I rented a property from belvoir for 1 year. It was a nice house and our property manager Julia was lovely. We informed her about the tap & shower leak and the hole where the heater supposed to go but no repair has been done. We had taken house insurance as well. But we had a small burn on the vinyl flooring which was informed to belvoir on the day it happened. And they took 400 pound from our deposit. Fair enough, no complaints. But when my partner asked for their reference to move to a new house, belvoir showed their nasty behaviour and gave a bad reference so he didn’t get the house. It was clearly unprofessional and if it had costed more they could have taken more money off the deposit but after taking money and insurance this was very much uncalled for.

We rented with Belvoir for a year (due to personal circumstances we had to move otherwise we would have stayed indefinitely). I've been renting for over 12 years and they are the best agency I have ever used.
Most letting agents are great at getting you through the door and then it falls down when it comes to the property management side. We all know what its like having to chase agencies/landlords for weeks for simple answers or to get any kind of repairs. Belvoir wasn't like this at all! They were also really forthcoming with information, so if it was your first time renting then you'd have everything you'd need and you wouldn't get caught out.
Our property manager Julie had great knowledge of the house and was always very responsive to any email we'd send her. We'd typically have a reply the same day for non urgent issues and if it was urgent we'd get a phone call within the hour and then a follow up email to confirm what we discussed. If repairs or work was needed, Julie was able to get agreement from the landlords and contractors booked very quickly. We never had to really push for repairs or fixes to be done either. Belvoir took a lot of care of the property so are quite proactive when it comes to stuff like this - evidenced by how well maintained the house was before we moved in.
Some examples:
- Shower started leaking quite a bit on a Sunday evening. Contractor was at the house the following Monday afternoon and Tuesday morning to fix.
- Fuse board for the whole house started tripping and then stopped working. Reported first thing in the morning and a contractor came out same day to resolve.
- Blocked drain over a B/H weekend. We followed their OOH procedure and their contractors advised to book DynoRod who sorted the situation quickly and we emailed Julie to let her know. First thing Tuesday morning Julie was in touch to follow up with what had happened and the money (nearly £300) was reimbursed to our account by the Thursday/Friday.
When it came to moving out, that was really easy as well. Julie gave us a checklist and everything. Within 2 days of handing back the keys they confirmed that we'd get the full deposit back and within a week of that the deposit was in our account.
These guys are what the renting experience should be like, so if you were thinging of renting I would 10/10 recommend.

We cannot recommend Belvoir, and Rhys in particular, highly enough. Despite currently living about 3-4 hours from Cardiff, Rhys took time to talk to the owners on our behalf before setting up a viewing time that suited our travel requirements. He was thoroughly friendly and professional throughout, and we really feel that he understood our needs and helped us to secure such a high quality property that suits us down to the ground.

There is an honest person works there, but unfortunately that person wasn't assigned to our renting matters, so one star is because of the propoerty manager that was managing property that we were renting. And she is outragious property manager that is not shy to lie. On pathological level !
Hence I'd really advise to avoid this agency unless she is not there anymore.

Probably great if you're a Landlord as I expect they're cheap due to not fulfilling any of their obligations. When we complained about them they evicted us with less than 2 weeks notice. Turned our lives upside down. If Julie has no interest in meeting her obligations as a letting agent she should seek employment elsewhere. We caught her lying over and over again.

Initially on taking on the sale of our property Dan was professional and courteous.
After 2 weeks it simply went downhill fast...calls and emails were not returned, weekly stats promised were not delivered...no one took ownership to deal with the lack of responses (to Director level) so today I have instructed them to remove their Belvoir "For Sale" sign and cancel the contract.
Any Estate Agent that can't return the Sellers calls can not be trusted to deal with property enquiries...this is the worst experience I have ever had dealing with an Estate Agency and my honest and genuine recommendation to anyone is to avoid them...don't be fooled.
p.s. if I could leave a zero star that's what they would get...# very disappointing and unprofessional service.

This review initiated an instant call from Dan who came up with excuses for his failings and he swore at me that he was going to charge £250 for invoking the contact early by a few days...very poor response...I have repeated our request to have the house key returned with immediate effect but he has ignored this instead saying I have been unreasonable.

