The owner Ms Fleetmilen is arrogant. She does not deal with complaints well at all. Tenant focus is NOT a concern of hers at all.
If you complain she will direct you to the property ombudsman. Additionally the full view of the property is not given by her staff who are hungry to gain a commission from the rental. Be very careful if you decide to rent from Fleetmilne. Firstly, I had an incident where they gave workmen keys to the property without my knowledge and they tried to enter while I was inside which was pretty scary and showed a real lack of care for their tenants. I ended up having to leave my tenancy early as I didn't feel safe. As others have said, they will take any opportunity to deduct ludicrous amounts (£200+) from your deposit so be prepared to wait at least 4-6 weeks for your money back while you go through a totally unnecessary dispute process. It's been a complete waste of my time and energy and I really don't appreciate being gaslit over the condition the property was in, which was hardly perfect to begin with. There are plenty of other reputable agents in Birmingham that I've had far better experience renting from so take my advice and steer well clear of these lot!... Read more

Estate agents were great at responding to any queries you had in a prompt manner. However, they would only provide one key for the letter box and expected you to pay and get it yourself if there was more than one tenant. They expect the rental to be returned in the same condition at the start of the lease, which is not possible when lived in for a few years. They took an obscene amount of the deposit for 5 hours of professional cleaning for tiny things that would not require hiring cleaners. If you choose to rent from them, hire professional cleaners to ensure you get all of your deposit back.... Read more

Now that the dispute has been resolved and I got my deposit back. This is one of the worst and scammers agent representing sneaky landlord. They will try to take your deposit when you are moving out. Fleet Milne has been responsive and prompt with information since taking over as lettings agency for the property I rent in spring 2022. A concern about the fire alarm fault signal being triggered was followed up straight away. This company is a scam. The estate agent Yousaf Muhammad refused several times when I asked to view the property - he claimed to be 'too busy' and harassed for me to pay £5000 upfront. According to him, the video of the property was enough, despite me not knowing if any of the appliances even work and the condition of the property itself, as the video is rushed and doesn't show him thoroughly showing the property at all. In addition, he claimed that the landlady would give me the keys within a week. When I explained I had no contact received from the landlady, he demanded I pay the £5000 within the next hour and threatened I would lose my holding deposit and letting, if I didn't pay, despite being refused to see the property in person. Along with this pressure and constant unprofessionalism, I was told after I pay the holding deposit, all marketing materials for the property would be taken down, yet it still remained on their site the entire time. When I questioned Yousaf, he refused to answer as to why and pressured me more to pay the £5000. This company deserves 0 stars and after reading the other Google Reviews, I see why everyone else agrees. Avoid this company and save your money, this is the worst letting agency I have ever come across.

I'll add another awful review! Unfortunately I didn't see the reviews before renting the place. They tried to overcharge my flatmate and myself after leaving the place just because one radiator was dusty and the oven wasn't perfect (which was the case when we entered the house as well). Also they tried to charge us for things they didn't do during our tenancy, such us mould removal. They kept £390 from our deposit, we said we are willing to pay £40 and the case went to DPS. The DPS decided we need to pay £80. It was clear FleetMilne was trying to overcharge us... Also they were very slow whenever we needed something from them. Finally there where constructions around our building that started April-May 2021 and didn't finish till October when we left the house, which they never told us when we decided to rent the place (October 2020)... When people say that lettings agencies are generally dodgy and immoral, they're probably talking about ones like FleetMilne. We moved into a flat with unlivable mold behind the bathroom tiles. It took us 3 days to discover we were short of breath and had red rashes and lumps over our arms and legs and another 3 days to discover the cause of them. We were dealt with Karolina Sobanska at FleetMilne and she couldn't have seemed less bothered. After weeks of back and forth whilst living elsewhere, we had to pay a premium to end the tenancy.
We booked a professional cleaner as per the terms of our exit agreement but they also deducted another substantial amount from our deposit for a SECOND deep clean. We were also charged £90.00 to replace 6 lightbulbs that had apparently burnt out during the 3 days that we lived in the flat.
All in all, if you value peace of mind and don't want to deal with an agency that really couldn't care less about your health, welfare and general well-being then stay well away.... Read more

