advance, as well as the deposit which was 675 £. I view the property while the previous occupiers were leaving the flat was not look like the advertised photos online. It was not clean and very messy, so, I had a word with the WHB they promised they will clean everything very well before I receive the keys. This is why signed my contact with them. However, the house was very dirty with a lot of stuff left by the previous people. I spent 4 days paying rent for two accommodations as the WHB house needed to be cleaned. I have stayed in this property for 8 months and i was using plug-in heaters because nobody told me that the house has central blown heaters as the owner told me after I left the property. This cost me extra money!
My contact says I must leave 30 days notice if I want to leave the property. However, I request 50 days notice and I was enforced to pay that to get my deposit. Also, they took two months to return my deposit which is not the full amount that I have paid.

If only you could rate this company less than one star this branch is to be avoided at all costs, never have I came across a company that comply with the law to such a minimum standard. That's not even bringing into the terrible customer service, after speaking to the manager Nathan numerous of times, you see his ambition of being the least helpful he can be clearly filters through to the staff under him.
I've rented through a number of letting agents previously but never have I came across a company as diabolical as this one.
I've had numerous of issues on so many separate occasions. I've had Agents coming into my home unannounced several times- I once counted 3 times across the space of 30 days.
Save yourself the inevitable hassle and go through a different letting agent.
