We have been amazed by the fantastic service provided. We are so grateful to have chosen Edward Mellor for our first mortgage as Susan/Heather were fantastic throughout the journey. We received a lot of support from Susan especially towards the end of our sale. Susan also helped us with speeding the process after having lots of issues with my solicitor. Susan and the rest of the team were so helpful and professional, keeping me updated at all times. Susan would always guide us when needed and would always answer any questions we had. Had the worst experience with this letting agency multiple issues which were never resolved Edward Mellor constantly ignored my emails and was fobbed off when I rang them all false promises when I finally got through to someone, the poorest service I have ever received I would avoid this letting agency at all costs.... Edward Mellor Estate Agents shouldn't be in business. Utterly disorganised and disinterested. Mellow's business practice appears to be to employ cheap, low skill labour whilst creaming off thousands for each house sale. I never spoke to anyone vaguely competent. Every phone call was excruciating. Like trying to have a conversation with a decaying zombie. This is not just my experience. The problems are structural. My brother and a friend had the exact same experiences. We were all pulling our hair out. This is how the business has been built and operates on a day to day basis. At the key moments when a decision needed to be made I would ask Mellor for their thoughts, insight, recommendations. This is the biggest economic decision of my life (£250k+). I've never sold a property before. The staff at Mellor must know more about the process than I do - they sell houses for a living right?! Surely the reason they exist and I am paying them £3k is to benefit from their experience and professionalism? So I ask: "One offer is from a buy-to-let, one a first time buyer, one is in a chain. What are the pros and cons of selling to each? Should I just accept the highest offer or is one buyer type usually more safe/reliable than the others?" Answer (I kid you not): "I dunno, what do you think? Accept the one you think is best." !!?!?! This happened more than once. I never received an intelligent, experienced or considered response from any Mellor representative. EVER. So if Mellor don't provide support or advice garnered from their years of selling houses, they must be pretty damn good at the selling process itself then right? Wrong. After the house went up on RightMove I was inundated with calls from tens of random Mellor employees, all from different branches, asking if we were available to do viewings at this or that time or day. Many were asking about times already booked up. I received so many calls from so many clueless Mellor employees I may as well have fielded the calls from potential viewers myself. Why is this process not centralised? Mellor knew they had all of Saturday/Sunday to do viewings. Mellor knew THEY were doing the viewings. Why are they asking ME about each individual booking? Why is there no booking system? Why didn't they field the calls, build a schedule in-house and then just tell me what the day looked like? Why am I the point of contact, doing all of their secretarial work? Why am I warning Mellor about their double bookings?! On the day of the viewings they sent an 18 year old kid to show people around. I'm sure he was a lovely lad but he isn't going to be selling the property or providing quality information to potential buyers is he? I'm paying £3000 and Mellor is sending round cheap, low skilled labour. Absolute guarantee if a buyer asked a question his answer will be 'I dunno'. The exact same answer I kept getting if I ever asked Mellor a question. For the rest of the week we showed people round myself. These were the days the offers were generated from. From here on in I may as well have been sending emails into a black hole. Responses took weeks. Phone calls not returned. THREE THOUSAND POUNDS. For what? Putting the property on RightMove? Having me do the scheduling/viewings? For zero advice throughout the sale process? For ignoring my attempts at contact? To this day I have literally no idea what service they perform. For the most part they made things more difficult. A 3rd party that got in the way, created confusion and miscommunication. Thankfully, in a way, the chain fell through in 2021. I pulled the house off the market, in large part because I couldn't bear to pay Mellor £3k, and waited out the contractual obligations and resold in 2022. Mellor's PAID service was so poor I decided it was worth risking trying a free service. It couldn't be worse. Strike's FREE service ended up being MORE EFFICIENT (faster, an actual organised online booking system). I received sensible, supportive advice. I had the misfortune of using Edward Mellor to sell a property, and also mortgage arrangement. The experience from start to finish was mostly negative. On the selling aspect, I was consistently told by viewers of my property that it was bigger than the photos suggested and that the photos taken didn't do it justice. The buyer unfortunately messed me around, having hired conveyancers who did not complete any work, which admittedly isn't Edward Mellors fault; however, representatives for Edward Mellor seemed to be a detriment to trying to get the sale over the line. I mostly dealt with a representative called Georgina, who it proved to be a struggle to get through to, as my calls usually went to voicemail. Only once I withheld my phone number did I get through. Requests to chase the buyers side were routinely met with excuses why they couldn't, including 'your solicitor should do this' despite my solicitor having no contact with the buyer themselves, only their conveyancers who were themselves not returning contact. Explaining this situation and asking Edward Mellor to chase the buyer themselves to push did not prove successful. Updates were not given by Edward Mellor in a prompt fashion, so I had to chase frequently. In addition, Edward Mellor were often relaying messages that were days old (i.e. outdated information). Eventually, after 6 months of pain, I had to withdraw from sale to the original buyer and relist my property. It was listed at the original price and the original list date, neither of which were correct the 2nd time around, having revised the asking price. This took a while to be corrected, as well as several phone calls, and with website listings looking like the property had been listed for sale since the original date, this will have looked like a giant red flag on the property that it hadn't sold in 6 months in a fast moving market. I would have made a complaint about the service, but I was so exhausted from having to do all the work, that I paid the selling fees and moved on with my life. On the mortgage arrangement side, I will say that I dealt with someone called Chris who was excellent. However, a number of months after my sale, I received emails asking for the mortgage arrangement fee. However, these went straight to my junk folder. Not once was a letter or a phone call made to chase this, so when I eventually stumbled upon the emails, I was rather unimpressed to find an email referencing debt collection. In addition to this, the fee request email came from a xero link, which looked like spam/phishing. I got in contact with Edward Mellor and spoke to the person whose name was attached to the xero link. He had no clue about it and claimed he was only involved in the setup of their xero accounting software. I eventually spoke to Stephen, their head of Financial Services and raised a complaint. He offered me a rather stingy £50 off which I was unhappy with. Eventually, Openwork were involved to settle the dispute, but no call/letter etc was sent to me regarding the outcome. A number of weeks later, Stephen emailed me regarding payment, but sent the xero link asking for the full payment rather than the goodwill gesture discount. Overall, I spent £2750 on the selling fees and mortgage arrangement. I did not receive value at all, as Edward Mellor put me through incredible stress over a 12 month period and it was only thanks to my work that I managed to complete my move. I think Iain Prideaux does his best but unfortunately my overall experience with Edward Mellor is not a positive one. They recommended JMW solicitors to oversee the conveyancing and It can honestly say I have never encountered such incompetence from a so called professional businessman in my entire life. There is also no help or guidance from Edward Mellor once a sale has been agreed - theres supposed to be a sales progression manager assigned to each property sale but I never actually heard from mine!... I am a property investor and tried to buy a property through the Edward Miller agent.The sale progress team were terrible and unprofessional in every aspects of dealing with the sale progress! I would recommend to avoid using this estate agent at all cost because they have no motivation to help you , will never be available to talk to you and would not reply to your emails! My offer was accepted back in April, I was told that the property will be vacant by completion but after numerous emails that were ignored! It took the agent 4 months to eventually tell me that BTW: the tenants are not leaving and the vendor is in process of taking it to court !! They waisted 4 months of my time and were the worst agent I have ever dealt with !!... Read more
