I've only been dealing with Rhubarb for a relatively short amount of time but I'm impressed. The best thing is the responsiveness as my experience with other agents in the past is that it's always been a struggle to get hold people. This has definitely not been the case and Colin in particular is really keen to sort issues out ( ineivtable when moving into somewhere new).

Had a nice conversation about a rental property, team member I was talking to said he would accommodate that I work full time, I.e a lunch time viewing. Really positive call.
When it came to book the viewing the next working day, I answered the phone, not much conversation etc just straight into “I only have 3pm”, I went to reply I work full time and he responded before I even finished the sentence, “I don’t work after 5pm or weekends” so basically don’t ask. And then before I could even remind him of our previous conversation, he was saying sorry nothing we can do then and hung up!
Really bad customer service, I get you have hours to work as do I, but a little more of an attempt to help me find a home would have been appreciated. I.e what about a video chat and walk you through or is this the type of property your looking for we will keep an eye out for you. Not just “oh you can’t fit into my schedule, well I have no need to waste my time.”... Read more

The biggest scam agency in Birmingham. At the commencement of your housing they act all nice and professional but once those contracts have been signed, they are the most un-professional property agency. I was under contracts with Rhubarb for 2 years and during my time from the first day of move in - there was no hot water in the apartment... boiler was not working. How can you not have hot water on your first day. This was after flying several hours from the U.S to birmingham. Fast forward months later, there were leaks from the bathroom which were never fixed from the point of complaints till i moved out. Additionally, I had no heating in the apartment for several months, contravening legislation on provision of heating. Imagine living in a "luxury" apartment costing thousands monthly and despite complaints not having heating. I had no heating for over 4 months despite complaints, and throughout the winter! Imagine living in an apartment at minus degrees with no heating. Of course I fell ill due to the agency's incompetence. Legislation advises that no tenant should be without heating for more than 24 hours. My lawyers are filing a case against them based on this hazard which negatively affected me for several months. Additionally, after leaving the apartment, scrupulous charges including charges to stained carpets and curtains (which were identified on the move-in invoice as dirty and stained), in addition to items not on the invoice have been attempted to be charged to myself. Thankfully, the deposit is in dispute with the DPS. My advise to all international students, who are usually their targets, and indeed anyone searching for housing in the Midlands to avoid this particular agency.... Except of course you would like to spend a whole winter without heating in an apartment you paid for... Read more

Final update: I have been contacted by the new Rhubarb's new Property Manager and he sorted everything out with the contractors. They are fixing all of my needs and they are doing a good job, but I am only giving 2 stars because it took me three months of persistence to get to this point.
I am sorry to write this review, really.
The agent who showed me the house (Andy) and the agent responsible for the agreement (Vanessa) both were lovely and delivered very professional service.
Regarding the customer service... It is far worse than I could have ever imagined. I barely get feedback of anything that I ask. Any minor fix, takes from 2 weeks to... I don't know how much, but It has been more than one month since I reported that my intercom is broken and I haven't even got a call from a contractor (I am not even talking about any actual appointments to fix it). I have to repeat everything about 2-3 times (having to wait 2-3 days) so it gets noticed (I am not talking about solving)... I am really tired of writing the same thing for weeks... At this point, don't think I would ever contract rhubarb services again.
I wish I was more skilled in English to reflect better this customer services experience.

I was almost homeless because of this agency, stay away from them!!
I decided to move in Birmingham because of my university and I have seen a flat with Anton from Rhubarb Property, at the viewing I asked him what are the requirements for this flat. He said I have to pay 144 pounds for holding deposit(which I will receive it back after i succed the references and I'll move in) and 1 month rent and a garantor. Because i don't know any garantors with a salary of + 22.000 pounds a year I decided with them to pay for 6 months in advance. (i choose this flat because in the advertising was written 0 deposit scheme). After i payd the 144 holding deposit and i succed the references i have paid 3750 pounds for 6 months rent and I asked them when i will receive that holding deposit back and they said never even even on the form is written i will not receive just in case i will not succeed the references.
With one day before to move in from Manchester to Birmingham i received a call from Vanessa to inform that me and my flat mate have to complete on the email that 0 deposit scheme, I tried to complete that and at the end they asked 144 pounds again for each person. I called Vanessa and I asked if that scheme is called 0 deposit why have to pay, i was never informed about this scheme and they said this money i will not receive it back. I refuse to pay this 0 deposit schele and they said i can require a classical deposit of 5 weeks. This happened with one day before! I was the next day in front of the agency to bring the keys and till i didn't send the full amount for 5 weeks deposit they didn't want to give me the keys. Imagine if i wouldn't have money i would be homeless on the street!!
Is not possible to ask for more money and to inform people in the last day.
Alfter I took the keys they said the flat was professionally cleaned with one day before and they require at the end of tenancy to be professionally cleaned which was not, was very dusty, kitchen was oily, empty shampoos bottles from last tenants, etc.
When I enter on the site of deposit protection i have seen they didn't send the money there... Read more

