Absolute shambles of a company. Left hand doesn't know what the right hand is doing and using all the scum tactics they can to extract more money from you. One person in particular is vexing and has a bad reputation inside and outside of the company which James needs to address before it gets worse.
Issues are ignored and fobbed off, for example a faulty bathroom door lock that lets people walk in while you shower.. The resolution was "wiggle it more..." Thanks for that, I finally understand how locks work after 40 years of being alive.. Also thanks for the warm and welcoming mouse feces in the kitchen, real cherry on the cake. The application they force you to use is also shocking, it crashes all the time and they don't use it correctly frustrating you to no end.

They won’t return your deposit.
Also they won’t respond to any email.
As I’m not getting the response I’m moving this case legally, as all the problems has report at time of viewing the property through email and call. And now agency is denied my deposit amount not even checking that email.
As I mention there was only one default that is decoration rest every thing fault from agency as you guys are not even ready to check.
Also I will inform the same thing to new tenant as at-least they won’t get cheat from
Agency like me.
I’m moving this case to council and I will post the same in review as well.

I recently had a very disappointing experience with them . I scheduled a property viewing and traveled all the way from Kettering to Northampton, only to find out upon arrival that the viewing was not going to happen. I was informed that there was some confusion, and no one would be there to meet me.
The most frustrating part was being told that I should have received a cancellation email, which I never got. When I mentioned this, I was bluntly informed that the property had already been taken and I couldn't view it.
There was no attempt to contact me beforehand—no email, phone call, or any other form of communication to inform me that the appointment was canceled. This lack of communication and disregard for my time is completely unacceptable.
I expected a basic level of respect and courtesy, but instead, I was met with dismissive behavior and no reasonable explanation or apology. This experience has left me very frustrated.
I hope they take this feedback seriously and makes improvements to prevent others from experiencing similar issues in the future.... Read more

Stay well away from this company, cost me 11k, don't carry out adequate referencing, tenants they placed were bad news, spent 12 weeks in prison for GBH, caused terrible stress to neighbours (one was also called Duggan but not blood related) and another has since died. Courts were useless , recommended by Trading Standards to pursue this route but a complete waste of time, did raise a complaint to NCC still awaiting reply after 2 years.... Read more

Make you pay for damages that you haven't caused. WiFi was out for over month before it was fixed. Communication is non existent unless they need money off you. Beware of this company hence why they only got 3.5/5 stars, that should've been my first red flag.

James Duggan turns out to be an actual racist. If you're not a British citizen - don't even go here to avoid being treated like a lower life form. Even though a manager, the only thing he manages to do is putting a tie on. But unfortunatey unprofessionalism doesn't look any better with a tie on.
(Just to clarify- this is coming from an actual tenants who's been with this agency for years).
Our issues are never urgent enough for these guys.
You'll be the one who always ends up paying for THEIR mistakes.
I really feel for all the tenants who are trying to post true stories and warn others to not make the same mistake of coming here but then being met with absolute abuse from the agency in the comments section. Everyone will agree. It's like some 12 year old writing back hate comments on random posts to feel better about themselves. One of the reasons I refuse to include a more in-depth review with detailed information. Absolute bullies.

The owner James Duggan is rude and has a superiority complex. I had issues with the landlord during my stay which were between myself and the landlord, as we were the only people party to the situation. When I queried a checkout charge (for a loose bed, which had been loose since I moved in), the owner very unprofessionally brought up the aforementioned issues in an almost bullying tactic, to back me into a corner so I submit. From a business perspective and in general day-to-day life, if you need to make things personal to put your point across, in my eyes, you are unprofessional and clearly quite childish. A professional email should be purely factual and omit any opinions you may have.
Secondly, I was informed I needed to pay £5.27 to release my deposit. After 5 days of not having paid, I received a notification from the DPS services (whom hold the deposit), that the full deposit amount of £250 was being disputed by Eagle. Presumably, this is again a bullying tactic to force me to make payment. I was awaiting a new card hence the very slight delay in making payment of just over a fiver. I find his methods childish and quite shocking for a grown man running a business.... Read more