Now that we've got our money back - honestly where to begin. After 12 months of dealing with FM I've not even got the willpower to waste loads of time writing this. Unresponsive, unprofessional, unreasonable throughout. Issues that we agreed in our initial contract were never resolved. Every sensible request was an issue. The landlord wasn't any better, terribly unresponsive and clearly not bothered about his/her flat (e.g. furniture belonged in my Great Grandmother's house). Such a shame as it has the potential to be a nice flat, but they're just not bothered. I could go on but I've got better things to do. If you're thinking of renting (christ let along buying) from these jokers - do yourself a favour and don't. Now that we've got our money back - honestly where to begin. After 12 months of dealing with FM I've not even got the willpower to waste loads of time writing this. Unresponsive, unprofessional, unreasonable throughout. Issues that we agreed in our initial contract were never resolved. Every sensible request was an issue. The landlord wasn't any better, terribly unresponsive and clearly not bothered about his/her flat (e.g. furniture belonged in my Great Grandmother's house). Such a shame as it has the potential to be a nice flat, but they're just not bothered. I could go on but I've got better things to do. If you're thinking of renting (christ let along buying) from these jokers - do yourself a favour and don't. A contractor came to visit and said they would order the parts. then they turned up with the wrong size of part and then said there was problems getting the required part. (started off blaming covid and then the supplier gave the wrong part to the contractor and then billed them multiple times) in the end when i stated we were going to move on from the property, the sink got repaired.
We signed up to goodlord to sort all of our bills out. This was not done and i had to set everything up besides council tax. For some reason our supplier was changed to scottish power a month after we moved in ( i assume this was done by goodlord) and no notice was given to us as our flat number was not put on the correspondence address. this lead to us missing letters and getting threatened by bailiffs.
The property had a ventilation issue causing mould to appear on the wall and carpet of the main bedroom. when we approached fleetmilne numerous times, they said they will send a contractor out. This took a few weeks. another few weeks went by and we found out (via chasing, this was not originally communicated to us) that the landlord was dealing with it.
We were given a timeline for return of deposit, this was late as fleetmilne didn't manage their resources. Our property manager went on annual leave and didn't allocate the deposit return to another member of her team.
The replies we received were rude and not helpful.When an urgent issue needed to be raised, we got no reply for days. Miscommunication throughout our time at the property.
When we met the landlord, she was not happy with the way fleetmilne were managing her property either. She stated that she had been charged for items that had not been completed yet and was shocked when she arrived at the property.

Good: Alex Cattanach.
Bad: Reading all the reviews is actually quite a releif to myself and my wife, beacuse it confirms that we are not crazy. This was our first time renting a property and really did not know where to start, Alex really did help finding us this place. However from the very first day we moved in it was absloute hell. The flat was left in an awful state, mould, dust, fluff, hair you name it (its funny in the video everything looked so nice, that video must be from years ago) So much misscommunication from the property manager led me to believe I should just wait for bills from energy, water and council tax (Again first time renting so didnt know how it worked) after a whole month of waiting for these bills I found I am not even with the energy supplier that I was supposedly signed up to through fleet milne. This led to multiple late payments and debts with certain companies which is not a good start to renting life.
Moving on, the kitchen light was broke and we were cooking in the dark for a whole month, they had no urgency to fix it and they didnt really care it seemed. As for the kitchen lights multiple other lights kept breaking in the flat, not to mention that the power went out 7 times in total during our stay and again they just did not care.
The freezer was broken and our advice was "eat the food quickly and then defrost it" laughable really, especially after we just did a big grocery shop. They did not even care enough to send out a temporary freezer so we could actually defrost it quicker. The process of getting a replacement freezer took a month.
They are now trying to squeeze every penny from us and trying to do anything possible to keep our deposit. £234 for professional cleaning, they did not even professional clean the property before we moved in. They are trying to blame us for mould on the celing of the bathroom when there is not even ventialtion in there. We mentioned this to them in an email and they simply ignored it. They are not very truthful with the way they go about things, they dont care and all they do is say sorry which is text book customer service and to be honest you haver to say that. For all our troubles they sent an M&S gift basket for the troubles we had, not really fair considering how much we struggled.
They will read 10% of the email and ignore the rest, they lie and they just point the finger at the tennants rather than actually resolving anything. They over charge you for everything and then will do everything in their power to keep your deposit. They won't listen to reason and simply do not care about the tennants.
Please please avoid Fleet Milne at all costs.

