As a landlord, who lives overseas, I've been with Penningtons for over 20 years. They have always communicated efficiently and clearly about my property and have always been on the ball with renting the property and looking after the tenants in it. Obviously, over 2 decades, there have been 1 or 2 minor issues, but the positives have far out weighed the negatives.

Avoid at all costs
Rented an apartment from them .They gave me this flat without cleaning and also acknowledge the same with a sorry letter while I move in.But while check out though I hired a cleaning person and left the flat cleaner than how it was given to me they were so mean to deduct deposit money .I agree to minor cleaning issues (unlucky to find a good cleaner) but with that point they hold on and charged me approximately 200% percent of market rate as cleaning charge.
They will find ways to take your deposit money and won't listen to what you say though you have valid proofs.
Only choose them if you have spare money to dump to these unethical agents or other other rental agents in this country are out of business.

Can't say I have ever left a negative review before but the tenancy maintenance department are absolutely shocking. Put in a maintenance request over 2 months ago and have been told twice there are delays as people are on annual leave. Find it incredibly frustrating that their work / emails aren't passed onto another colleague. It took them 2 whole weeks to send a property inspection report to my landlord so they held off on the maintenance. If you are a tenant avoid at all costs!

My ex partner who I have child with basically got fobbed off and belittled by one off penningtons letting agents. The moment she said she was a single parent the person's tone changed and priced her out of the flat. This is even before the viewing, the won't let her view the flat I call that discrimination and she works! My ex's income is more than twice the rent so why she 'doesn't fit the criteria' I do not know.
We take turns looking after our daughter and she needs a place to move into so that my daughter can have somewhere full time to leave and it's around the corner from her sisters so it is ideal. Got the deposit waiting and everything....... I today have seeked legal advice because I believe she has been discriminated by Pennington and shall be taking them to small claims court in the near future.

I have been a landlord with Pennington for nearly 30 years and in that time I have always found them to be efficient and professional with mine and my tenants needs and requirements. I think its important that a letting agent not only looks after their Landlords but their tenants as well as a happy tennant is respectful tenant!
From a landlords point of view their fees are reasonable and fair but from my point of view the most important thing is that they listen and have time for you.

After only recently moving to the area I was both nervous and excited about make a big move to another city, this however changed very quickly after dealing with Pennington. As I do not have the most experience in terms of properties, I looked to them for advice and a bit of guidance to help me find the correct property and the service I received was horrendous, after speaking to one of the employees (I believe his name was Ian) I have never felt so belittled and disgusted by lack of professionalism - for someone who is looking to move into their first property what a horrendous induction, I feel as if I have taken one big backwards step

I rented with Pennington’s for nearly 3 years, and they weren’t great, some staff were friendly and others were really rude! Once they even entered my flat without permission! The worst part has been since moving out, I handed back the keys in January, and heard nothing from them, despite numerous phone calls and emails, the girl I needed to speak to was always ‘on another call’ and never called me back or replied to my emails. I finally got to speak to her 27 days after moving out and she was so rude and patronising!!! She never apologised for the lack of response and keeping me totally in the dark, her customer service skills are absolutely shocking. I then received an email on the 28th day after moving out explaining the ridiculous things they want to deduct off my deposit. I’ve rented 3 properties before this one over the last 13 years and I’ve never had a penny deducted from any of the deposits, I was a good tenant that treated the flat like my own, and previous landlords have actually thanked me for being a good tenant. I’m now going through a dispute with the tenancy deposit scheme to claim back the rest of my deposit. I don’t recommend anyone ever rents a property with these people!

Rented from this estate agent a few years ago. Rude and disrespectful staff. A member of staff even went through my cupboards when we had an inspection. Not to mention money grabbers. Charged me an £85 check out fee. Avoid at all costs.

