Enquired on a flat, guy called Stephen pressured me into making a holding deposit, without seeing property. I refused, and he relented and met me for a viewing. I went to view the flat and then Stephen "forgot the keys" so I couldn't see it and secure it. He blamed me for not being willing to secure the property sight unseen as others apparently had. He said there was lots of interest so I foolishly believed they had ethics and put down a deposit. I gave my move out notice. Then I got a call that this flat was actually £500/month more than my offer was accepted for and I had made an offer on some nonexistent flat that "had no photos, yet". So I had in fact been conned. They mess with peoples lives and really don't give a damn. I hope nobody has to go through this type of con artistry.

When we found out that they had not even had an offer accepted (they were using the same agent so he was well aware of their situation) and had decided to withdraw their property from the market we had already lost a significant amount of money to surveyors, solicitors, and so on.

No idea why these guys are rated at 4.9 given the sheer indifference and incompetence they’ve demonstrated over the past 3 months of my tenancy. Heavily biased towards landlords and unconcerned with tenants. Be prepared to repeat yourself dozens of times to dozens of different people across this tiny office. Have a question about Property Management? Good luck with locating anyone competent enough to help. This place doesn’t deserve anywhere near a 4.9. Avoid if you can.

We started a bit slowly because tbh the asking price was too high. But once that was sorted I could find no fault. And as things got closer to the end, the key member of staff on our sale was as good as we could possibly have wished for. . She was thorough, helpful, very pleasant to deal with and fundamentally likeable. We felt that she was on our side whilst still being equitable. The word professional comes easily to mind. DO NOT TOUCH THEM WITH A BARGE POLE. Very poor experience - all they care is about getting your deposit and tying you in then leaving you to fend with the landlords. Requested a joint tap for health and safety reasons for my children. They refused, then we said we'd leave, they then agreed - 3 days before we move in date. I requested to see the replacement sink, manager said they are too busy and wouldn't have time. They don't care about people and there circumstances. Do read the contract in detail - there agents say one thing and there manager another. They sent me and email on 28th October at around 4pm to say they'll do the repair. Move in date is November 1st - haven't seen the replacement sink - Ridiculous!!

Michael is the first Estate Agent I would recommend, and we have moved 3 times and worked with 8 agents. We bought a house using a bridging loan in April 2018 and needed to sell our property rapidly to keep costs down. 6 months in and the previous 2 agents had been unsuccessful in selling the property, inconsistent in getting viewings through and erratic in communicating with us. It was a breath of fresh air to connect with Michael. The number of viewings, the quality and timeliness of the feedback worked really well for us. Somehow he was able to juggle his other commitments and yet make us feel like we were valued. The last stages of the process were challenging for us in a difficult market. When the going got tough Michael represented us fully in the sale process with a buyer who was not the easiest for us to deal with. We got it over the line and are now happy in our new property. Great Job.

MONEY GRABBING B@STARDS Having decided to look for a 1 bedroom flat to rent near Crystal Palace I found a decent sized property about 20 minutes walk away through Kinleigh Folkard and Hayward for £850 per month. Not overly expensive I thought. I arranged a viewing with Alex on the Saturday. She seemed helpful (don't they all) and we agreed on a viewing at 11:30am on the Saturday. The Saturday arrived and I didn't want to be late as my journey was an hour and half to get to the viewing. Just as I was arriving at just after 11am at the front door I got a call saying sorry but the viewing has been postponed. No prior notice was given and I was pretty annoyed at the time wasted. I was called back again with a further apology saying that if I would go for a second viewing I would get some discount off of the agency fees. I saw the property for the second viewing and liked it and got the ball moving. NO DISCOUNT WAS OFFERED and I had to part with £656.15 with was for £210 tenant fees and £120 for referencing and the rest towards the initial deposit which still left me with a balance of £2194 before the move in date which wasn't a problem. The contract was for 15 months which I thought was odd and did query this but was told its either 15, 18 or 24 month contract. Upon my final visit just to hand in some more papers and fill out yet more forms I was told that mid contract the landlord now wanted to implement a rent rise but also there was no figure as to how much of an increase. I told them no way and if the landlord wanted to increase the rent he would have to do it after the contract has finished. Ridiculous!!!! Due to my mum's ill health and social services not being able to go ahead with a care package for my mum which had already been agreed with them I was forced to unfortunately pull out of the flat so I can carry on caring for her. KFH still had over a months notice from the date the flat was available to find tenants for this and have so far refused to pay back any of this money. I have been very reasonable with them and said yes they can keep the agency fees and the referencing (£330) and just return the rest (£326.15) which would have gone to the landlord. Instead, they are keeping the lot for their own profit and are showing no signs of wanting to play fair. They are going to find other tenants within the month and charge them another set of tenant fees and referencing so no doubt be quids in. I am in the process of seeking legal representation on this as I was hoping for at least a bit of compassion and understanding. I haven't cost them any money and in fact know that they will make more now. In the meantime. I would recommend to anybody to avoid these people as they seem to be up there with the worst of them.

What a nice estate agents They (Beth) went above and beyond to secure the property we had an offer accepted on even when our chain collapsed on the sale of our property the day before exchange was due ! Beth took us under her wing and put the pieces back together! Giorgia is also fantastic, behind the scenes doing all the legal side and easing the stress at a extremely stressful time! A thoroughly stressful and unpleasant experience using Laurels. Rob at Laurels repeatedly let us down whilst marketing our property, Was unresponsive, often not responding to calls or emails. We have some suspicions of being misled or worse, lied to, regarding offers received on our property. I should stress these are suspicions at this stage and investigations into this are ongoing. In our opinion, the poor service from Rob at Laurels cost us a perfect home to move into and almost lost the seller of this home thousands of pounds through loss of a deposit. My personal recommendation would be to save yourself the stress and hassle and go with agents with a long track record of excellent customer service. In Epsom, Cairds are a much better agent in my opinion and charge the same fees as Laurels, or Greenfields in the Surbiton area. Please don’t be misled by the notion that Laurels are much cheaper than well established High Street Agents are this certainly wasn’t the case in my experience. My advice, avoid.