My experience as a tenant with Fleetmilne has been absolutely awful.
During our 6 month time in a small one bed flat, we struggled throughout our tenancy to contact anyone from fleetmilne. On move in, the flat was not clean and there was mould in our bathroom. In addition, our fridge was broken, which was not fixed for over a month. Our heating did not work throughout our time there.
After chasing via email and phone, nearly a month after moving out, we received our check-out report. We we're shocked to discover that Fleetmilne had taken off nearly all of our deposit for costs such as an oven valet, carpet steam clean and fixing a 'lose toilet flush'. We disputed our deposit over email, with no luck and we're eventually forced to use the DPS resolution service. We have since received the majority of our deposit back.
I would not recommend Fleetmilne and I would not rent from them again. They offer no protection or support for tenants and are awful at communicating.... Read more

As a tenant in a city centre property 'managed' by Fleetmilne, we have had numerous problems. As landlords ourselves, we appreciate problems can happen but what Nicola fails to appreciate is that it's how you manage them and the communication around them that matters. And in Fleetmilne's case, they don't. Our heating system has been broken since we moved in 6 months ago; their solution being to provide a small and incredible energy inefficient blow heater. We had no shower for a month - in either bathroom. After pushing the issue we were provided with keys to access to another shower, in another building a block away. And somehow after all of this, and being forced to make an official complaint, Nicola couldn't quite bring herself to apologise or accept any responsibility at all on behalf of the company. Instead her responses were sarcastic, and condescending, whilst trying to tenuously deflect blame to us. We appreciate not everything can be fixed immediately, and that the landlord is partially to blame, but communication is key, and attitude is everything.... Read more

Do not recommend!!Please read this and think twice if u really want to rent from them! The service they provide and the way they treat their tenants is shocking and disgraceful.
I paid upfront the deposit and rent before even getting the key which isnt standard procedure and the state they gave me the flat in is a let down. The shower did not work for a full 18 days and my heating didnt work for 3 nights(I moved in on 1st december 2020) so it was absolutely freezing and I had no choice but to shower at work and in friends houses.i told them I want compensation and they refused to pay me any so I withheld £200 and they threaten to take interest on it and take it away from my deposit at the end of my tenacy, which is wrong considering this is their fault.
On top of that, 2 months after tenancy I received my EICR and it turns out the assessment of the state of this flat came out unsatisfactory and there's 11 matters that came out with a C2 code which means they are a high risk to a tenant and they need urgent work, and this is all according to the government webiste.
They do not care of their tenants safety and please do not rent any of their properties.... Read more

By far the worst letting agency I have dealt with. Account Managers answer calls under aliases names so they don’t have to deal with follow up questions. What an absolute joke!! This company employs sociopaths not normal staff.
This is my second month of renting with Fleet Milne, the account manager in question is incredibly rude, unhelpful and dishonest. I have requested many items and fixtures required for the flat, keep getting told it will be resolved and a contractor will attend the property to fix the issues, nothing has materialized except from false promises with zero follow up.
Do not waste your time with this company, nothing more than a fancy logo. Will definitely not be renewing my lease with them again.

Christmas has been and gone- finally had a toaster, microwave and hoover delivered.
The washing Machine has been broken for over a month as well as the heater not working in the living room since I moved in. The account manager I was dealing with previously Patricia Linares has left (or has been sacked) probably due to her incompetency. New account Manager doesn't seem any better off, probably be another month before i get a washing machine. Just wanted to put it out there that renting with this agency will cause you nothing more than a headache.

Moved out second week of November with a £400 cleaning charge for Fleetmilne. The flat hadn't been cleaned prior to me moving and by no means was it 'dirty' when I moved out. Outrageous to say the least that for 2 bedroom flat a £400 surcharge was applied. New tenants have moved in with the same advice of rent as seen. My question is the lack of mortality for a company like this to operate under. DO NOT RENT from Fleetmilne unless you are prepared to be HIT by ridiculous charges as much. Be Aware!... Read more

I managed to get it down to £426, by the way still criminal. Terrible at replying at e-mails, my account manager changed 3 times in the space of 12 months. Terrible at communication, claim they don’t have records of e-mails and also will rip you off. Only way the reply is if you CC the CEO of the company. Would never ever recommend anyone to rent with them. Great when you want to secure the flat and shockingly bad after that.

Scam company. Do not trust.
They will:
- over charge repairs and go against agreements just to charge you more.
- give you the run around that you can't react anymore and charge you for things you did not agree too and blame it on "Your account manager must have sent you an email regarding this". No he hasn't however, thank you for charging me extra.
- not compensate you for "mistakes" they did to over charge you.
But, please don't forget: "You can be released from the contract if you pay £600".
They will squeeze any amount of money out of you and you can't do anything against it. Read all the negative comments on Google. They all say the same.
They manage our property and are scam artist.
P.S. YES, I do have a rental agreement with you. Don't try to play the innocent card that "You are not in our system" as you do with other negative reviews.

