Phillips & Stubbs just don't seem to have got the memo, the Covid bubble has well and truly burst in this area and properties are not worth what they were when Covid was around. Many people are moving back towards London these days. Trouble is, this agent doesn't seem to have realised this as their prices just don't reflect the true worth of properties in their area. As such, almost without exception, their properties are vastly over priced. My wife and I had considered buying in the area that this agent deals with but have subsequently bought elsewhere due to many agents in their area just not getting the message. I have noticed other agents in this area of the country doing the same thing, I've also noticed that the vast percentage of properties in the area are also hanging around like a bad smell. In a nutshell, over priced over valued. Avoid. MY RESPONSE TO PHILLIPS & STUBBS It would seem, judging by your somewhat surly response that I have rather touched a raw nerve! I wonder why!?.. You mention that the market dictates values and pricing however, I have seen MANY properties in your area that have been VASTLY over valued only to see the price reduced again and again. What is more, many of the properties that have been reduced are still sitting there gathering dust many months later. As I mentioned, Covid sent prices rocketing in this area however MUCH has changed since then but most agents in this area (yourselves included) have failed to notice or reflect this. Additionally, I fail to see how vendors are responsible for this "optimistic" pricing when most home owners have no idea what their homes are worth. What I suspect is happening is owner A is looking at owner B (who has probably been on the market at vastly inflated values for some time) and thinks, owner A's property is "valued" like 'this' so, so should mine. The proof of the pudding, and all that, is that buyers should assess how long a property has been marketed for before they deciding whether they are over valued or not!... I think they may come to the same conclusion as me. P.S. My wife and I actually bought a property in Surrey, so your assessment of, essentially saying, if you can't afford this area look elsewhere is frankly laughable. Oh, and, let's just say, we had a healthy budget. Please don't get delusions of grandeur, it's only Rye (a ridiculously, impossibly touristy area where at weekends you can hardly move for people), not Chelsea!... Read more

I would not recommend Philips and Stubbs in Rye for lettings. More specifically, lettings with over seas landlords. My family and I had to handle the property belonging to my late father after his unexpected passing. The lack of professionalism, understanding, care and support that was missing through the whole process, was a shock to us all. We felt they did not have our best interest whilst letting the property and the handling of our requests or our rental income. There were situations where large amounts of money was going missing and when questioned about it, it was boiled down to a miscommunication on our part! Really great experience as a buyer 5 years ago. Hannah was warm, efficient and easy to work with. In the lettings team Larissa has been fantastic, again very warm and efficient, but my main contact didn't communicate well. I realise that mistakes happen but no apology was offered by him. I had to chase up several things and the rightmove advertising was very poor. The key going missing on the day the tenant was due to move in was the last straw. Edward never emailed me to explain what had happened or how the tenant had reacted, which was very surprising and disappointing. It is a shame as the rest of the team are so competent and very helpful. I did request a discussion about this but have yet to hear anything back. I wouldn't hesitate to use the selling team again, they are excellent, but my recent experience was world's apart from the 2018 one with the selling 'dream team'.... Read more

Completely unprofessional and not informed regarding the law and the right of the people. They use to put odd clauses in they agreement so read carefully before than sign something. Waiting my deposit back from a month now and they don't reply to my email or release the deposit even if the landlord asked them to do. Unprofessional - let a house to us with bare wires showing through sockets in child's bedroom, rude and belligerent. Some staff clearly don't even know the law relating to tenancies and told me they didn't have to give me the landlords contact details. Tenancy agreement was a generic one with unenforceable terms. Absolute ambivalence from staff when viewing properties i.e, when you ask about council tax or when such and such a thing will be mended they generally don't care as they know they have you over a barrel. Posh offices betray the money they are filching off of tenants and probably landlords too. I'm killing myself here giving them one star...... Read more