Terrible service. Lovely when we moved in, it’s now been two weeks since we handed over our keys to move out and we are still yet to hear anything. Constantly trying to contact the lady who deals with it who is conveniently never available to talk to us. Absolutely ridiculously low levels of communication. Seems as though they are only interested when selling or letting a property, and not the after care when exiting. Appalling service. Avoid at all costs.

Disrespectful staff. They give me a appointment and didn’t attend . When I call they said flat is rented. Even They didn’t policies. Very rude people. After a while they call me back for another property and I told them I owning a restaurant but they told me I have to have contract for referencing. I have no idea what they are trying to do.

In late 2018 and early 2019, and under considerable time pressure, I had cause to use both the Lettings and the Sales services of Penningtons, Ipswich. Even though others further up the sales chain were causing unnecessary delays, Ian in Sales and Robert in Lettings remained calm and focused throughout. They always returned my calls, responded to my texts and emails, provided good advice just when it was needed, and generally kept me well informed. 10/10 for excellent service, great communication, sound professional advice and for getting the job done. Many thanks to you both, and to your staff in Ipswich.

Have been renting property in Ipswich for more than 10 years. This Agents are worse I have to deal with so far.
As per new rules there is no fees for application. What Pennington did to get around it - they calling that now one week holding deposit.
Be careful sending any funds to them. As if for some reason your future landlord will decide not to go futher with application. It will be very hard to get your funds back. Think twice before going into any agreements with this company.

Utterly disappointed with the service I received upon ending my tenancy with Pennington. I had nothing but good things to say during my tenancy and communication was excellent throughout and any issues were sorted efficiently. However, upon ending my tenancy - communication was sparse. They tried to bill us for all of our deposit without even looking at the original inventory which showed that the damage was already evident before our move in date. Communication was poor after leaving and in relation to the return deposit. The only time we received quick and efficient responses was when they were advising of how much money they were deducting from our deposit. It took days to a week to hear anything back regarding simple questions via e-mail and when chasing via phone the employees were unwilling to help. We finally agreed a hefty percentage of our deposit was deducted due to the poor communication and finally being able to wash our hands with the company.

1st part:
After I schedule a viewing with one of the agents, i went to the property to meet the agent, no one was there, i call the company and another agent told me that i was not even in the system for this viewing.
2nd part:
I rearrange the viewing for the same place in the next 2 days, in the meantime i have ask another viewing for a new place, when I told the agent that we gonna live in a 3 house bedroom 4 adults he change the subject instantly and told me that the landlord doesn't want 4 adults in his home !!!!!! WHAT ???
3rd part:
After a few minutes a get a call from the first agent (the second one came and told the first one to cancel my viewing) telling me that the viewing is off, the reason was that AGAIN the landlord does not want 4 adults in his house.
I DO NOT RECOMMEND THIS AGENCY, IT IS A WASTE OF TIME.

His response was so rude when I called to ask where he was..black listed from my company and also the companies I use....very very poor service.

Im giving one star as i found the maintenance people good , but thats it !! the staff are rude, disrespectful, deceitful,aggressive i could go on, (this is management as well,) i can safety say i would NEVER recommend anybody to use this company, i contacted the complaints team as to the way i was treated, ( i believe someone entered the house with potential tenants without my permission and then lied about it ) and the tone on which i was spoken to on not just one but ALL occasions, my reply was as you would expect

Shocking Service!
Didn't even get passed arranging an appointment due to the rudeness of the agent who apparently is also the lettings manager!
Called to view a property and now you get asked if you are 'quiet' shocked to have been asked this question let alone in such a rude manner!
The lettings manger tried everything to put us off viewing this property which is a shame!
Feel sorry for the person who is trying to rent their property with such rude agents!

Absolutely fed up with the poor communication and tone of the replies from the newer management team.
After 6 years with Penningtons I can honestly say the last 12 months have been dreadful.
Unfortunately it seems people management, customer care, and customer interaction skills have been wiped off the priority for Penningtons and it’s now simply only about charging people blind chargers with no consent to these costs and making as bigger a profit as possible.
While not providing a plesent and smooth customer journey.