Incredibly poor service provided, and they aggressively over-charged for repairs to normal wear-and-tear damage. I would strongly advise anyone to avoid them, and if you are with them already, keep very accurate records of anything. Make sure you take pictures and send them to FM. They will try to pull every con in the book, assume the worst in any interaction with them.
If they were actually competent, maybe I could let them off their dodgy charges. But actually, they just aren't any good at their jobs. If it wasn't so annoying, they would be laughable.... Read more

Would not even give one star if that was possible.
To begin with, before renting property, as it was furnished, I asked about possibility for landlord removing sofas/beds/other furniture, that were in a questionable condition, and I did not want to sleep myself nor allow my kids near it, so after a week I asked them and they were still "chasing landlord and removal" to find out if that is ok. Storage was full of rubbish and nothing was checked before we moved in - there was a mold behind heater. Asked them to fix it as soon as we moved in 12th of November, until now no answer. Oven not working - none cares to fix it. If I enquire their typical answer is "we are chasing landlord". They only reply if you say you will start paying less rent . I been with other agencies like Martin and Co, Dixons.. Never had such problems before. Any maintenance issues have been swiftly resolved, often within 24 hours, emails are almost always answered the same day and the property itself is lovely. Jayde and Asna were very professional in scheduling by location and have been very polite and tentative throughout. I was looking to buy my 1st investment property in B'ham and time was limited since I had to head abroad again, so it was necessary for quick viewings and some guidance. I met Anton and his team who were exceptional and very professional from the outset. Anton himself is very pleasant and a true professional who is very knowledgeable on the real estate market. You need to prepare to spend a massive amount of money if you want to use this service. They will charge you a fortune for all things "professional" in exchange for a kind of service equivalent to some glorified phone receptionist. If you end up with a greedy landlord who tries to take all of your deposit, don't expect them to help you because for these people they only care about landlords. You are on your own. Just be prepared financially and emotionally to deal with the pain.
P.S. To FleetMilne team, don't even bother trying to discredit the review. I was definitely a real customer. Instead of going after reviews making lame excuses, it'd be nicer to spend more time on quality control and make sure your staff do the jobs they're supposed to.... Read more

Not sure the issues that others have had in here but I have been with them renting for 18 months. They were excellent upfront and accomodating with service requests throughout my stay. Communications with Annabel always stayed responsive. I do appreciate that there are costs involved in renting that are always tbh extortionate for what they are (a little paperwork) and paying to renew a tenancy contract is something I have never experienced before and I have rented for over 10 years across the UK. No clean had been carried out on moving into the property yet they are charging us for a professional clean on exit - this despite agreeing at the beginning of the tenancy that they owe us the clean on exit, and the property being returned in a better condition than we received it! At first everything seems perfect. Smooth procedures and professional handling that ends in a complete rip off when it comes to your deposit. We were charged 730GBP (which was then dropped to 600) for cleaning (even though we hired professional cleaners) and painting (for just a few marks). Don't trust them. I find it unfortunate that I have to write a review for an ongoing problem... but I have have rented an apartment from these astate agents at Kenyon forge and I have never encountered so many problems from faulty taps to bugs, silver fish to be exact. I have had groops of them running around in my bathroom, kitching all the places you really don’t want to encounter any types of bugs period...
After contacting the astate agent I have had two visits from pest control that we all do respect but I shouldn’t have to face when I pay £760 a month for the Proporty, the fist occasion I wasn’t t in my apartment when they attended and the apartment was left a mess dirty shoe prints on the floor only to be advised that if I want the toxic chemicals to work I would need to refrain from moping the floor... never the less I encounterd more of these bugs so I contacted the estate agent a second time for the process to only be repeated... leaving the apartment smelling very toxic so consiquently I couldent have my younger brother over for fear that he may become ill from the fumes, not to mention the fact the apartment again was left in a much worse state. I think this is an issue no one should have to deal with and if so you shouldn’t face such steep prices. The prevention for the problem is so half hearted the last time they didn’t even apply the bath panel proporly. This is not to mention the other issues I have faced in only 2 months of being in the property for example the spot light falling and hitting me when getting out of the shower, the tap exploding in the kitching slashing red hot water on to me... these people are cowboys and I hope you don’t encounter the same problems I have had. Earlier this year, I bought an apartment through FleetMilne on Colemore Row in Birmingham City Centre. After months of researching Estate And Rental Agents that focussed on Properies within the City, FleetMilne were by far the most informed, professional and efficient company that I'd approached. My initial dealings was with the Sales Team. Being out of the country for the majority of the year with work, I was working in a very tight time scale, so I had an initial meeting with the Sales Team who learned of my budget, what it was that I wanted in my first investment property and the yield percentage that I was hoping to achieve, amongst other things. After a very short amount of time, they'd found me a property to view that fitted my criteria perfectly, and my offer was made and accepted on the day of viewing.
Fleetmilne guided and advised me throughout the process, giving me contacts for Mortgage Advisors and Solicitors who proved themselves to be second to none. On completion of the sale, I was assigned a Business Development Manager who visited the property with me to advise me on how I could achieve maximum rental and yield on the property with few but necessary improvements. Again, not being in the country to facilitate these improvements myself, FleetMilne offered me contacts to Furniture Installations Teams and Contractors who were able to complete the improvements, within my budget and to an amazing standard whilst I was away. I was then assigned an Accounts Manager who together with the Marketing Team put the property on the Rental Market. The professional photographs that the Fleetmilne Marketing Team took were incredible and were definitely a contributing factor to how quickly I received a rental offer after the apartment went online. When the advert was up, there were two other Penthouse Suites available in the same building through Right Move and Zoopla and the photographs made my apartment very clearly stand out from the rest. I received an offer on my apartment within 4 working days of the apartment being advertised and tenants moved in the following day.
I knew the moment I made my initial contact with FleetMilne that they were exactly the type of people I wanted to work with. Their honest, non-pretentious, down-to-earth approach did not undermine their professionalism, knowledge and efficiency in dealing with me as a first time investor, and I enjoyed working with them so much so, that I'm currently purchasing a new apartment through them for myself.... I was a tenant with FleetMilne for a few years and absolutely couldn't fault the service. I initially had quite a young guy showing me around apartments so was dubious but, to my surprise, he was knowledgeable, helpful and authoritative throughout the process of finding and securing a place. From then it was the perfect tenant/agency experience. We had a few problems during our tenancy – nothing major but a few ‘wear and tear’ issues and the FM team were on it straight away and made sure we got things sorted. If there were any delays, they kept us in the loop to save frustration. We’ve moved out of Birmingham now but I still recommend FleetMilne first to anyone looking to rent. They’re a pretty young team so completely on my level, and not only are they good at their jobs, but passionate and good fun too! During our tenancy FleetMilne were hard to get in contact with and any issues with the flat took a long time to resolve. When we left the flat FleetMilne unfairly tried to keep a large portion of our deposit, mainly through an extortionate cleaning fee from their recommended cleaners. When trying to resolve these issues with FleetMilne I found them to be rude and dismissive. The company has questionable ethics and it is clear their main goal is to squeeze as much money out of their tenants as possible. I would never rent with them again.... Read more

