81 Ty - Mawr Road - AWFUL In line with other reviews - sadly Flat Homes lie openly in writing and in person with little care for their tenants well-being. This review relates to dilapidated property 81 Ty - Mawr Road - which flat homes are attempting to sell for £270,000 and failing miserably. Features rising damp, penetrative damp, and a leaking roof. They are now ripping of prospective buyers of this property. They aren't being honest. Environmental Health and a Chartered surveyor can see all the issues that Flat Homes claim are fine. The EPC Carried out by Gareth Rees Failed an Audit by Assessors Stroma after a complaint. Gareth Rees was forced to Re - Submit a worse yet more accurate correct version. A Surveyor has found in the Tennant's favour regarding various areas of disrepair , including penetrative and rising damp which Flat Homes diagnosed as 'condensation'. Fight your ground in court like we did and get justice. It's the only reason we got our deposit back. Buyers beware, please contact me for the full surveyors Report and environmental health report which show the poor condition of the property. The Claim is in place and will continue to fight against Flat Homes untill the truth is clearly known by all. Plenty of Audio, video and photographic evidence is available. Videos of the property are on you tube. I will post the surveyors Report as well for all to see. Audit failures and liars.... Read more

Recently concluded my tenancy with them, I can only say one thing “ONE OF THE WORST AGENCY IN CARDIFF CITY “ My advice to those who choosing FlatHomes , please take as many photos if you find something wrong, because at the end they will simply take all your deposits and that’s the only investment they are putting back on that property. After looking for a property for over 4 weeks I was struggling to find the time to go to a viewing during work. I called FlatHomes and spoke to Jack who managed to set up a viewing straight away for me on the weekend. I recently concluded my tenancy with Flat Homes and I must say, it has been a good experience from start to finish. The staff at Flat Homes have been consistently helpful and responsive. Every interaction was handled professionally, making the entire process seamless. The property was in good condition upon move-in, with no issues to report. Although I had a few minor repairs needed during my tenancy, they were all resolved within a reasonable timeframe. I was always well-informed through both emails and letters whenever there was something that required my attention. The property I rented is well-located, and the rent is quite fair when compared to the market rates. "Stay as far away as possible from these unprofessional letting agents" I was moving into my first flat in the city and unfortunately chose a Flat Homes apartment. The agents handed over an absolutely filthy apartment to me. There were used socks, used tissues, food residue strewn across the floor (see pictures). The floor was very sticky and oven was atrocious. I had to call and follow up with them repeatedly on move-in day to get the apartment cleaned again. I had to remind numerous times for a cleaning staff to show up and supervise them myself as they tried to do the bare minimum. In order to make the apartment liveable I had to clean by myself throughout the week. The horrors on my move-in day didn't end there. During my handover process and in the tenancy agreement, I was assured that postpaid utility connections were in place. At 10 pm in the night, my power got disconnected. With no power and no idea what's wrong, I called their emergency phone numbers but no one picked up. It was a Friday night and bank holiday weekend, and with no response I had to fend for myself. I had to wake up my neighbours, and they were kind enough to inform me that it was a pre-paid meter (tenancy agreement says otherwise) and helped recharge the meter with an emergency balance. The agents were "kind" enough to call back after my multiple tries to their "emergency" number "after" the long weekend - 3 days after I was left without power, they called me and had the audacity to deny that they did anything wrong. I had to go to their office and show them written proof of documents to make them accept that they had indeed told me the electricity connection was postpaid billing. The process while leaving the apartment was thankfully much smoother. My deposit refund was processed pretty quickly. They charged very high remarketing fees citing clauses in the agreement, when they themselves failed to follow through so many. In spite of giving me a filthy apartment to move into, they had the cheek to charge me £90 cleaning fee, which I paid. By this time I had lost the will to fight and simply wanted to be done with them. Please stay away from these agents. I wouldn't recommend them to anyone and will strongly advise against engaging with them. Update - the team contacted me after my review telling that they will investigate the matter. But, other than doing some lip service of it was his mistake or her mistake, no tangible outcomes came out of their "investigation".... Read more

They are not shared bathrooms but tiny shower rooms. Room 2 is currently vacant & is advertised as double glazed. It isn't. Rotten double doors & perspex windows at the top. The pipe outside the room door outside is cracked and leaks. There is also a very substandard repair done by the outside drain after the ground collapsed. If i could give no stars i would. Very badly managed. Property in a poor state of repair. Safety issues and urgent repairs ignored. Charge of £1 to use the cooker and washing machine. Overcrowding no problem. Electric cards are a money making rip off. Property is full of damp and mould including showers! Top floor shower room ceiling is covered in mould. Property not cleaned regularly. The property is dirty. Window cleaners do not exist. Kitchen fire door doesn't close properly. The outside wall is falling apart. There are mice in the property and have been for years. The bins are filthy and smell. The garden is a mess and as for the central heating you won't be seeing that on much!! Never ending heating issues because the landlady won't spend money. Come see for yourself at 17 Howard Gardens Adamsdown Cardiff. You also have 2 occupants living in Room 3 which is illegal!! You are ignorant to the law always. 1 person to a room only. Me and my fiancé were looking to have our first flat together, and while other estate agents let us down. Flat Homes did everything they could to secure us a flat, and any/all issues we addressed were sorted straight away. Their communication is excellent, and we are extremely happy with how well they have looked after us since moving in. Don’t even think it should be one star. Imagine renting a new place that is completely not of good quality at all and multiple issues arise which they acknowledge too and later become dishonest that they never acknowledged it stating the home as botched. Imagine constantly trying to follow communication up and your deposit being in their hands for more than a month. Had enough ? Not quite yet. Ok now imagine you want to leave and you pay them a huge fee for readvertising just for them to not do a full advertising job or get qualifying tenants and you find tenants to replace you yourself. Then you pay hundreds for a small issue that they state if it gets fixed a bigger more expensive issue will and can potential occur as a result of how the repair is done -just so to take a big chunk of your deposit. Now imagine being so tired of it all you just give them the rest of a huge deduction of your deposit and you’ve already lost a huge remarketing fee. Right- stop it please do not deal with this agency as a fellow reviewer stated these are cowboys and girls. AVOID AVOID AVOID AVOID and one last time AVOID we have warned you. You’re only going to hurt yourself if you get a property with them. This is not how you run a business and no consideration at any point for others.... Read more

There's no way I could recommend using this unprofessional letting agency. They often lie and make things up. I would recommend recording all conversations at viewings. At my viewing I was told that all furniture within the home could be removed but on paying my deposit this was denied which meant that I had to put 2 hideous sofas into storage at great cost over the term of the contract. Worst letting agency I've ever used and I've used 2let2, after renting for 5 years with different agents, the experience I have had with flat homes is astonishing. They have zero customer service skills and just want your rent each month. The services they provide are terrible, I know this is a family run business that's probably because the only way a tenant could be treated this bad is if it's kept in the family.