I got to give Belvoir credit I've been with them over 4 years in a managed property, when ever we had any issues small or big with the house Julie was all over it and sending the professionals the same day e.g faulty radiator. This is the worst estate agents i have ever dealt with from the off they were terrible, I agreed to move into a furnished property with a car parking space just before I was about to pay the bond and first months rent they then told me the property was unfurnished without a car parking space I was called a lair on the phone saying I wasn’t told any of this information but when I had sent over the email proof they then said it was a mistake but because I had already set my heart on the place I still decided to move in, when I then entered the property there was a number of errors, Balcony door was hanging on by Sellotape,the intercom didn’t work,dishwasher wasn’t working and there’s a few more things, When I asked Belvoir to come and fix the balcony door they stated it wasn’t there fault and there may be a charge for myself even though they had agreed there balcony door was faulty????I had to argue with Julie (A representative of Belvoir) that I would take this further and seek independent advice which then they came out to fix the door which wasn’t done the handyman put more sellotape on the door and said there’s nothing we can do.The intercom I was made aware there is a £400 charge to have fixed which I had refused to pay as it had never worked since being here also I was sent email confirmation that it had never worked in the flat when the engineer came out to fix it he had told me it wasn’t programmed in. Belvoir cardiff are experts in arguments as you could tell by the way they spoke to there clients they must go through about 10+ a day of them,they don’t care one bit about there’s clients mental health I never wanted to call them as the phone would always end up with me arguing with them, luckily last month I had the best news that another estate agents were taking over the property which was a gift from above the nee estate agents I am with is called the gray house they are amazing and the complete opposite to Belvoir please read this review before taking out a contract with them I was luckily enough to get away from them I feel sorry for anyone that is in a contract with them currently.

I was with this company for 2 years in a tenancy and once leaving the property have never come across such rude customer service! They are unprofessional and have dreadful attitudes towards tenants when you’re leaving them. We had put new flooring in the property and had kept it in great condition. And tried charging us £500 for a small mark on the carpet and also tried charging us for damage that was done to the property before we had moved in! Never been left feeling so angry in my life and they do not try to offer any help to you or any assistance to resolve it other than taking your money! Avoid this company at all costs!!!! They will never try to help you as a tenant ...increased rent during Covid 19 and get you to pay for things that will need doing to the property which should be done as maintenance like painting and cleaning!! Disgusting attitude from the managers and anyone you speak to.. and was actually told “don’t care” from. A MANAGER And had left a pregnant woman crying down the phone!

If I could leave zero stars I would! I am helping my sister find her first place to rent after graduating university. She is a little nervous as she doesn’t know what to expect, so I offered to call this agent to make a viewing for her. And to be honest I’m glad I did!
Now, I know it’s difficult to secure a good rental in Cardiff, and most letting agents are reactive at best. This agent was so abrupt and unhelpful, I’m sure it would have put my sister off calling again - which would make this experience even more difficult for her, as you rarely get a reply to an email from agents!
The property we were interested in is already popular so the agent isn’t taking any more viewings, perhaps this is fair enough if they don’t want to qualify for the best tenants..
However, why would an agent not take contact details from me in case they don’t find a suitable tenant? No alternative property suggested? Or even take details from me about requirements, in case they find a similar property?
Although disappointing that the property wasn’t available, this could have been a reassuring process. Are agents not there to help?
‘The agent works for the landlord’ I hear you say... well what about the other landlords this agent works for?
Agents - Think about the people that are calling you, they don’t necessarily know how it works. Be nice, have a conversation. It will help you in the long run too.

Pretty good at getting you into a place and setting everything up, dealing with any issues in the properties seems to go ok... my issue is with rude staff. Would avoid if you’re young or it’s your first time renting.
Any time I talk to them I’m talked down to as if I don’t know anything- they’re very demeaning.

I was a tenant with this letting agency for four years. I was so impressed with the service that was provided I'm not hesitating to give them a 5 star rating. Any problems with the property I was renting were resolved quickly and efficiently. The deposit for the property was returned into my bank account 24 hours after I had returned the keys which sums up the service provided. Thank you Belvoir :)

My rental property has been managed by Belvoir for the past 5 years. I've been looked after by Rob Price, Jack Cashman and for the past 18 months by Julie Robinson. Nothing is ever too much trouble. All statements are delivered on time and for the past 2 years they have been sending me an annual summary statement which has everything I need for my tax return all in one place. I am kept up to date with any issues on the apartment and organised replacement items and/or works within less than one week. They let me know about any new regulations and even helped me through the process of registering with Rent Smart Wales and in my correspondence with the maintenance company MainStay. I cannot fault them. Julie is alert, efficient and kind. I have no hesitation in recommending Belvoir Cardiff to anyone renting in the area.

Our property negotiator Emily was very friendly and helpful throughout the process of arranging our tenancy, answering all of our concerns and questions promptly. However, we were disappointed that the property had not been properly cleaned prior to our moving in, and took us several hours to clean. Otherwise a positive experience with Belvoir.

Constantly having to chase them up, always promising to email/phone us 'the next day' which never happened. If I could rate them lower than a one I would. Truly a terrible company that need to get their act together. DON'T GO WITH BELVOIR CARDIFF!

Like all Cardiff lettings companies - Avoid at all costs!
We inherited Belvoir from Peter Alan. For 2 years we told them about the damp problems in our rented property, was anything done? No, just a load of email and phonecall 'table-tennis' followed by lame excuses about how the builder wasn't allowed access, (they were). Now the landlord has a house that is going to need extensive damp work carried out, probably hasn't even been told about the scale of the problem by the agents!
We have since moved out, finally bought our own place 4 weeks ago, have we had a whiff of the deposit back? No chance. Three phonecalls and still no response. All of these letting companies are after one thing - money. They are not interested in customer service, either for the landlord or the tenant. Absolute shambles.