Terrible agents with a terrrible attitude making any discussion with them impossible. I want to give them zero stars for their customer service and professionalism at the end of a contract.
- They claim I as a named tenant on my boyfriends lease gave them permission to renew his lease for a 12 month fixed term contract. Ridiculous. I did not. I said 'we would consider signing a 12 month contract if they converted the study into a bedroom'. No contract appeared though and my partner signed nothing yet now they are refusing to return our deposit. Apparantly that email from me was us agreeing to all the terms and conditions on a contract they produced when we handed in our notice. Worst shock ever. We had just bought a new flat and money is tight so completely heartless.
- Beware if they can say a named tenant agreed to a fixed term contract, they have no morals. They will say anything to fleece you of your deposit.
- We have left the apartment three weeks now and have still not heard anything about our deposit.
- We gave 9 weeks notice and said they could have access to the apartment at any time. Only one viewing was completed in that time. Our apartment is new, high standard furnished and city centre. They clearly made no effort / put it on the market for too high.
- We stated that the 2 apartments on either side of us were being rented for £200 cheaper / month yet they insisted that they knew best. The flat is now on the market for 3 months and no takers!! They are money hungry theaves!

The worst rental experience ever. Left me with a balcony covered in moss for close to two years after advising it would be dealt with when we moved in. And now haven't returned our deposit close to two months after moving out. They are claiming £120 to clean the apartment which we cleaned on leaving and over £600 for a sliding wardrobe door that came off its roller and crack the glass. The door is available on Wickes for less than £200. Staff are overly rude and when I escalated to a director they couldnt care less, they offered me £100 in compensation for having no balcony for close to two years and when I asked to see the invoice for the sliding wardrobe door, the director Irma Deeming advised I didn't need to see the invoice at this stage.... Greedy corporate thugs. They are a money making institution and you are just a number.
They will find whatever way to suck every penny out of you, either by increasing the rent drastically (in the coldest rudest way) or by forcing you to opt for their "preferred" cleaning agency (don't dare go with a different one, they will make you pay) which costs surreal amounts of money (You can only guess how much they get out of it) or by the crazy check out fee, HOW MUCH DOES IT COST TO PRINT A FEW PAGES?