Rhubarb property agency was absolutley great choice to me and my girlfriend. We were looking for 1 bedroom flat after she just freshly moved in the UK. absolutely appalling company. we put in an offer for a property and we got told it was fine, that move in dates were fine and just had to reply to the email. we continuously tried to get hold of Kieran although he was showing people around properties and a woman answered where we asked when do they want the holding fee and had it all gone through regarding our offer and she said ‘presumably’ and said to send the holding fee which we did. we then receive a call later on saying someone else paid it before. WHY WERE WE NOT TOLD THIS? let us to believe we got the property we wanted and instead all you care about is money and who pays you quicker. this is not how other estate agents work is is completely unprofessional and heartbreaking. i’m disgusted in the behaviour of the staff and how uncooperative they have been. do not tell someone their offer is ok and that they can pay a holding fee which we did as soon as if someone else has already done so... ***AVOID AT ALL COSTS*** If you are looking to rent do not go with this absolutely atrocious company! All I can say is THANK GOD for DPS! Rhubarb provided us with broken furniture and did nothing about it when we complained. THEY THEN tried to charge us over £500 for these damages at the end of the short 6 month tenancy. Like I say thank god for DPS but even then it takes 6 weeks to get your money back. DO NOT trust this company. They seem okay for landlords but steer clear if you are renting. I would not be surprised if the decent reviews are left by their own staff as that is what a lot of companies do these days. They will probably try and reply to this defending themselves but the facts are... They tried charging us £500... DPS disagreed as did we and we did not have to pay a single Penny. Tried to call them several times today with no answer and got voicemail every time. Eventually I left a message asking for a call back which didn't materialise and finally at about 5:10pm someone answered to say the only way to arrange a viewing at the moment was to submit an enquiry through an online channel. Well had their website or the answer machine recording made it clear that this was the current process then this is what I'd have done. Yet nowhere did it say I couldn't arrange a viewing by phone. So I submitted an enquiry via the website saying I felt the poor service today didn't give a very good first impression and asking to arrange a viewing. They quickly emailed back discussing booking me in for a viewing but completely overlooked my feedback about the difficulties I'd had contacting them today. So I replied saying I'll leave it and find another agent. I know it's difficult at the moment what with COVID and apparently they are home working but why can't they have calls forwarded to a mobile so someone still actually answers the phone ? Or why couldn't the person who answered the phone just now have booked me in? End of the day if they are hard to do business with now I can only imagine how bad they must be if you're a tenant with a maintenance issue. There's enough properties and agents in the area to mean I don't need to rent from a company who gives the impression they don't value my custom so I'll gladly take my business elsewhere.... Literally the worst letting agent you could ask for.
Having been there tenants for 4 years without causing them literally no issue, they were extremely devious during our check out.
We had to move out only because we were leaving the country and gave over 4 months notice & paid reletting fees. They claimed if the apartment was clean during checkout the deposit would be refunded (2months rent FYI) even when we asked abt early termination. They refused to give us the deposit claiming it is loss of rent despite us paying reletting fees & flat was not advertised at all. they had secretly let the flat and wanted to keep the deposit too. Thankfully after raising the issue with DPS they provided us with the full refund.

I have been using Rhubarb Property as my letting agent in Birmingham since I took ownership of a property there at the start of this year. They came highly recommended by a friend who has been using them for several years. I cant speak highly enough about their level of service so far. Communication and customer service is excellent and very much appreciated. Their fees are also lower than I could find anywhere else but dont be fooled by the lower price its not reflected in the level of service. This agency provided a bad service and didn’t behave in a professional way to the limits of legality.
I was looking for a flat to rent urgently, after a couple of hours they advertised a studio flat and I was one of the first to call and I wanted to rent it straight away but it wasn’t possible because the agency said that I need to view it first then I can rent it, so I waited 2 days for the viewing appointment.
After the viewing I told them to send me all the details for the payments and to confirm the rental price, he told me that if I want the flat I have to make an offer superior from the rental price advertised (I was the first to do the viewing) because they had more people in the list that wanted the flat as well. I told him that I have no intention to do an offer because its not an auction I wanted to rent it with the price advertised.
After I didn’t hear from them, I waited the whole day for the agency to contact me then I sent them an email. The day after they didn’t call me neither so I gave them a call to see why they didn’t call back. They said that someone else offered a better price for the rent and its not available. After the call I received an email that unfortunately I didn’t get the flat.
AFTER THIS THEY SENT ME A LINK OF ANOTHER FLAT THAT IS FAR AWAY FROM THE LOCATION THAT I AM INTERESTED AND THAT HAS BEEN FOR A LONG TIME ON THE MARKET.... Read more
