Where to begin with this lot. The landlord of our building had a tendency to repeatedly wander into our flats when we weren’t home (and without prior notice) Many times I’d come home to find him going through my cupboards, or just walking out of my flat, he disturbed my Mrs during a zoom call and his only explanation was “I thought no one was in” This went on for a 6 months with RS Property Solutions saying “we just rent it out, we’re nothing to do with it” and the family of the landlord in question saying it’s nothing to do with them either. I changed the locks and didn’t think anything of it until he started getting aggressive because he couldn’t get in mumbling about fire (at this point the fire alarms and extinguishers were a year out of the service date) These exchanges kept escalating with him trying to get in while we were sat eating our lunch. Again, he played dumb and kept saying “I thought you were out” Again, I confronted RS Property Solutions and their response to all of his trespassing and harassment was (and I quote) “You know what these old hoteliers are like” I struggled to contain myself and stared at the floor, all that was left to me to get this guy to stop was withold rent. Surprise surprise the greedy landlord stopped but stepped up his general harassment level to the point where friends and family stopped visiting because this creepy old guy would accost them in the hallway. I got legal advice and wasn’t shocked to find out that the landlord in question (Edgar Bate) and RS Property. Solutions were already known to Shelter. Since then, my flat is basically crumbling and rent has gone up £150 citing some mystical ‘costs’ The best thing though, this landlord had a scam going with electricity cards that we bought in £5 increments. Our individual meters were set higher than the national base rate so we would have to buy more off him. The engineer who used to set the meters refused to up them towards the end because he said he’s ripping you off and wouldn’t do it. Edgar’s meter was set at the base rate and he was upping ours to nearly double. I started turning EVERYTHING off and showering at the gym, this helped a little except when Edgar would appear at the door calling me a robber because I wasn’t buying as many cards off him. Banging on the door and mashing the doorbell just to argue. Strangely the fastest ANYTHING has ever been done around here was inside 6 weeks, the road outside was closed and the kerbstone dug up, new meters were installed. Almost as if RS were aware how sketchy it was given the response to other repairs. RS Property Solutions’ smokescreen for the whole thing was to front up and say Edgar was losing money doing the cards that way! A letter dated July 2023 saying my shower would be repaired was a recent find that made me chuckle. Greedy crooks, both the company and the family, in short, sleep under the pier, it’ll be warmer and friendlier.... Read more

Me and my partner received excellent service, as our landlord opted for the full maintenance package. We had a water leak at 8pm on a Saturday night and Russel came to the rescue and resolved the issue shortly after 9pm. They worked so hard to try and get the landlord to resolve other issue, which with a little time the landlord kindly resolved. Very happy and thankful for there service and hope we continue to be so lucky with future agents.... Read more
