Have purchased several student units and 1 holiday unit from Emerging Properties owned and directed by Andrew Crump. They promised a hasle hands free investment yielding between 8 & 10% with a guaranteed resale when required. DON'T INVEST ANY MONIES WITH THIS COMPANY. We haven't received any rent from many of the properties and Mr Crump has completely washed his hands of the whole situation. Emerging Properties have a very swish marketing website and reputed offices in London and Dubai, however these don't exist they generally meet at neutral locations and appear to all work from home. They never answer the phone and generally ring back from a mobile.... Read more

I bought 2 student pads with EP in 2016 and 2017 based on their assurance of guarented return for 10 years between 8 and 10% for fully hands off investments In fact EP has been working with a developper (Alpha Properties) that was only able to serve the guaranteed income with the money they get from the sale of the units....the business model never tied up to be able to deliver sustainable return if you take into account the void period and the service charges of the student pads. With more than 1500 investors in the UK and around the world we are now left with ground rent and service charges to pay while receiving no rental income since October 2018 as the company supposed to pay our rent has been put in administration without us being able to recoup from the developer sister company at this stage.... Last week I even received an email from EP promoting to me new investments on the same guaranted income basis!!!! whereas when you call them they are not able to help their previous clients for what they sold you and pocketed commissions!!!! This company does not even deserve one star. They have stopped replying to my emails. A bunch a fools who lie to investors. They have marketed properties with false information and in return have received high commissions from the developers. The director (Andrew Crump ) had threatened me previously about adding true and -ve review of their business. Please do take me to court and I am sure I will not be the only one you will have to face up in court about the true reviews posted here, hence grow up and next time you try your silly tactics, I know how to handle such crooks like you. Not worth One Star. BEWARE. Do Not believe anything this company tells you. I bought 1 holiday unit in Oct. 2017, and have received 1 six monthly payment ! I found out in January 2019 that any more income is unlikely. I now have the prospect of years of expensive legal wrangling to recover any more. I am one of approx 1600 investors not receiving income, from various sites. EP say they are not responsible and refuse to assist in any way. Emerging Property and their MD Andrew Crump marketed a Ponzi scheme property investment offering guaranteed fixed income on both student and holiday properties. Hundreds of investors have collectively invested millions into these schemes and have found that after an initial period that the management company which is supposed to pay the fixed income has stopped paying. Emerging Property and their Directors will have been paid substantial amounts in commissions to market these properties to both UK and overseas investors but are not supporting the investors collective attempts to recover losses and missing rents. Please be aware of this company and the Directors should they reappear in other agencies and be very, very careful about any investments you may make. Do not touch anything this company owned by Andrew Crump promotes or sells with a barge pole! A very painful and life changing mistake. I bought a holiday apartment in Devon after speaking to Emerging properties Anthony Cundall and when he left Michelle Bezuidenhout. I was assured a 10% guaranteed return for 10 years and buy back option on the apartment. I was pressurized into paying the final installment by the solicitors as the apartment was complete and was due to receive the rent from January 2019. I visited the site this week and the apartments are nowhere complete and no one is being paid any rents. They promise and assure guaranteed rent returns at 10% but these are fake and false guarantees. They assured that the Developer and Seller will guarantee rent returns but these were fake and false guarantees because the Developer and Seller never honored any such guarantees. With many such deceptions and false representations they make Buyers to pay 20 % premiums over and above the real value of the units.... Read more

The communication from Emerging Property and the developers has been scarce and vague. The lawyers that emerging property has engaged, just keep repeating the status quo instead of taking the developers into administration, and every month they keep asking for more money without any plan or promise of results. The second never paid even once. It's all a mess now and nothing but a horrendous experience. The management company is bankrupt. The administrators have prioritized their fees over unpaid rent. Do not invest a single penny with Emerging Property. They aggressively marketed student properties as a hands free 10% guaranteed rental income for 10 years alleging the contract is with an NHBC award winning developer Alpha Properties. 3 years into the investment the developer had reneged on the guarantee and EP have washed their hands off the deal. They even refuse to facilitate a communication medium for the 1400 affected investors to contact each other to launch a class action suit against the developer despite initially agreeing and now busily peddling care homes with the same 'guarantees'.... I bought some purpose built student units advertised by emerging properties. 8-10% return was confirmed by emerging properties and guaranteed in the under lease contract. After exchange of contracts, A1 Alpha (under lease tenant) couldn't meet their obligations despite the Seller, Managing company and tenant having the same connections (same directors) and listed address. I haven't received any income from this investment. What baffles me the most is that Emerging property was heavily involved with the promotion of these properties. They even made lots of promotional videos which has now been deleted from their website. Emerging properties also pushed to place the tenant into administration (Trowers & Hamlins) through the same network of crooks who are now offering nothing. I would have expected their first task would be to investigate the false claims of guaranteed returns rather than trying to promote a compulsory voluntary arrangement (CVA) in a PONZI style student accomodation property scam.... I have 2 investments with Emerging Property...one is Q Studios and the other is one unit in Ilfracombe. I had received my payments for Q Studios since investing about a year ago. However ,I just received an email regarding both my investments saying there is a problem and they have not paid the rental for both the investments on 1st January 2019. The same email with the same problem for 2 different investments with Emerging Property. This is outrageous and wanted to know if anyone else is experiencing this issue and what are they doing about it. I’d never invested in anything before; I’m what I think they term ‘risk-averse’. But a friend of mine who’d bought from Emerging Property was so enthusiastic I decided it wouldn’t hurt to take a look. Years ago I had received an inheritance which wasn’t working very hard for me any more in my savings account, so I went on Emerging Property’s website to see what might be suitable for a novice investor. One thing jumped out at me immediately – the assured NET income, contracted for 10 years. It struck me that I wouldn’t actually be taking a risk at all, the developer would. Still, I thought I might have got it wrong and got in touch. My consultant, Ben, couldn’t have been friendlier or more patient. He answered all my questions, asked me a few of his own and suggested a few guides and reports I might like to read. To cut a long story short, after a while I became confident that I was doing the right thing and bought an en-suite in a student property.
