Lydia has been incredibly helpful in helping us secure a property to let in the village I grew up in. Her communication was sublime, she made us feel valued and took any and all of our concerns and queries seriously, was never patronising or belittling when we asking simple questions. Helpful the whole way through background administration / reference checks etc and reassuring through this process which can feel invasive. Two years and four viewings, price dropped from 400K to 350K still nothing, poor customer care no feedback after the few viewings, so had to chase for feedback, a waste of two years of our life we won’t get back, and missed opportunities to purchase our dream home !!!

When me and my partner decided to move to Rye we found the perfect 2 bed cottage with Reed Rains. Looking for a rental property is always stressful when you’re moving to different town, but Lydia Barnes was super helpful and made everything so easy. This was our first experience of purchasing a property in Rye which was to become a holiday let. It was during the difficult Covid rules period and was purchased through Reeds Rains in Rye with full liaison with the Manager, Stuart Bentley. Despite the times, the process could not have been made more smooth thanks to him and his excellent led team.
Nothing was too much trouble.
Our offer was accepted last Easter with the pressure of the stamp duty holiday completion date and thanks to him and his recommendations of also using their conveyancing team (which initially I was hesitant about but what a recommendation it was! ) and as the seller also used their conveyancing team, it all went through so professionally and speedily thanks again to Stuart.
We are coming up to one year next month from when our offer was accepted. It has been an extremely busy year but what an achievement with their help and support - We cannot thank them enough!
My first experience was with another Estate Agent firm in the locality still during these Covid times and what a difference between the two.
Stuart Bentley is a 'Can do' Manager and sadly the opposite has to be said of the first experience.
I cannot recommend them enough as even after we completed our purchase- the team were on hand to help with our numerous queries and guidance despite these not being to relevant to them but as we did not know anyone in Rye and this is a holiday let - we have been so grateful for their natural empathy , support and guidance - all carried out so professionally.
Every recommendation given by Stuart was followed through and all have been successful so thank you for that added value which was not expected and cannot believe that one year, we still are in touch with Reeds Rains in Rye and we are so thrilled to be made welcome and to be part of Rye now!

I genuinely cannot recommend Reeds Rains highly enough. I was attempting to rent a house and my own circumstances were complicated.
Most estate agents were blanking me and often not allowing me viewings because I didn’t tick all of the easy boxes.
Lydia was exceptional. Not only was she prepared to take on a complicated case and allow me viewings but she even specifically found a house for me, allowed me to view before taking to market and even prior to that had already spoken to the landlord and explained my particular circumstances.
Since then they made all the paperwork, insurances etc so painless and smooth.

We rented a house in November and have had nothing but problems since day one
Main problem is that as they say they act as “facilitator “ for the property.Which in plain English means they collect the rent and to hell with maintenance issues.
We are informed that the landlord will handle maintenance issues.Quite frankly he does not.
Letting agent totally lied to us about issues raised before we moved in.Reeds Rains do have a maintenance Department..based in Southampton and not fit for purpose.
Had the issues regarding maintenance been disclosed prior to renting we definitely would have gone elsewhere
Legal discussions are ongoing and we will be seeking compensation.
Would NEVER entertain Reeds Rains again

he did this within 2 days, we accepted and offer, made an offer on a bungalow which was accepted,
We used the conveyancing company which is affiliated and now some 9 weeks later we have exchanged contracts and now awaiting the completion which is agreed at 4 weeks
all the arrangements , documentation was delivered to the conveyances and was done by Stuart, Hannah or another member of the Reeds staff each and everyone proficient and helpful
I highly recommend this branch of Reeds Rains and trust that they keep the efficient, polite and friendly Staff

Recently sold my first property through Reeds Rains Rye. Apprehensive about the whole process so got three valuations and went with the middle one, RRR, which also offered the use of a conveyancing company. So pleased I did! Had a number of potential buyers in week one and agreed a sale with one of those. Any phone calls or emails I made to RRR or the conveyancing company were answered the same day or next day. All the staff I dealt with were helpful and friendly and had good knowledge of the my estate. I wouldn't hesitate to recommend RRR. Thanks Stuart and staff!

Found Reed Rains Rye to be very good to begin with, however whilst going through the referencing Experian were dragging out the process for over 2 weeks, we had to constantly chase up Experian and never received even one phone call from Experian, half way through Reed Rains decided to place the property back on the market, without even a courtesy call to update us on the reason for this. Once Experian contacted Reed Rains to let them know that they wouldn't be able to reference us because even though we had given them everything they had asked for, they never contacted us to let us know they needed more. Reed Rains went straight back to the landlord instead of contacting us first to allow us time to give Experian a call to see if we could resolve this, as a result the landlord decided he wanted to refuse our application and on the same day someone else had payed the set up fees for the same property and it has been taken off the market again. This seems very coincidental to me and seems as due to the fact they placed it back on the market while we were going through referencing it seems as if they received an offer from someone else and decided not to give us the opportunity to rectify Experian's inability to carry out the job we paid them to do so as to allow them to take on these new prospective tenants. To say the least we are appalled with this service and will never again be using Reed Rains for any future properties. Because of Lydia's persistent attitude in recommending and assuring us that we should give in our notice as soon as possible and that everything would go through with no problems provided all the details we gave them were correct, which they were, we are now in a very awkward situation where our landlord will not allow us to retract our notice. we now have less than a month to find a new property due to Reed Rains incompetency
