Absolutely terrible service, you g boy answers phone who’s clueless the owner sits behind a bullet proof screen in the back hiding from people an absolute disgrace of a company dont expect your bond back even if the house is better than when we moved in. DO NOT TRUST THESE LIARS this company has changed names already probably to avoid any legal proceedings but my guess is they wont be around for much longer. Disgrace of a company... Read more

Miserable didn't get the bond back pretending that i need to stay until the end off the contract i gave them 1 month notice that i've bought a house even if i found someone to move in my place they owe me £450. NOT RECOMMENDED AVOID IF POSSIBLE... Read more

A shocking experience from start to finish. An absolute joke of a letting agent. They didn't check the electric supply, they didn't clean the property they took all day to change the bath tap, fitted carbon monoxide detectors at knee height, gave us an eviction notice 1 month in to the contract without informing the landlord as we asked them to pay for the pest control we had to get out amongst other things. A total disgrace and then they even gave us a bad reference when we try to move. Avoid these clowns at all cost , they have no interest in looking after the tenant or the landlord. They can not be trusted. Michael and Mick in Royston are total chancers.... Read more

I first started dealing with Michael at Excess properties in 2010 due to been recommended by a friend who also rents out properties. I have a number of properties that I let out and leave everything to Michael. I have had a number of great tenants all of who have been managed by Excess Properties. I like the personal service I receive from Michael who always keeps me up to date with anything I need to know. I also use Michael for any maintenance issues which are always dealt with quickly. Called today and spoke to a Michael - I advised that I was interested in a property to rent; Michael rudely asked me to be on hold while he answers an another phone ringing. First impressions count and I felt completely upset after being on hold for 5 minutes while he took another call. After this shocking service I advised that I was no longer interested in the property and hung up. Defiantly would not recommend for buying or selling! ... Read more