I call them to book an appointment for a property,made a reservation the following day,all good and confirmed,cleared my schedule for the following day,and the next day received 2 contradictory emails ,one saying don't come today,we gave it away,second one to remind me to come see the property. When I called to see what happened,they already gave away the property ,and when question why they still took reservation to see it ,they did not know what to answer . At first they seemed nice, slowly but surely they showed their true colors.
When we had our viewing we were promised the garden will be ready soon, we lived there for 1 year and a half and it was STILL not done and the issue was completely ignored. We left the property and the garden was exactly the same (construction waste, broken toilets etc)... just horrible.
We had issues with the housemates living in the room downstairs which we could not resolve on a personal level by communicating so we asked them for help, they told us they can't do anything.
They never take responsibility and always ask you to contact them in writing via an app, which most of the times does NOT work.
We were left with no heating and no hot water for 5 days during Christmas with no apology although it is legally required for the issue to be resolved within 48 hours.
There were strangers in the house during lockdown we asked them took into it and they ignored it and replied that they can't take action due to GDPR and told us to call the police.
There were issues with the internet for a while (it kept disconnecting) which we could not resolve ourselves, as were were not named on the contract and we were offered to pay extra for an upgrade because they could not tell the difference between a service issue and the internet package.
We left the room spotless...very clean and tidy (we also did the small things they asked after the review) and they still asked for money to release our deposit because they had to 'professionally clean the room' after us.... Read more

Lets face it, dealing with property is a very personal matter and you are either going to be immensely happy or immensely upset with the service you get from Eagles Estate office or any estate management business for that matter. All I can say is that for me, as a landlord, the lettings team at Eagle Estates seem to deal with both sides of the equation fairly.
There are always people who want better value for money, better service response or quicker correspondence times, but in this world, you pay for what you get.
I believe that I get the right amount of management service from Eagle, and from what dealings I have had with their tenants, as a landlord, I react as quickly as I can to the tenants needs through Eagles Estates.
If you are a tenant, they will always help you out (particularly if its urgent), it just may not be as quickly as you want it to be.
If you are a landlord, they will equally deal with any problems you may have with the property or the tenant.
If you want a Rolls Royce service then go & pay for it. If you want a good ordinary functional run-around then I would say Eagles Estates will satisfy that need.

I have been working alongside Eagle Estates for a couple of years taking care of the various maintenance issues that arise with the properties they manage.
From my experience over this time i have found Eagle to be very good at raising awareness on inspections of work that needs to be undertaken, also from use of the arthur app where tenants can raise any issue themselves, the guys in the office Alex and Kristian are spot on with their communication when it comes to any issues, or booking in with tenants / landlords to resolve any outstanding maintenance. Varying from water stained ceilings and cosmetic issue to replacing any broken or faulty appliances or white goods.
I have read some of the unsavoury reviews on here aimed at James and his team at Eagle from seemingly disgruntled tenants. It comes across to me as if they believe because they are paying rent that they should receive 24/7 around the clock assistance.. perhaps disregarding that Eagle manage hundreds of rooms / properties which all require maintenance, heating issue or anything else.. i know from my experience with them that before any work issue can be resolved this must be communicated with the landlord of the property which isn’t always possible within the hour. However for emergency issues Eagle are always on hand to resolve if possible and as quickly as possible.
When a work order is sent through to arrange a convenient day and time with the tenant i am provided with a tenants contact number or the option to message them through the Arthur app, however many of the tenants do not reply to messages on either of the platforms which can make things difficult to resolve at times. At the time of writing this I have messaged 5 tenants this morning at 9am to arrange a suitable day and time next week to undertake works which will benefit or improve their living conditions however only one has so far responded. Sadly somewhere down the line it could be these tenants leaving a negative review which would be very unfair and inaccurate.
I have personally helped or witnessed James himself doing various maintenance works on properties in aid to speed up and resolve an issue for any house or its tenants, not something a lot of company directors would do!
The properties they manage which i have worked on are always kept well presented and clean by tenants or the cleaning service they provide.
I have never had any bad feedback or complaints from any of the tenants in the properties that I’ve worked in in regards to Eagle Estates.
As i have said, from a contractors point of view i believe them to be very professional and organised considering the high number of properties they manage... Read more

I judge the quality of the accommodation I provide by considering 'would I be happy for my daughter to live there?' I make improvements to the property until I am satisfied that it is of a high quality and it is then suitable to let. I have problem with heating from September when I moved to property. Agency and special Alex immediately responses and discuss with owner and try to resolve problem. Today all day is heating working well and I believe it will be in winter too, cross fingers ????. I am very happy and satisfied in beautiful decorated and clean room. At first they seemed very polite and considerate. Before I actually moved in they reassured me that all small issues with the property will be taken care of asap. But once I signed the contract they became impossible to reach. All of the sudden all the promises went out the window. I did raise multiple issues via Arthur app but nobody from Eagle estates seemed to care. Then I called the office trying to get things done in that manner but all i got was rude dismissal. They repeatedly demanded that I raise any issues with the app. When I explained that I already have done that they sad that i just need to wait.
They never responded to issues i had raised. It is sad to see how property is slowly deteriorating from someone’s negligence. If You have a property and You are looking for agents to take care of it. Don’t use Eagle estates. Trust me on this. They suck.... Read more

