If I could rate a zero then I would on each of these stars.
They seem nice and friendly when they’re putting you through the process of renting and taking the money, but after this happens the relationship heavily deteriorates.
Our experience was near awful from start to finish. On our first day we noticed a disgusting stain coming from upstairs bathroom coming into ours and did not look very appealing. We notified dwellings of this and they did not bother dealing with the issue even after we left! 12 whole months and no help. We then was told we had to cover the cost of a broken washing machine when we just arrived and the landlord told us to pay for it and knock it off rent for one month, we then got a really snobby and rude email asking us for the remaining rent when it was already agreed, but they did not communicate and did not apologise when they made the mistake, then we had to wait 6 weeks without a working oven, to be told on the day of the electrician fitting it that he was only told the day before! We never hounded them or caused issues, made changes, painted over some areas and glossed radiators and always paid with no issues, I would be the first person to put my hands up and say if we were problematic, but we was decent tenants and although the flat was not the most desirable, the service and communication we had was dreadful and made us want to leave 6 months in. Finally when we left, they charged us £270 for the cleaning bill and they wanted to take it off our deposit. Still not trying to cause issues, I suggested two other cleaning providers for £160 and cover the cost myself and they refused! And said they would only use their ones even though the landlord refused to pay anything towards the bill! To not cause dramas the landlord offered a measly £30 to cover the cost and did not consider the terrible way they treated us and only cared about themselves and the money. Overall I would not recommend this agency at all, the communication only suits them when they want something. Please use another agency that is within the area.... Read more

shocking experience using this company, i would never use them again and advised friends and family not too, they allow properties full of mold to be rented on their books , my partner ended up with a respiratory infection due to mold, and to top it off they take 10 days to pay your deposit back !!!... The Gidea Park team have been nothing other than professional from my experience, its a tricky industry Estate Agents, Ive dealt with Dwellings on both renting my existing apartment and buying a house from their portfolio and I personally cant praise them enough, on-time, consummate professionalism, mortgage advise, up front and honest on fee's , ground rent, maintenance prices, from my perspective no hidden costs, old fashioned straight talking individuals. You know where you stand and any unforeseeable circumstances are exactly that, unforeseeable which came as a surprise to me and them, e.g the flat i purchased was in a horrible state, I therefore had to use Dwellings management cleaning team at a cost to get that flat up to spec. I'm truly lost for words with reference to the negative reviews. If in doubt always ask, if you dont ask you wont know. Ps. Read the small print too, it helps.... Read more

Please make sure you contest any charge they apply to your deposit. We were charged £250 for cleaning costs. The flat was a right tip when we moved in; the landlord got his mum to do a little clean just before. The agent who gave us the keys was appalled by the condition. We had to postpone moving in for a week, until professional cleaners were employed who did an average job. We stayed up most of the night before leaving, to make the flat spotless as we were keen to keep hold of our whole deposit. We were amazed to get a cleaning charge and went straight to MyDeposits to dispute this. We spent quite a while going through the process, uploading about 100 photos we took when we left, and captioning them to prove we left the flat in a better condition then when we moved in (after the 'professional' clean). We received our money back after submitting our evidence which included emails of how they messed us around. Make sure you don't let Dwellings steal your money and if you have a dispute I'm sure you'll win hands down against them.... Read more

absolutely useless, we received almost no communication from DEBBIE, who was supposed to help us arrange viewings, we have to do most of her work for her as she couldn't be bothered to write more that two words in an email to let us know if we even had a viewing.
after we saw a lovely flat and decided we wanted it. we contacted Dwellings to ask what the deposit and lease / Council tax was. the said "they didn't know"... we found out eventually after several back and fourth emails.
we paid £360 admin fee to have it taken off the market and move forward with the flat, only to receive an email no more that 15 minuets after we paid to tell us some one else has taken the flat.... this is quite impossible as the tenant when we saw the flat said we was the first people to view it.
this is a scam and a useless firm, avoid avoid avoid... Read more