Rude agent . We spoke to them over the phone to try to arrange a viewing as we asked politely that we only can have viewing on the weekend he became rude and closed the line. There no reason that could possible made him do just only listing to my foreign accsent . When i called back i got an answer from his colleague who confirmed that his colleague action and when we asked for the manager he pretended to be the manger. Racism! !!!!

Lost almost £1000 through "agent letting fee" and a bond which we aren't getting back as they claim to have needed a cleaning crew which is nonsense. A one bedroom studio apartment apparently needing 4 hours cleaning which is ridiculous. Do not use Belvoir or you're guaranteed to lose all of your money. Plus they're customer service is terrible. Horrible, arrogant and plain rude. TERRIBLE AGENCY!

We contacted Belvior after our letting agency had shut down and we needed help getting proof of our bond. We really had no idea what to do but Belvior were so helpful even though we were not one of their clients. They got us proof of our bond, advised us on legal aspects of the issue and even contacted our landlord to inform them of the issues. They really went out of their way to help us and we couldn't be more grateful.

WORST! DON'T TRUST them!
Trying to DEDUCT more than 1/3 of your DEPOSIT just for things you haven't done.
They are trying to charge me £300 for buying a new mattress at the end the tenancy(even the mattress was OLD one when we moved in), just because of tiny stains(which were hidden under the pillows when they took photos for the inventory check-in) and they did not indicate it in the report. This is just an example and I can provide more details if it helps!
This is the most RIDICULOUS thing I've ever heard.

We have been working with Belvour Cardiff for about 3 years. We initially used them as tenant find only. They found the ideal tenant for our property. In addition they provided much help, over and above what was necessary to make the letting process easy. We have now entered into a Management contract for this property, which Belvour handle with aplomb.
When considering buying a further property in the area for rental purposes we asked Belvour for advice. They really know the market and gave us valuable information on what and, on what not to buy.
As landlords we would unhesitatingly recommend Belvour Cardiff.

I would say Belvoir Lettings is the best I have dealt with,before I came to the UK,I contacted a lot of agents which was not helpful,I wanted a fully furnished apartment and Belvoir made sure I got the best.I have stayed in my apartment for 13months now and I am leaving permanently back to my country,but I hardly had issues with my apartment and whenever I did,they sort out the issues immediately,they keep me updated before I even ask and they are very professional and polite and go the extra mile to help.I have been in touch with Rob, and Jack,they are amazing people,keep up the good work.Would recommend them to anyone looking for rent or buying,and I would use them again when I am back for my PHd...

I switched to Belvoir Cardiff for management of my property in the Bay a few years ago, having experienced some sub-standard management services from another well-known Cardiff estate agents. I have not looked back. The team, fronted by Daffyd Williams as the day to day contact, have been superb. The rates they charge are very competitive in the context of the service provided. I have since added to my property portfolio in the area, and even though Belvoir were not the listing agent for the acquired property, I was able to turn to the team for advice and assistance throughout the process. Once completed, I felt confident to list solely with Belvoir given the level of professionalism I knew Daffyd could bring to viewings, and when working with potential tenants, and I was rewarded with a prompt rental at my asking price. They now manage the property, and I would recommend anyone considering buying/investing in the Cardiff market or already using another agents, to consider picking up the phone to the Belvoir team.

I would thoroughly recommend Belvoir to any prospective tenant. I was new to the area and they were extremely helpful from day one explaining the rental process and talking me through the paperwork, contracts and making sure I understood everything.

With so many letting agents in Cardiff, it was a real headache deciding who to choose from when it came to letting my property out. After a recommendation from a friend, I decided to use Belvoir and am so glad that I did. Rob initially visited me at home to go over any questions that I had about the process which gave me the confidence to go via Belvoir and since letting my house 12 months ago, I have received nothing short of the very best service - I needed a plumber to fix a broken boiler and Jack sent me an e-mail 2 minutes later with his details. We chose Belvoir as our letting agent for our first flat and were really pleased with the friendliness and ease of the service. Daffyd was the main port of call in the office and any time he visited to do a scheduled review, he was respectful and friendly. He kept us up to date and informed on any processes and we called the office for a swift resolution if we needed anything looked at or fixed. We were treated with courtesy and any questions were answered with honesty which put us at ease as it was new territory for us. Chose Belvoir to let and manage my house as I was moving away. I really didn’t have time get involved in the letting process so wanted someone I could rely on to just get things done. Met Rob only once and I had absolute confidence that Belvoir would do things properly, and they did. They took care of everything, house clearance, all the certificates, cleaning, repairs and found great tenants within the first week. It’s good knowing that while I’m away I don’t have worry about anything, it’s all taken care of. Outstanding!