I lived in Eagle Estates house for 4 years and I have seen the change in attitude and service go dowm from excellent to worse. It is unfortunate that an estate agency that was so accommodating 4 years back has become extremely non-cooperative, non emphatic and most importantly rude.
Living is Eagle house, you would have to deal with very unrealistic situations and you will be given a ‘legal reason’ for everything. But whe it would come to providing some other services then all the rules would not matter. The administration tried to force us into not having matters of the house to be discussed among housemates and said we cannot have a house WhatsApp group. This is basic right of a citizen/resident of the country and Eagle cannot tell us what WhatsApp group to have and what not to have.
They charged me un-necessarily stains on the matress on the check out and sent me old pictures as a proof which were taken just now (I could see our new garden set in background!!)
Please wisely choose where you want to live as it affects your peace and personal life to a large extent.... Read more

This is the worst agency i have ever dealt with. The attitude is very unprofessional. If You don’t know anything about them just take a look how they respond to bad reviews. It seems nothing is their fault and it is always a misunderstanding or the tenants fault. Is it possible that all bad reviews don’t have any reasonable grounds. They all must have been drunk and have nothing better to do but to trash an honest letting agency. Think about it. What would it take for anyone in these busy to actually sit down and write a complaint or bad review? Like i am doing now. Most of the time people just let it go because they can’t be bothered only when the experience with service provider is extremely bad they actually take some time out of their busy lifes to warn others. It is obvious that Eagle Estate are not interested in providing excellent customer support and service. You know what? Scratch “excellent” they can’t even provide basic support and service. If something is broken in the flat or house You are renting they say “You need to raise an issue using Arthur app” so they can ignore it that way. Basically You are on Your own and if you close your eyes for a second and wish with all Your heart for problem to disappear... well again You will be disappointed. But hey! don’t forget to pay Your rent on time. By the way the Arthur app is one of the worst i have ever seen. It would not surprise me if they too would ask to raise an issue but this time use a different app so the tenants issue would have to go all the way to nothingness. My advice is to avoid these joke of a letting agents. I strongly recommend using other agencies or stay homeless. Seriously! Dont step on this rake. God bless.... Read more

This is my personal experience of the above agents I rented a room for 15 months for the 1st 6 months I could not access the app they provided as they made a mistake inputting my details time after time I requested to change my email and resend the invite to send the invite to join the app during the time I couldn’t join the app I would call the office if there was any issues the washing machine was broken for 4 weeks without been fixed no hot water or heating during December 2019 and because I was only calling as wasn’t able to download the app eagle estate would reply with oh we won’t action any issue as we may of mis heard you on the phone the fire arlam was damaged and repeatedly would go off with faults on fire box With was on going for 6 months before the agents actioned anyone to attend the property once the fire engineer attend the house he asked why there was not a up to date fire safety certificate the house was advertised every 2 weeks cleaners to clean hall stairs and landing this was not done the was a gas leek in the kitchen Resulting in been treated in hospital for carbon monoxide poisoning the agents reply This was the tenants must be messing with the boiler Also advertising fast wi fi included in bills the internet speed never went about 3mb download speed when the internet was crashing between 5-10 times a day during lockdown making it impossible to work remotely eagle estates claimed it was been sorted however 5 weeks later the issue had not been fixed or anyone attending the house also when inspection are due if you are not at the property they will search your room and go through all your stuff I would Recommend buying a tent and camping in Abington Park instead of using estates states I am also disabled and when I would send emails advising them I would be told I can’t write properly and I need to learn how to make sense... They seemed fine at first, except you'll learn that they aren't there for you nor professional when you really need them. They're not honest and are absent minded. You'll have to repeatedly contact them or else you'll never hear back. They're supposed to be the intermediary but they never actually contact the landlord on your behalf a lot of the time. They seem quite reassuring that everything will be fine and they'll help you but they won't. They seem more focused on quantity (£) rather than quality of service. Naturally, they will probably respond with an excuse to this review and offer to talk with me about these complaints, but please, Eagle Estates, don't bother.

Completely unprofessional and rude. They will quite happily allow a mother and her young child to be stuck outside their flat in the cold winter because of a faulty entry gate lock. Totally unwilling to help at all, the MD is rude. Would suggest giving this joke of a business a very wide berth. Use someone else if you want good service and friendly polite staff.... Read more