Letting with penningtons for almost 5 years. Now moving on. They don’t bother to respond when you email them, and it takes them forever to repair anything. We’ve done most things ourselves because the wait is ridiculous. Oven gave up a few years ago and took 3 weeks to sort out. Bathroom issues? Took us over a year to finally get sorted. Increase in rent every year. Not willing to place us on another fixed term (from a rolling contract) for another 1-2 years to keep the rent lower. Wouldn’t recommend them at all. Or perhaps it’s the landlord - who knows?

Recently moved in as a tenant and off to a poor start.
Negatives:
After signing up for a property / paying the fees I was told I needed to purchase "Tenants Liability Insurance". I recommend you source your own insurance (or just don't bother) as the one they recommend is expensive and has bad cover. Nobody ever checked that I had the insurance, presumably because this only exists for the company to earn commission on insurance sales. I wasn't informed of this policy until I had already signed up / paid tenancy fees so it's essentially a hidden fee.
Upon moving in the property was very dirty and had a broken fridge-freezer. Clearly no effort was made by Pennington to ensure the property was ready to move in to. The issues were remedied after complaining however a well organized company would ensure this was done before the tenant moved in. I was without a fridge-freezer for around a week and a half, and I had to be in the house to accept delivery of the new unit myself. As a working person it's difficult to be available during the day so this was a major inconvenience.
It's also worth mentioning that no staff member was present at the property to conduct an inventory when I moved in. The inventory form that they had filled in claimed that the property was all in great condition / clean, which was untrue. I really hope this doesn't lead to disputes later down the line.
Neutrals:
The fees are average for the area.
Haven't experienced check-out yet.
Positives:
Staff were all friendly/polite to me.
No issues with paperwork / getting keys etc.
They did resolve the issues, even if the issues should never have existed in the first place.
Verdict:
I would go elsewhere if possible. The moving in process was made more stressful by their lack of care in maintaining the property.
Having said that - if they have a property you really like, don't let it put you off. You might be lucky and the property might be better maintained.

Thoroughly useless, however if you want to gaurantee you get given incorrect information that ultimately costs you money with no admission of fault or apology and just a relentless hounding for you to agree they keep your security deposit- Give them!! They're great at that!

I would severely advise against using these as a tenant. They have complete disregard to any requests you have during the tenancy and then try and take your whole deposit at the end of the tenancy. My whole experience with them has been infuriating and left me with a potential loss of a month and a half deposit. Further to this they have taken my letters and not returned them to the companies, nor forwarded it onto me and refused all knowledge of ever receiving them. Never were they any help. If using them be sure to take detailed photos on moving in and out and ensure you annotate the inventory to detail every single bit of damage or dirt to the property.

The entire experience was uncomfortable. I also noticed if you are a person of colour they do not want to rent to you. In my opinion.
The sad part is my husband and I were both professional workers, I work in NHS and my husband computer engineer. We got offered a house and 1 week before we were supposed to move in the landlord of the house "supposley" didn't want to rent to us. A week later I sent my friend into the office to inquire about the same house and sure enough it was available. I do not think you're company was professional and I did not like the overall experience and the sad part, their are many companies like this one location who treat different ppl of colour different. I can prove it on many occasions. They should just have a sign saying we do not rent to ppl of Colour!! If I can rate this location I will rate you a zero. The young lady was rude and not willing to understand or show any empathy.

I have received no assistance when trying to get my deposit back from a Property let by Penningtons. I had to put my evidence together by myself and fight my case against my Landlady who was trying to claim my deposit plus over £1,000 extra costs. I am pleased to say that I received the majority of my deposit back NO THANKS to Penningtons as they helped the Landlady with her claim! I definitely would NOT recommend Penningtons ever again to anyone! Steer clear!
